Kansas. The property is located at the intersection of S. Central Avenue (U.S. Route 183) and East 4th Avenue. The 9,014
square foot Dollar General property was built in 2010 and is located on an acre of land. The lease features 10% rental
escalations in each of the three renewal option periods.
The Dollar General is positioned along the primary thoroughfare on a hard corner. The property benefits from its close
proximity Lake Coldwater. Lake Coldwater is the only city, county, or state lake in southwest Kansas that permits water-
