Green Building Standard from the U.S. Green Building Council.
2. Indian Bureau of Energy Efficiency(BEE) - Energy Conservation
     Building Code (ECBC).
3.GRIHA-Green Rating for Integrated Habitat Assessment-
     National Rating System of India. Conceived by TERI and
     developed jointly with the Ministry of New and Renewable
     Energy, Government of India.
It is a green building 'design evaluation system', and is suitable for
     all kinds of buildings in different climatic zones of the country.
ADaRSH, Association for Development and Research of
     Sustainable Habitats.
Independent platform for the interaction on scientific and
     administrative issues related to sustainable habitats in the
     Indian subcontinent. It was founded jointly by TERI (The
     Energy and Resources Institute, New Delhi) and MNRE
     (Ministry of New and Renewable Energy,).

Brief description of State of Art Technology adopted
 Aimed to achieve 4 star rating by GRIHA

 Building designed with latest guide lines on Earthquake
  forces and without any expansion joint

 Anti termite treatment carried out for the building

Ready mixed concrete used for entire structure
Fly ash based bricks used for masonry walls.
About 40% glazing is used to achieve maximum day
  light factor using glass with low solar heat gain
coefficient(0.24) and maximum transmission(62%)
Saint gobain glass – Nano series – Green Aura – ET425
series is used.
Double glazing is used for first floor area which is
   having Air-conditioning to minimize energy consumption.
Paints containing low voc, low conductance 20 % and High
reflectance 80% were used.
False ceiling with recyclable materials –Gyp board and
mineral accoustic fibre were use which are certified green
products.
Sensor based urinals, taps and low flow fixtures were
provided to reduce water consumption.
RO Units in each floor provided for Drinking water.
Sewage treatment plant based on FAB ( Fluidized
Aerobic Bioreactor ) technology is installed to treat sewage
to tertiary standards and reuse for lawn / plant watering ( BOD
< 20 ppm, COD < 100 ppm, TSS < 30 ppm, PH – 7 to 8, oil &
grease < 10 ppm )
Rain water harvesting provided for entire run off from
    roof and circulating area and no discharge from site to
    outside area
For 990 sqm of roof area 14 cum size pit with filter
media provided as per Rly. Guidelines- 8 lac litre.
For 6873 sqm of circulating area , 2 bore wells of 150mm
dia and 20 m depth provided with perforated casing and
filter media as per GHMC guidelines-50 lac litre.
 Firefighting system with following equipment is
 provided in the building;
 Fire / Smoke Detectors above & below false ceiling.
 Yard Hydrants
 Wet Risers
 Sump and exclusive Over Head Tank
 Electric Fire Pump and a stand by Diesel pump
 Public Addressing System with a control room
 Service corridors are provided all-round the Building for
 laying pipes, conduits and cables
Modular workstations with proper race ways for
                 running Data and
      Electric cables are provided for staff.


          Provision of LAN for all staff.
File compactors are provided for storage of files
                       for
    optimum utilization of floor space available.
Electronics
1.Fully  automatic access control with Biometric
and Smart Cards.
2.CCTV at all floors having one month storage.

3.All floors having WI-FI facility.

4.All systems are connected to central server
through wire and WI-FI.

5.4 MBPS Internet connection through OFC by
RAILTEL.
Capacity 37.5 KW As per RDSO Specification No.
  RDSO/PE/SPEC/PS/0092-2008 (Rev.0) Amendment-3
To support peak electrical load during day time and cater
colony lighting & pumping load during holidays & week days.
Requirement of shadow free area = 125 – 150 Sq. ft. / KWp
DC energy produced by solar arrays (of 230 Watts) in
connected to AC by PCU and fed to the AC distribution board
(metering & isolation panel including energy meter).
Automatic wakeup in the morning in synchronization with
grid voltage and frequency isolation facility in case of grid
voltage and / or frequency goes of range and reconnects
after a predetermined time when grid is back in the range.
Use of luminous efficient light (LED T-5 & CFL)
to achieve Optimum lighting power density.
Energy Efficient light indoor & outdoor chosen
as per ECBC-2007
• 4 x 14 W T-5 lamp, reflector of micro optic
design
   to restrict the glare.
• 4 x 14 Watt T-5 lamp with digital dimmable / DALI
   ballast.
• 1 x 18 Watt down light luminary with CFL.
• 1 x 7 W LED luminary down light.
• 1 x 30 W LED luminaries.
• Energy Efficient 1 x 28 W T-5 street light fittings.
• Energy Efficient 1 x 18 W CFL Cylindrical decorative
  bollard Garden lighting
• Skylight – to harness day light in dark patches like Rest
  rooms & Corridor.
• Energy efficient ceiling fans – 1400 mm sweep.
• Energy Efficient exhaust fans.

    ENERGY SAVING SYSTEM / APPROACH
    Use of occupancy & multi sensors for Intelligent lighting
    system and harnessing day light fully.
•    Occupancy Sensors
•    Multi Sensors – Compatible to DALI based dimming
     of lights system
 Use of Energy management system for comprehensive

electrical parameters reporting, comparative and
performance analysis and remotely switching ON / OFF
facility of each equipment.

Potential to save power upto 30% by managing power
  consumption efficiently and intelligently
Real time monitoring of all the electrical parameters
  for all the equipments to keep the down time close
  to ZERO as well as plugging wastage of energy due
  to faults.
LIFTS – 2 Nos. – OTIS
•   Use of gear less and machine room less lifts with
    state of the art VVVF drive control with speed
    encoder.
•   Type and capacity : Passenger lift, 13 Passenger,
     884 Kgs.
•   Type of drive and control – AC variable voltage,
    variable frequency Drive with speed encoder.
•   Machine : Gearless and Machine room less with
    permanent Magnet motor located in the shaft at top.
•   Ropes: Flat polyurethane – Coated belts of required
     strength.
•    Load – 14 Kw each.
Use of stand alone solar street lighting system in
 addition to programmable day light sensing controller
 for outdoor lighting.
Use of centralized air conditioning through variable
 refrigerant flow technology with the facility of
 controlling each indoor unit centrally as well as
 individually based on occupancy.
 AIR CONDITIONERS – (110 KW)
 • Out door units – 6 Nos. capacity – 21 hp each(15 kw)
 • Indoor units      - 44 Nos.
 • Multiple digital / inverter scroll compressor with
    electronic control centre / micro processor to
    enable zone wise climate control.
• Temperature range: 22ºc TO 28ºc – can be set by
  occupant.
• Ambient temperature : 52ºc
• capacity variation – 10% to 100% by modulation
   technology.
• Refrigerant : eco friendly gas – r 410a
 Use of centralized air cooling for improved thermal
  comfort in non air conditioned area.

 AIR COOLING – (132 KW)
  • Centralised air ventilation : 1,50,000 cfm
  • No. of AHUs – 8, CAPACITY : 17 KW – 6 nos.
     and 15 kw – 2 nos.
  • Operated & monitoring through energy management
     system and occupancy sensors.

  • 5. 1. Indian Green building council-LEED.- Green Building Standard from the U.S. Green Building Council. 2. Indian Bureau of Energy Efficiency(BEE) - Energy Conservation Building Code (ECBC). 3.GRIHA-Green Rating for Integrated Habitat Assessment- National Rating System of India. Conceived by TERI and developed jointly with the Ministry of New and Renewable Energy, Government of India. It is a green building 'design evaluation system', and is suitable for all kinds of buildings in different climatic zones of the country. ADaRSH, Association for Development and Research of Sustainable Habitats. Independent platform for the interaction on scientific and administrative issues related to sustainable habitats in the Indian subcontinent. It was founded jointly by TERI (The Energy and Resources Institute, New Delhi) and MNRE (Ministry of New and Renewable Energy,).

Aimed to total plinth area Building to Reduce energy consumption. Reduce water consumption and efficient water management. Efficient use of resources during construction. Reduce construction waste. Reduce destruction in ecology. n

Brief description of State of Art Technology adopted  Aimed to achieve 4 star rating by GRIHA  Building designed with latest guide lines on Earthquake forces and without any expansion joint  Anti termite treatment carried out for the building Ready mixed concrete used for entire structure Fly ash based bricks used for masonry walls. About 40% glazing is used to achieve maximum day light factor using glass with low solar heat gain coefficient(0.24) and maximum transmission(62%)
  • 8. Saint gobain glass – Nano series – Green Aura – ET425 series is used. Double glazing is used for first floor area which is having Air-conditioning to minimize energy consumption. Paints containing low voc, low conductance 20 % and High reflectance 80% were used. False ceiling with recyclable materials –Gyp board and mineral accoustic fibre were use which are certified green products. Sensor based urinals, taps and low flow fixtures were provided to reduce water consumption. RO Units in each floor provided for Drinking water. Sewage treatment plant based on FAB ( Fluidized Aerobic Bioreactor ) technology is installed to treat sewage to tertiary standards and reuse for lawn / plant watering ( BOD < 20 ppm, COD < 100 ppm, TSS < 30 ppm, PH – 7 to 8, oil & grease < 10 ppm )
  • 9. Rain water harvesting provided for entire run off from roof and circulating area and no discharge from site to outside area For 990 sqm of roof area 14 cum size pit with filter media provided as per Rly. Guidelines- 8 lac litre. For 6873 sqm of circulating area , 2 bore wells of 150mm dia and 20 m depth provided with perforated casing and filter media as per GHMC guidelines-50 lac litre.
  • 10.  Firefighting system with following equipment is provided in the building; Fire / Smoke Detectors above & below false ceiling. Yard Hydrants Wet Risers Sump and exclusive Over Head Tank Electric Fire Pump and a stand by Diesel pump Public Addressing System with a control room  Service corridors are provided all-round the Building for laying pipes, conduits and cables
  • 11. Modular workstations with proper race ways for running Data and Electric cables are provided for staff. Provision of LAN for all staff. File compactors are provided for storage of files for optimum utilization of floor space available.
  • 12. Electronics 1.Fully automatic access control with Biometric and Smart Cards. 2.CCTV at all floors having one month storage. 3.All floors having WI-FI facility. 4.All systems are connected to central server through wire and WI-FI. 5.4 MBPS Internet connection through OFC by RAILTEL.

  • 14. Capacity 37.5 KW As per RDSO Specification No. RDSO/PE/SPEC/PS/0092-2008 (Rev.0) Amendment-3 To support peak electrical load during day time and cater colony lighting & pumping load during holidays & week days. Requirement of shadow free area = 125 – 150 Sq. ft. / KWp DC energy produced by solar arrays (of 230 Watts) in connected to AC by PCU and fed to the AC distribution board (metering & isolation panel including energy meter). Automatic wakeup in the morning in synchronization with grid voltage and frequency isolation facility in case of grid voltage and / or frequency goes of range and reconnects after a predetermined time when grid is back in the range.

ENERGY SAVING SYSTEM / APPROACH Use of occupancy & multi sensors for Intelligent lighting system and harnessing day light fully. • Occupancy Sensors • Multi Sensors – Compatible to DALI based dimming of lights system

Energy Management System Make : Connectgaia Potential to save power upto 30% by managing power consumption efficiently and intelligently Real time monitoring of all the electrical parameters for all the equipments to keep the down time close to ZERO as well as plugging wastage of energy due to faults.

AIR CONDITIONERS – (110 KW) • Out door units – 6 Nos. capacity – 21 hp each(15 kw) • Indoor units - 44 Nos. • Multiple digital / inverter scroll compressor with electronic control centre / micro processor to enable zone wise climate control.
