Green Building Standard from the U.S. Green Building Council.
2. Indian Bureau of Energy Efficiency(BEE) - Energy Conservation
Building Code (ECBC).
3.GRIHA-Green Rating for Integrated Habitat Assessment-
National Rating System of India. Conceived by TERI and
developed jointly with the Ministry of New and Renewable
Energy, Government of India.
It is a green building 'design evaluation system', and is suitable for
all kinds of buildings in different climatic zones of the country.
ADaRSH, Association for Development and Research of
Sustainable Habitats.
Independent platform for the interaction on scientific and
administrative issues related to sustainable habitats in the
Indian subcontinent. It was founded jointly by TERI (The
Energy and Resources Institute, New Delhi) and MNRE
(Ministry of New and Renewable Energy,).

7. Brief description of State of Art Technology adopted
Aimed to achieve 4 star rating by GRIHA
Building designed with latest guide lines on Earthquake
forces and without any expansion joint
Anti termite treatment carried out for the building
Ready mixed concrete used for entire structure
Fly ash based bricks used for masonry walls.
About 40% glazing is used to achieve maximum day
light factor using glass with low solar heat gain
coefficient(0.24) and maximum transmission(62%)
8. Saint gobain glass – Nano series – Green Aura – ET425
series is used.
Double glazing is used for first floor area which is
having Air-conditioning to minimize energy consumption.
Paints containing low voc, low conductance 20 % and High
reflectance 80% were used.
False ceiling with recyclable materials –Gyp board and
mineral accoustic fibre were use which are certified green
products.
Sensor based urinals, taps and low flow fixtures were
provided to reduce water consumption.
RO Units in each floor provided for Drinking water.
Sewage treatment plant based on FAB ( Fluidized
Aerobic Bioreactor ) technology is installed to treat sewage
to tertiary standards and reuse for lawn / plant watering ( BOD
< 20 ppm, COD < 100 ppm, TSS < 30 ppm, PH – 7 to 8, oil &
grease < 10 ppm )
9. Rain water harvesting provided for entire run off from
roof and circulating area and no discharge from site to
outside area
For 990 sqm of roof area 14 cum size pit with filter
media provided as per Rly. Guidelines- 8 lac litre.
For 6873 sqm of circulating area , 2 bore wells of 150mm
dia and 20 m depth provided with perforated casing and
filter media as per GHMC guidelines-50 lac litre.

and Smart Cards.

through wire and WI-FI.

colony lighting & pumping load during holidays & week days.
Requirement of shadow free area = 125 – 150 Sq. ft. / KWp
DC energy produced by solar arrays (of 230 Watts) in
connected to AC by PCU and fed to the AC distribution board
(metering & isolation panel including energy meter).
Automatic wakeup in the morning in synchronization with
grid voltage and frequency isolation facility in case of grid
voltage and / or frequency goes of range and reconnects
after a predetermined time when grid is back in the range.

electrical parameters reporting, comparative and
performance analysis and remotely switching ON / OFF
facility of each equipment.

Real time monitoring of all the electrical parameters
for all the equipments to keep the down time close
to ZERO as well as plugging wastage of energy due
to faults.
19. LIFTS – 2 Nos. – OTIS
• Use of gear less and machine room less lifts with
state of the art VVVF drive control with speed
encoder.
• Type and capacity : Passenger lift, 13 Passenger,
884 Kgs.
• Type of drive and control – AC variable voltage,
variable frequency Drive with speed encoder.
• Machine : Gearless and Machine room less with
permanent Magnet motor located in the shaft at top.
• Ropes: Flat polyurethane – Coated belts of required
strength.
• Load – 14 Kw each.
20. Use of stand alone solar street lighting system in
addition to programmable day light sensing controller
for outdoor lighting.
Use of centralized air conditioning through variable
refrigerant flow technology with the facility of
controlling each indoor unit centrally as well as
individually based on occupancy.
