RESIDENCE

This new reclaimed
green home located
on the Chicago North
Shore goes industrial glam, where rustic design meets mid-century glamour. Universal design was embraced to ensure safety and to provide
appropriate clearances where needed. An abundance of reclaimed
and salvaged materials were used to reveal raw beauty. By reusing parts
of old construction the home is a beautiful demonstration of environmental sustainability. Floor to ceiling windows allow natural daylight to
flood the interior and fresh oxygen to fill the home. Rustic materials such
as concrete, brick, steel and timber give the home warmth through its
natural textures. These materials allow the home to blend into its natural
surrounding and reflect on Chicago’s upbeat, industrial vibe. The glam
comes in through the glass of the luminaires, the sheen of the upholstery,
and the bold art work collected by Ms. Faye. This eclectic mix is answered with a clean, vibrant design.

The orthographic projection and floor plans were hand drafted using pen
and ink while the model was constructed using bristol board, foam core
board, balsa wood and drafting film.

MASTER BEDROOM
These elevations are of the two main walls of the master
bedroom. The bedroom has a wall which partially seperates the room into sleeping and leisure areas. The wall is
concrete which adds a strong industrial look against the
tufted upholstrey and hanging chandelier. The art is once
again by Marilyn Minter and adds the perfect finishing
touch by tying all elements together with its rustic yet glam
look. The room is the perfect retreat for a single mother who
enjoys vintage finds.
The renderings below were drawn in AutoCAD, marker rendered and further enhanced using Photoshop.

GRANDPARENTS SUITE
The grandparents suite embraces the industrial-glam look that the home has but
takes it to a softer level by using light florals and minimalistic materials. The brick
walls stand out against the gray Anna Dove wallpaper. The Yoshioka Tokujuin
“bouquet” chair stands in the corner of the room, balancing out the space and
drawing your eye around from rustic to refined materials and elements.
The above drawing was hand drawn and marker rendered. The drawing was
then brought into Photoshop for finishing touches.

The

Freeberg

FAMILY KITCHEN

The Freeberg residence requested an upto-date kitchen with a need for maximum
storage space. They want their kitchen to
embrace contemporary design while incorporating some of their spontaneous personality. The kitchen will be used for family gathers during the day and entertaining at night.
Mr. and Mrs. Freeberg have two children, one
which has moved out and the other which
is finishing her last year of high school, and
would like the space to accommodate this
close-knit family.
All drawings were produced in AutoCAD and
rendered using Photoshop.

In a kitchen with three work centers, the sum of
the three travel distances should total no more
than 26’ with no single leg of the triangle measuring less than 4’ nor more than 9’.
42” high counters should allow a 24”-deep
counter space for each seated diner and 12” of
knee space.
Include a section of continuous countertop at
least 36“ wide x 24” deep immediately next to a
sink for a primary preparation/work area.
Include a minumum of 12” of landing area on
one side of a cooking surface and 15” on the
other side.
Provide at least a 15” landing area above, below or adjancent to the handle side of a microwave oven.

Chen

The

RESIDENCE MASTER BATH

Mr. and Mrs. Chen requested a bathroom retreat
which embraced both modern design as
well as their Asian heritage. They requested a
custom design shower as well as a jetted tub
with custom enclosure. The Chen’s plan to retire
in this home and requested that ADA
guidelines be considered in the design of their
new master bath and be able to be
implemented at a later time with minimal cost.
All drawings were produced in AutoCAD and rendered in Photoshop
by Stephanie Runnion and Kara Christiansen.

Bathroom Guidelines
The clear opening of a doorway
should be at least 34”. This would require a minimmum 3’-0“ door.

Jacqueline Zinn
Jacqueline Zinn is a Chicago Interior Designer who began her own fullservice Interior Design firm, Jacqueline Zinn Design, in 2009. She focuses
primarily on Residential and Kitchen & Bath design, and also works on
small Commercial and Hospitality projects as well. She is a dedicated
designer whose passion is to create functional, yet eye-pleasing design solutions. She believes communication is key in creating a successful space and her design objective is complete client satisfaction. Her
design approach focuses on the transformation while maintaining unity
throughout each space. Jacqueline’s passion and experience is evident
in her results which include: smart, polished, graceful and timeless designs.

It’s a good thing

The internship allowed a lot of skills to be utilized which were developed
over the course of an educational career. AutoCAD and hand drawings
along with Photoshop and hand renderings were produced for Jacqueline and her clients. Kitchen & Bath, Residential and Commercial projects were worked on through the course of the internship. Being able to
work with projects hands-on meant design and conceptual thinking skills
were utilized. New trends were researched and materials were chosen
for Jacqueline’s clients. Working from home meant time management
and communication were key.
In addition to skills applied, opportunities to work within clients budgets
were given. Blog articles were composed for Jacqueline’s interior design
blog which is used to reach out to her current and potential clients. Client consultations were attended where notes were taken and feedback
was given on possible design solutions. Shopping opportunities for clients
came up and furniture, fixtures and accessories were chosen for clients
homes. Through direct and online research, design skills were utilized to
help choose items for Jacqueline’s clients.

Pediatricians Office

CONCEPT STATEMENT
This design for a new pediatricians office has
been developed to promote healthy living and
green design. The office is light and airy with an
easy flow which mimics the dynamics of nature.
Walls if operable windows allow outdoor air and
natural daylight to fill the interior, while bold colors
mixed with the various lines of the interior create
visual interest.
A theme of water and butterflies makes the
space. Bold colors which imitate those of a butterfly are seen in the various fabrics and paint,
while the tranquil mood of moving water and
gentle falls are created by the mix of linear and
curvilinear walls. This variation of bold colors and
flowing walls create interest and overall balance
to the building.

Notes:
•This project was designed to meet LEED-CI Silver level.
•HIPPA compliant privacy issues were concidered in this design.
•Evidence based design dictated non-slip flooring, and a positive distraction educational
exhibit in waiting area.

Exam rooms are located right off the waiting
room so that children can enter them right away
with few negative distractions. The doctor’s office, nurses’ workstation and lab form together in
the back of the office and create an open circle
allowing easy flow and close proximity. The conference room and break room are located at the
front of the office next to the entrance to allow
visiting customers a short walk without interrupting
the working part of the office.

The design of the office was developed with intentions of being environmentally friendly and is
LEED-CI Silver. Applications of recycled content,
rapidly-renewable materials, and low-VOC products have been used to throughout the office
providing a cleaner space for the occupants and
a more earth-friendly building. Plants are placed
around the building releasing fresh oxygen into
all areas. By keeping the original wood-beamed
ceiling, cost and energy were both saved during
the development of the office.
Low-VOC’s, rapidly renewable materials and bold
colors make this pediatricians office kid, people
and earth friendly. The flow from space to space
is fun and the overall design is visually intriguing.

Intermix is an International Graphic Design Firm that
employs creative goal-oriented professionals who
combine business acumen with street savvy. This newly
redesigned office will capture the essence of urban,
modern design in unconventional edgy ways.

Both raw and refined elements will be combined in
unusual ways to emphasize creative development
and diverse backgrounds. A less-conventional outlook on design will create a more
rebellious, edgy atmosphere. Unrefined details will intermix with sophisticated finished
reflecting creative thought. A dramatic color scheme will add an exciting graphic
quality and the art will be both visually stimulating and reflect a vibrant street culture.

GRAPHIC DESIGN

The space will be both industrial and urban to take advantage of both natural and
existing resources to reduce cost. The floor plan will be open and daylight will be utilized to make good use of energy efficiency as well as employee productivity. Systems
furniture will be incorporated for easy readjustments and flexibility while office seating
will be ergonomically designed to adjust to all users.
This innovative office will provide the passionate team with a space that not only stimulates the mind but conveys confidence and expertise in a manner that will embrace
both clientele and employees.

CLIENT PROFILE

Spry Casino is a 30,000 square foot, one story, new construction building which accommodates for approximately 2,000 people. The purpose of the project is to develop an environmentally sustainable casino to be located in an up-and-coming Las Vegas resort.

PROBLEM STATEMENT

The amount of pollution, energy, and overall consumption in increasing in Las Vegas,
Nevada. This growing concern has fired the need for quick action to help the Las Vegas
community improve its quality of living.

THESIS STATEMENT

Spry Casino will help boast Las Vegas revenue and inspire future developments to follow its
lead through design and innovation. Spry Casino is proposed to be leed certified and will
incorporate many new innovations in casino design that may not have been seen before.
Spry will take advantage of the Las Vegas sun and will shine natural light onto the casino
floor. Spry will incorporate a unique layout with a more contemporary, stylish design. Spry
Casino will be a game changer, inspiring a new vision for the future of casino design.

3D COLOR STUDIES
The 3D color studies done of the Private Poker Rooms were inspired by the various jewel
tones found throughout the casino floor.

FLOOR PLAN


The floor plan design was created by taking class requirements to another
level. Instead of doing one rectilinear, curvilinear and angular plan, the three
were creatively combined into a layout which embraces the three. Doing so
created harmony and balance and kept the plan from becoming static. An
easy flow from the casinos various areas is maintained by adding variety.

CULTURAL INFLUENCE
Spry will have a sleeker, more contemporary feel which separates
it from the more typical Las Vegas resorts and casinos, driving in
a new crowd of people from across the world. In the long run this
will help bring Las Vegas cultural diversity up and increase its revenue at the same time.

INFLUENCE IN THE COMMUNITY
Having a newer, more Contemporary look, the Spry will help
boast Las Vegas revenue and attract a younger and/or more sophisticated crowd. Its innovated design will set a new trend in the
Las Vegas Community and in the long run, improve the quality of
its environment making it a safer place to live and vacation.

Spry, meaning active and energetic, will be just that. Striking architectural
details, high ceilings and large, open windows are dominant elements used in
the design of this new Las Vegas casino. Spry will indulge in a rich, energetic
color palette which will enrich the interior environment. Jewel tones will give the
casino an exciting feel while maintaining sophistication. Dramatic lighting and
ceiling elements will be balanced by more subtle, clean-line furniture pieces.
This balance of various design elements will help create harmony. Lighting will
play a crucial role in the aesthetics of the space. During the day, large open
windows will flood natural daylight into the rooms. At night, the atmosphere will
transform with the use of LED lights illuminating and accenting various areas
of the casino creating drama and intensity. The casino floor is separated into
public and private areas and numerous bars are located throughout for easy
accessibility for workers and employees.

The main focus of Spry is its environmentally sustainable ideas and contributions
to a better tomorrow for Las Vegas. A vegetative roof is located atop the building to reduce the heat-island effect and a stormwater management plan limits
disruption of natural water flows. Spry incorporates the use of high-efficiency
fixtures and dry fixtures. Radiant heat is used to assist in heating and cooling the
water and all areas of the casino floor. Solar panels generate electricity taking
advantage of the desert environment. The casino designates an area for recyclable collection and storage which is conveniently located. Spry incorporates
the use of recycled content, rapidly renewable materials,and certified wood
into many areas of its design. To enhance the indoor environmental quality,
ventilation systems have been carefully planned out. Smoking is prohibited
throughout the casino to provide a healthy interior environment for both its
guest and employees.

at the Hollywood Roosevelt Hotel

Since 1927, The Hollywood Roosevelt Hotel has
been the playground for Hollywood luminaries.
It is one of the most historic sites on the Boulevard and is one of its few modern success stories.
Hollywood Roosevelt is one of the few remaining treasures that still preserves the glamour that
was once Hollywood. In the new exterior concept, the hotels context remains embracing its
historic charm. Signage was added discretely in
the corner of the building in a bright fuscia color
calling attention to the new restaurant. A steel
overhang adds contemporary interest without
taking away the integrity of the building.

INSPIRATIONAL MODEL

This inspirational model was
created and designed during the schematic phase of
the design process. Symmetry, which played a dynamic
role in the restaurant design, is
evident throughout the space.
Curves are seen within rectilinear walls which made a more
traditional structure more relaxed and contemporary. Because of this model, symmetry, rectilinear and curvilinear
forms can be seen throughout
my design. It is the perfect example which shows how traditional and contemporary elements can be simultaneously
used together in harmony.

THE LEVELS
The first floor of Tiffany’s has a casual, loungestyle setting. It embraces the second floors
more traditional feel and adds contemporary
touches which create a more relaxed atmosphere.
The second floor of Tiffany’s is intimate and
grand. Ceilings up to 20 feet allow for a dramatic play on scale and proportion while
certain seating areas were designed to allow
privacy for the restaurants guests. The second
floor has a slightly more traditional feeling to
it as opposed to the lounge feeling of the first
floor.

The above inspiration embraces the Old Hollywood Glam theme with a contemporary twist.

BAR WALL ELEVATION


The front of the bar has tufted upholstery with a solid stone bar top. The bar stools are upholstered in copper zebra print fabric to add a subtle touch of whimsy. There is a dominant
play on scale and the varied pattern of the bar shelves unify the space. Two large panthers
are located on both sides of the bar, acting as one of the restaurants many exciting, unexpected elements.

WINDOW WALL ELEVATION


The window wall elevation shows the intimate seating area accompanied with dramatic archways and high, elaborately detailed windows.
The booths are leather upholstered and each archway column has a sconce which draws your eye to the beautiful detailing without drawing
attention to the guest enjoying a private dining experience. The wall is a great balance to the high ceilings of the remainder of the restaurant.
This variety balances out the grandiose feeling of the second floor while keeping things exciting.

PRIVATE SEATING ELEVATION


This elevation plays a dramatic role in the design of
the restaurant. There is a dominate play on scale
and proportion and the heavy drapery and upholstered wall takes advantage of the high ceilings,
drawing your eye upward to elaborate detailing on
the dropped soffit border.
All elevations were drawn using AutoCAD, marker
rendered and further enhanced using Photoshop.

The

Boutique

Hollywood Roosevelt’s boutique embraces the hotels historic interior architecture but draws guest
in by using pops of color. The boutique sells lingerie and beauty products by Chantal Thomas
which evokes a provocative, sexual feeling. The bag and tag design uses the same fun, freestyle
concept embracing the hotels erotic history. The risky design of this boutique speaks on what
goes on behind the walls of the Hollywood Roosevelt Hotel.
The perspective was hand drawn, marker rendered and further enhanced using Photoshop. The
detail sets and models were drawn, modeled and rendered in AutoCAD.

ULTRA LOUNGE

Desire Ultra Lounge is bold and sexual and plays
an eclectic mix of dance music. Designed after
Salvador Dali, the club reflects his inner desires
and twisted mind with a glamorous contemporary twist. A startling grand circular staircase with
oversized fixtures floating down the center interrupt you as you walk into the night club lobby.
The DJ booth hangs over the cutout of the second floor, overlooking a towering glass enclosure of illuminated draping fabric which moves
your eye up 36 feet to the high night club ceiling. The raised platform is the center of the night
club and is used for the clubs go-go dancers to
entertain throughout the night. Powerful drapery
and intriguing metal detail heighten your attention and stimulates the mind for a night of fun.
Scale, proportion and pattern are dominant design elements in the space while the color red
and large graphic art captures Dali’s innermost
feelings, associating itself with passion and love.
It is significant for his intense love for Gala and
more generally, his deep passion for art. Desire
Ultra Lounge embraces Dali’s erotic, sexual desires and his dream-like visions on life.

Red and black is the overall color scheme of
Desire Ultra Lounge creating a sleek, contemporary environment. The lounge was designed
with entertaining in mind. The lobby is dramatic with a uniquely designed staircase and the
lounge incorporates a detailed wall of metal
decal. The large image on the stage serves as a
stunning focal point. The second floor embraces a more intimate feeling with layered drapery
and romantic chandeliers. The private seating
area has bubble chairs arranged for a relaxed,
intimate for two. The DJ booth hangs over the
cutout of the second floor, overlooking the
dancers platform and dance floor.
