Property Theft Report Example
On 11/10/2017, I was dispatched to 480 N. Rock Rd Belle Plaine, KS. for the report of battery thefts
out of multiple vehicles on the property. When I arrived I turned East off Rock Rd. and drove down a
long driveway that spans about 150 yards. As I was driving onto the property, I noticed that when you
turn onto the driveway you can not see the house from the road. The driveway has vehicles parked on
both sides and starts almost immediately when you pull in. The house is a white single wide trailer
that faces the West. I met with the homeowners who idnetified themselves as Henry and Ernestine
Frame. I spoke with Ernestine and she pointed out the vehicles that had been gone through and the
batteries taken out of. She told me the rest of ... Show more content on Helpwriting.net ...
As I was walking around taking photos of the vehicles I could not locate any fingerprints. It was easy
to see where something was touched due to dust on the vehicles but it appeared whoever was taking
the items had gloves on. Along with the batteries taken from the vehicles, four other batteries were
taken that were sitting on the side of the house. They were in a green cart that was moved down to the
end of the driveway to the west. Total loss of $200 USD for loose batteries. It was also found that two
semi truck trailers had been broken into, both had the locks cut and the doors were still open. I
collected both of the locks and placed them into evidence Locker #4. Inside of the first trailer I did
located a shoe print that was on the edge of a ladder. I took photos of the print and it was uploaded to
the S:Drive folder. As we were walking around Ernestine noticed the back sliding glass door was
open, she said it was closed when she left on Wednesday, We made our way to the house and entered
the back sliding glass door. When I entered the house it was stacked floor to ceiling with trash,
clothing and other items that I could not make out. Ernestine said animals sometime get inside and
make a mess. I really did not have a walk way to get through the house so I was walking about 3 foot
off the floor. The items were stacked so high I was almost able to touch the ceiling with my head. Both

Analysis Of Austin Lackey Shrubland Biome
Austin Lackey Shrubland Biome The Shrublands is a vast barren and dry land containing many
different type of shrubbery and desert like plants and animals. This biome is found mostly in the south
western portion of the United States. Shrublands contain low nutrient soil and leaf litter is critical for
nutrients to spread but is often blown away. Shrublands are very exposed to the sun which makes it
hot and dry. The annual rainfall is 10 20 inches. It s hot and dry in the summer and cool and moist in
the winter. Temperatures in the summer can get up to 100 degrees fahrenheit and down to 30 degrees
fahrenheit in the winter. Some plants have adapted to the shrubland environment by inheriting a waxy
texture on the leafs to reflect the sunlight away. The animals have adapted because they have become
more active during dawn and dusk to avoid the heat. The coyote (Canis Latis) is one of the top
predators in the open shrubland biome. California is mostly made up of the shrublands, they can
survive in densely populated areas of human settlements. Their diet consists of small mammals like
frogs, snakes, rabbits and vegetation which makes them omnivores. The Coyotes breeding season is in
the spring. A female coyote can have as many as twelve pups to a litter. The larger the litter correlates
to the population of wolves in the area. Large populations of coyotes will lead to small litters, whereas
small population of coyotes will lead to large litters. When the pups are born, the mom

My Statement Of Purpose For Engineering Management
In today s rapidly growing world technology is advancing in multiple folds, so to manage it in an
efficient way is a need of an hour. In a constrained workplace management of the technology is
inevitable. Since my academics, I have been driven by the wonders of science and technology around
us and going forward I want to foster the skills to manage the technology oriented organizations. After
completing my undergraduate in Industrial engineering I worked in managerial role in marketing
department of technical products, so I realized the significance of both technology and management in
globalized world. In order to hone my skills I recognized that engineering management is an apt
course to equip me with required skillset. Engineering Management is a specialized form which is
concerned with the application of engineering principles to business practice. It focuses on marketing,
finance, law and business management; subjects which I ... Show more content on Helpwriting.net ...

Social Construction Of Male Dominance Essay
INTRODUCTION
High maternal mortality in African countries has often been linked to the practice of male dominance
(patriarchy). According to Kinanee and Ezekiel Hart (2009p.1) patriarchy is defined as the dominance
of men over women, patriarchy describes a family structure or society where the man is, as of right,
the head of the family and regarded by the women as the lord and master whose decision (about any
and all issues, including those of maternal health) is final . It encourages men s access to resources
control. Male dominance entails that women are to depend almost entirely on men in making every
decision that affects the family including, but not limited to the number of babies to have, when to get
pregnant, usage or non usage of contraceptives, whether or not to go for antenatal care, to mention a
few), even when they are directly affected by such decisions (Kinanee and Ezekiel Hart 2009). Gender
is the social construction of roles allocated to men and women (O Brien and White 2003). These roles
vary geographically and change over time (O Brien and White 2003). The conventional system in
many African countries lay out specific roles that both men and women are to perform in their families
and communities. For instance, from childhood boys are instilled with the mentality that they were to
be strong and hardworking, so as to be able to effectively take care of their wives. Girls, on the other
hand, were to focus solely on the domestic activities. They were to

Forget about Hollywood s latest celebrities, because there s a new star in town. Scientists around the
world are talking about the recently publicized discovery of Homo naledi, or star man , a newly
discovered species thought to be one of the most primitive members of the genus Homo. Thousands of
these ancient species fossils were found in late 2013 in the underground Rising Star Cave, which is
part of the Cradle of Humanity World Heritage Site in South Africa. The team that made the discovery
was led by Lee Berger, a professor at the University of Witwatersrand in Johannesburg, South Africa.
The fossils were found at the end of a series of chambers and narrow chutes deep in the ground,

Implementing Fixed Patient For Nurse Ratios
Implementing Fixed Patient to Nurse Ratios in High Volume High Acuity Settings
Striving for excellent patient care is the cornerstone of nursing. However, delivery of innovative care
requires nurses to take initiative in finding issues and concerns in current clinical practices to promote
change that leads to optimal patient outcomes. One current issue in clinical practice is the varying
patient to nurse ratios (PNRs) amongst different hospitals (Aiken et al., 2012). Having high PNRs may
lead to nurse burnout, medical errors, and ineffective nursing care (Aiken et al., 2012; Karavasiliadou
Athanasakis, 2014). The solution would be to regulate PNRs, especially in areas such as the
emergency room. To initiate this change, a task force would have to be established to use current data
and research as evidence to propose the change, implement the change and evaluate its effectiveness.
Change Model Overview
The Johns Hopkins Nursing Evidence Based Practice (JHNEBP) process can be used to facilitate
change. This process serves as a guideline to access, combine, and implement research into nursing
practice. According to Dearholt and Dang (2012), the JHNEBP is an 18 step process that occurs in
three phases. Phase one of the JHNEBP contains steps 1 through 5 and can be summarized as the
practice question phase where the issue is identified (Dearholt Dang, 2012). Phase two is the evidence
phase containing steps 6 through 10 and is where search for evidence pertaining to the issue

Naked Economics Chapter 2 Essay
The main point of chapter two is to explain why economies do not have a fixed number of jobs
regardless of manpower. This is a common misconception whereas an increase in the manpower of an
economy will increase the unemployment rate. However, due to large numbers of migrations that have
occurred recently, real world experiments can be observed to understand the impacts. What has been
learned from these events is that a reactive economy can handle fluctuations in the size of the
workforce satisfactorily. The Mariel boatlift is a good real world example of a large migration from
Cuba to Miami had little impact on employment and wages in Miami. The economic explanation for
this illogical occurrence is due the ability the Miami economy was ... Show more content on

Lowering the retirement age may be a good way for those to exit the labor force opening up more jobs
and reducing unemployment. However, it will have the opposite impact, due to the ratio of working
age population to the retirees. This puts more cost of retirements on the GDP, increasing the taxes
levied to pay for items like social security. In turn, this increase in the costs of labor will have the
opposite effect and would have negative impacts to employment. In France another method to increase
more people in a job was the 35 hour work week law. Studies in Germany and France have shown that
reducing the work week has little impact on employment though. People in Germany did work less,
but additional position creation did not happen. In France those who were impacted by the reduction
actually were more likely to lose their job and had no positive impact in the level of employment. The
reason shortening the work week does not increase the level of employment is the same as migration.
There are not a fixed number of jobs or hours to be

The Adoption Of Autonomous Vehicles
2.1 Introduction
There are roughly 250 million registered motor vehicles in the United States (Blanco, 2010). This
corresponds to almost one vehicle for every citizen. According to the Federal
Highway Administration, the average American driver drives almost 40 miles every day (FHA, 2011).
Given how heavily vehicles are used today, especially in the United States, their replacement with
autonomous vehicles could easily have far reaching implications.
The adoption of autonomous vehicles into society could affect a multitude of issues.
Among these issues are safety, cost, productivity, legality, public opinion, and the environment. Each
will be touched upon in this section. It is important to have a general knowledge of these areas in
order to better understand the speed at which autonomous vehicles might be adopted.
We ve chosen these areas specifically because we expect them to be the biggest factors in the adoption
of autonomous vehicles. However, it s important to keep in mind that some of the technologies that
will be discussed are still being developed. Therefore the implications that are dependent on
technologies still being developed can be considered somewhat speculative.
2.2 Safety
One of the major incentives for developing autonomous vehicles is the potential impact on vehicle
safety. In 2009, there were 10.8 million motor vehicle accidents in the US, resulting in 35,900 deaths
(Census 2012). It s estimated that over 90% of all accidents are due to

Illegal Immigration Benefits
Immigration, legal and illegal can both harm and help the economies of the supporting nation. Most
people view immigration as a bad thing, something that harms the nation and takes valuable jobs
meant for the citizens of said nation. What people don t look at, is what about the jobs no one else
would take besides these immigrants, such as crop picking and other menial tasks. Intelligent and
ambitious legal immigrants who want a better life in America also bring their culture and a source of
cheap labor. It is also true that decreasing legal immigration would increase the amount of illegal
immigration. Of course, there are problems with illegal immigrants. They often bring illegal
substances and firearms into the U.S., and that is a big problem. Other issues such as the taxpayer s
dollars being stolen and domestic terrorism are ... Show more content on Helpwriting.net ...
We are supposed to be allowed equal treatment and freedom, but denying people the rights to that
freedom by making immigration illegal would be intolerable. These immigrants have a positive effect
on the economy due to tax dollars and cheap work. They also do many jobs that are undesirable and
they are willing to take below minimum wage in some instances. This has a positive effect on the
economy.
By allowing immigration there are of course some obstacles such as people ignoring the immigration
laws set, and if we are going to talk about immigration we are also going to have to talk about illegal
immigrants. Illegal immigrants can cause harm to the nation, but they also help the U.S. in ways most
people don t think about. Many illegal immigrants are paid under the table, and if they do manage to
get a job they are willing to take less money than the minimum wage. This boosts the economy and
takes the pressure off of businesses by providing more products for less

How Does Edwidge Danticat Use Juxtaposition In Kirk Krak
When living in Haiti at the time of this book, you would see the harsh realities people , have to face
daily. The author of the book Kirk Krak, Edwidge Danticat, uses juxtaposition to clearly paint a
picture of this. She shows the ugly truth about Haiti during this time through the use of the characters
that face problems both good and bad every day. Juxtaposition is a very dynamic, hard to define, and
can be difficult to point out at times. However, in the examination of the short stories one can find that
it can be defined as the sheer difference between two totally different things.in the book Kirk Krak,
there are a series of short stories in which the author Edwidge Danticat utilizes juxtaposition to create
characters abandoned by their loved ones to in return create an overall sense of isolation. The specific
examples that best display characters that are abandoned that help create this overall sense of isolation
would be a depressed father, a childless maid, and a love struck girl.

The Night of Fire
The Night (Fire engine, boys, rain)
April 24th, 2012; the sound of the news on the television hums in the background drowned out by
people talking and laughing. Fire Station 141 is buzzing with life; everything is in calm and peaceful;
when suddenly a loud screaming sound rings through the brick walls. All of the men in the station
startle to attention and rush around in organized chaos. The shuffling of boots on the smooth concrete
floors and ruffling of thick fire suits is drowned out by the resounding alarm. The men pile into the
large red trucks and screech out of the station. The alarm becomes silent and the station is abandoned
and the only sound it the news humming in the background. The men hardly fit in the small quarters
of the truck. The smell of burnt rubber and gasoline fill the cramped space. The sirens atop the thick
metal roof of the truck bounce back and forth on houses and cars nearby. Dark clouds start to form
above the speeding truck and soon the rain is playing a soft beat on the roof. The cold weather creates
a pale fog against the window. Everything starts to slow down and become faded, the dark night
outside the window now is everywhere and a group of boys are playing baseball. The ball is a dirty
cream color and is throwing off water as it spins through the air, then smack it hits a leather glove with
an explosion of water up into a young boy s smiling face. There is a newspaper on the ground that is
soaked but the date says April 24th, 1986.

Five Elements Of Negligence
Whether Ben will be held liable of negligent per se for violating Texas s Environmental Protection
Laws provision regarding self closing capped gas containers.
Rule of Law:
Negligence is the defendant s conduct (the exercise of an act or the failure to act), failing to exercise
the degree of care that a reasonable and prudent person in his position would exercise; and act in a
way that breaches the duty to prevent the foreseeable risk of harm to anyone in the plaintiff s position,
and the defendant s breach must be the cause of the plaintiff s injuries. The five elements of
negligence are: 1) Duty: Did the defendant owe plaintiff a legal obligation to exercise some level of
care? 2) Breach: Did defendant s conduct fail to meet the obligation owed to the plaintiff? Regarding
the foreseeable risks created by the defendant s conduct, was the act unreasonable under the
circumstances? 3) Factual Causation (Cause in Fact): Is there a causal connection between the

Gimpel
The Difference Between Gimpel and Society Today When wronged or made a fool of, people today
tend to recoil, and pounce back with vengeful hearts. It is the attitude and character of society to hate
those who wrong them and rid their hearts of trust afterwards. When comparing and contrasting the
character of Gimpel and the character of society today, the intent and full meaning of the short story,
Gimpel the Fool, is shown to the readers. Gimpel is portrayed as someone who is easily misled and
would believe most anything told to him. In this story, Isaac Bashevis Singer is revealing the
vindictive hearts and attitudes of people by showing us the forgiving heart of Gimpel the Fool. The
reward and happiness Gimpel receives in return for ... Show more content on Helpwriting.net ...
One of the major contrasts between the two is seen in the concept of revenge and forgiveness. It is the
nature of someone in society to repay evil for evil. It was once said, An eye for eye only ends up
making the whole world blind (Hall, Karyn). The struggle with revenge is centuries old. Shakespeare
said, If you prick us do we not bleed? If you tickle us do we not laugh? If you poison us do we not
die? And if you wrong us shall we not revenge? Shakespeare clearly thought revenge was as normal
and predictable as the sun rising (Hall, Karyn). Gimple s character differs greatly from this vengeful
human nature. He forgave easily and accepted the fact that people are entitled to mistakes. An example
of this is found when Gimple and Elka were separated. Gimpel had found her lying with another man
and the Rabbi separated them until a divorce could be arranged. While Gimple was alone and was
pondering upon this predicament, he said to himself, There is bound to be a slip sometimes. You
cannot live without errors. Probably that lad who was with her led her on and gave her presents and
what not, and women are often long on hair and short on sense, and so he got around her (singer,
Isaac). Gimpel chose to be forgiving, instead of seeking revenge. This is far from the natural reply of
mankind. Singer reveals the need for forgiveness by showing this immense contrast

The Use Of Moral Codes In The Beatitudes
Christianity, too, has a set of moral codes that its members are called to follow. The main Christian
moral code is known as the Beatitudes, spoken by Jesus in the Sermon on the Mount. They
acknowledge a reward for the poor, mourning, meek, hungry, merciful, pure in heart, peacemakers,
persecuted, and insulted (Barnes, 2017). In addition to the Beatitudes, there are two greatest
commandments offered as a moral guide for Christians. These two commandments are stated in the
Gospel of Matthew: Love the Lord your God with all your heart and with all your soul and with all
your mind. This is the first commandment. And the second is like it: Love your neighbor as yourself
(Matthew 22: 37 29). In addition to the standard moral codes, Christians also follow the Ten
Commandments, instructions inscribed on stone given to Moses by God on Mount Sinai. The Ten
Commandments, though, are aimed at combatting sin, forcing Christians to understand that sin can be
committed in more than one way: in thought, word, and deed (Barnes, 2017). Like Hinduism, moral
codes make known the responsibility that followers have to both the deity and to others. In
Christianity, moral codes are made known more obviously than in Hinduism, and are aimed at all
Christians, not based on circumstances. Every Christian is called to obey this responsibility regardless
of wealth, occupation, age, etc. Both Hindus and Christians are responsible for serving their God or
god(s) and humanity through expression of these codes and commandments. They each obey this
responsibility in various ways. Hinduism contains a wide variety of practices consisting of:
meditation, yoga, devotions, and pilgrimages (Molloy, 92). Meditation is an integral part of the Hindu
religion, it is known as when the mind is focused only on the object of concentration (Molloy, 92). A
specific way in which this can be performed is through yoga. The Hindu religion not only practices
the physical yoga that is most prevalent in the Western world, but they practice several. The most well
known yoga exercises are: Bhakti yoga, Raja yoga, Hatha yoga, and Kundalini yoga (Molloy, 92 93).
Bhakti yoga is recognized as devotion yoga, Raja yoga is best known as meditation yoga, Hatha yoga

Company History: Benetton Group S.p.A.
Company Perspectives:
Today the Benetton Group is present in 120 countries around the world. Its core business is clothing: a
group with a strong Italian character whose style, design expertise and passion are clearly seen in the
United Colors of Benetton and the more fashion oriented Sisley brands, and in sportswear brands
Playlife and Killer Loop. The Group produces over 110 million garments every year, over 90% in
Europe.
Key Dates:
1955: Giuliana and Luciano Benetton buy their first knitting machine and begin selling Giuliana s

Production at the company was also unique. In 1972 Luciano introduced a time and money saving
production technique. By dyeing assembled garments made of unbleached wool rather than batches of
yarn before knitting, manufacturing time was trimmed and Benetton could produce garments upon
demand, which minimized the need to maintain an extensive inventory.
To produce many sweaters at reduced cost and financial risk, Benetton took advantage of an old
Italian cottage industry. Benetton farmed out labor intensive production knitting and sewing to small,
family owned companies (many owned in whole, or part, by Benetton management) throughout
northeast Italy. Employing advanced technology, these companies allowed Benetton to manufacture in
response to increased market demand both domestically and abroad with reduced financial risk. About
80 percent of production was farmed out to 450 subcontractors who employed about 20,000 workers
in the Veneto region. The remaining 20 percent of value added, capital intensive production quality
control and cutting and dyeing was performed in house. By 1983 Benetton payments for contract work
equaled nearly six times the labor expense for work performed in its factories, according to the
Harvard School of Business.
Benetton s early success is attributable as much to Luciano s genius, as to the Italian and local
business

Air Taxi Industry Case Study
1. Is the air taxi industry poised for take off? What customer segments are most likely to lead to
success?
I undoubtedly agree that the air taxi industry will find success, however, I do think that it may take a
couple more years for it to truly reach a point of full potential. This is largely due to the current
difficulties in building and maintaining a fleet of VLJ s. There is such a high demand for the Eclipse
500, the best VLJ currently on the market, which has worked very well to slow growth in this industry
space. When the development and manufacturing of these planes become more streamlined, I think it
will be easier for air taxi companies to build their fleet and expand into new regions within and
outside of the United States. ... Show more content on Helpwriting.net ...

better their bottom line, and traveling using an air taxi is a definite way to save both time and money.
2. The airline industry is often considered an unattractive industry, with high variability of
performance and problems of overcapacity? Is the air taxi industry any different?
The air taxi industry is very different from the original airline industry. For Linear air at least, they
handle bookings on a per plane, per hour basis. This scheduling model helps to eliminate the problem
that commercial airlines have because there will be no planes flying for little to no reason. By this, I
mean that a lot of commercial flights end up flying with several empty seats or seats sold at a
discounted rate. With the high cost of flying a larger plane, when seats are empty or sold for less it is
almost not worth it to have that flight in the first place. For Linear air, charging on a per plane basis
allows them to ensure that no plane is flown without need. Along with this, the air taxi industry works
around customer need, and customers have the ability to book flights with shorter notice. This in turn,
however, means that a flight may not always be available but, does help to assist with overcapacity
issues. Specifically, for Herp and Linear Air, they are expanding their air taxi Capacity watchfully,
with only 960 revenue hours, per plane, per

War And The Cold War
Despite the high costs of war both in monetary value and in terms of potential life and infrastructure
lost states and their actors despite their supposed rationality still seek war at times. Sometimes war is
unavoidable given the situations that actors find themselves in. States prior to war will attempt several
options such as bargaining and it is that failure in bargaining that tends to result in conflict or war.
Especially following the events of the Cold War numerous scholars have given their reasons as to why
conflict is sometimes beyond prevention. War is described as an actual widespread and deliberate
armed conflict between political communities. Following the Second World War and the Cold War,
interstate war is mostly rare ... Show more content on Helpwriting.net ...
This failure in bargaining is a study on its own. For instance in the process of bargaining many states
find it difficult to trust their rivals because of the potential for incomplete information. Often, actors
will strategically misrepresent information as a means to extract certain demands when actors cannot
reliably trust in who they are bargaining with. This distrust between actors also leads to commitment
problems. In situations when there is a potential power shift and goods could potentially be exchanged
or divided there is concern over what could possibly alter in the future. Power changes such as this can
lead to preventive war or attempts at first strikes which is when one actor might seek action as a
means to prevent war or to have an early advantage. Often the neutrality of outside actors is necessary
for bargaining to succeed or to prevent one side from future exploits. Furthermore, intrastate conflict
which is often ethnic conflict has a greater tie to territory and resources. Things like territory for an

Swarm Robotics Literature Review
Literature review
Nowadays, along with the development of the world, people now want to do much more complicated
work. In order to handle these prolems, the systems of robot have een developed. Just like human,
robots are always better when they work as a group, this is when the communication and coordination
algorithms need to be applied. To have a better look about this systems, we need to understand clearly
the term Swarm Robotics .
Defining swarm robotics
Şahin (2005, p.1) defined swarm robotics as a novel approach to the coordination of large numbers of
robots. By simulating some properties of natural systems, this method is used to control a large
number of similar robots to do complicated tasks that an individual robot cannot.
There are three properties that define swarm robotics and separate it from other multi robot systems
(Şahin, 2005). A swarm robotic system must be robust, which means that if any robot in the system
stops functioning, the rest of the system still continues to ... Show more content on Helpwriting.net ...
However, due to large number of robots, and various environments that the group of robots may
operate in, as well as changes in the number of robots in a group for different tasks, developing an
effective algorithm for swarm robotics systems seems to be a great challenge. Stirling and Floreano
(2010) proposed a system in which some robots act as communication relays, while other robots
operate as normal troops. This method used no or low bandwidth communication, and showed good
scalability performance. However, the use of this methods is only limited to small area operation, as
the range between communication relays and the robots are limited. Wireless LAN is a solution to this
limitation, as it support long range as well as high bandwidth communication, however this is proved
to be a costly solution, as every robot in the system must have a WLAN module to support this
method (Brambilla et al.,

Conflicts Between Concessionaires And Rural Communities
Purpose of the Research
Liberia is rich in Natural resources including gold, diamond, iron ore, timber, and vast arable Land
resources. People who live in rural Lands and communities in Liberia make up about one third of the
country and depend on Land and natural resources for their livelihoods (Knight, Siakor and Robert
Lawrence Nyahn). The mismanagement of Liberia s natural resources was one factors that led two
decades of civil crisis which lasted for 14 years and which resulted in the deaths of about 260,000 of
its citizens, and damaged the country s infrastructure and basic social services. The purpose of the
study is to conducts an intensive investigation on the critical factors impacting conflicts between
concessionaires and rural communities in Liberia and provides insights for possible solutions in
solving these conflicts. Investigate the relationships between rural communities and concessions
companies and understand the needs and concerns of the rural communities and make possible
recommendations to the relevant stakeholders for solutions using the Conflicts Analysis Tools or

Healthcare and the Feminization of Poverty: What examples have you observed
The meaning of disparities is often linked to racial or ethnic disparities, although there are many
others disparities to consider in today s society. These disparities such as income, education,

Essay On Dual Language Learners
The amount of young children who are acquiring English as a second or even third language in the
early care and education (ECE) setting as well as K 12 public classrooms have amplified across the
United States in recent years (Espinosa, 2015, p. 40). These young children that are acquiring two or
more languages concurrently, or learning a second language along with refining their native language
are considered dual language learners (DLLs) (Espinosa, 2015, p. 40). The number of DLLs has
multiplied tremendously and now accounts for 25% of all children living in the United States (p. 40).
The Office of Head Start (2011) state that fifty nine percent of the children enrolled in the Head Start

Business Marketing Of Foreign Buyers
Part II. Active marketing to foreign buyers
Chapter 22. Decisions to make based on demand for your real estate and marketing budget
To market to foreign buyers or not? This is the same powerful question as the famous To be or not to
be? As a real estate seller of just one private property or a developer with many properties or a realtor
you have to answer this question to yourself, having been equipped with all the preliminary
information you can gather before you start doing anything. Marketing costs money and takes time,
so, without thoughtful consideration and a solid marketing plan with a budget you do not have to start
spending money and time. There are obvious situations where and when it is the only possibility to
sell your property: your country or area is in economic and financial problems and thus local buyers
do not buy. You have to answer Yes . There are less obvious situations when the local real estate
market is in balance more or less right now, but you hear a lot around how other sellers, developers
and realtors benefit from selling real estate to foreigners. Your choice then. Even in a hot seller s
market when it is no problem to receive a quick offer from a local buyer, sometimes it makes sense to
market to foreigners anyway as you can get a higher price from the foreign buyers under the
circumstances. If you answer Yes to marketing to the foreign buyers, the next question is To market to
the foreign buyers in what

The Bluest Eye Research Paper
The rape of Pecola is a tragic occurrence. In The Bluest Eye, Toni Morrison focuses heavily on the
topic of her rape. Morrison shows how the rape has affected Pecola by creating a powerful and
compelling tale, allowing the reader to connect with Pecola and better empathize with her. Morrison s
stylistic choices and use of powerful language make her story even more commanding and eye
catching and further the reader s understanding of Pecola s misery and their sympathy towards her.
Morrison uses word choice and sentence structure during the scene where Pecola is raped to
emphasize the disturbing nature of the action. Morrison gives the reader a window into Cholly s
thoughts right before he penetrates her. Morrison writes, He wanted to fuck her tenderly (Pp. 162 3).

Cholly treats her like he would dirt, doing anything that he wants to it. By writing that Cholly had
dropped his seeds in his own plot of black dirt , Morrison causes the reader to more fully understand
the power and horror of the rape. This wording is extremely effective in showing how awful the rape
is, because it shows Pecola as being reduced to something as powerless and as meaningless as black

treated awfully instead of just saying that, Morrison is able to draw more sympathy from the

Jesse Prinz s Argument Analysis
Philosophers have always strived to nurture a relationship between moral judgment and emotion. They
often analyze the various concepts put forward with the aim of explaining morality which would be
the best approach to assess the credibility of the arguments for morality. Literature suggests that
relativists hold onto their arguments based on the fact that various cultures tend to have varying moral
belief systems.
According to Jesse Prinz, the origins of our moral inclinations is merely cultural. For centuries, moral
relativism has been recognized as a liberal doctrine that has had significant implications on the society

claimed that morals differ ... Show more content on Helpwriting.net ...
However, relativism informs us that we would be wrong to think that we hold the true form of
morality. Additionally, throughout our lives, we attempt to pursue values that could make us live
fulfilling lives, though we ought to acknowledge that fulfillment is also relative hence there are no
values that could be designed or claimed to be universally fulfilling (p. 20). Realizing that relativism
is real could help everyone individually by demonstrating that our treasured values are parochial and
mutable. We ought to abandon the assumption that others share our beliefs and acknowledge that our
moral values could have been different had we be born or had we lived in different conditions. In this
manner, we will be able to be more flexible, open minded, and tolerant. However, the three serious
shortcoming of the relativist theory makes it unattractive. However, if we were to have open minds

We ve already talked about what easements are and how they affect your property as well as how to

to terminate a real estate easement. Is it possible?
The simple answer to the question is yes, it is possible under certain circumstances.
Some easements have been in place for many, many years. In this case, it could be effective to
institute a lawsuit known as a Quiet Title Action. This is an action that can be initiated in order to quiet
the title and remove or terminate the easements. This is a good method to try when the property is old,
the description of the property is old, there s never been title insurance, and some of the boundaries
are described as fence lines that belong to property owned by neighbors. The Quiet Title Action could
be initiated with the intention to make the boundaries as described in the old property description

Bondage Civil War
The Civil War of 1861 1865 is a monumental piece of United States history. The brutal and barbaric
war lasted only a mere 4 years, but drastically changed the course of history and determined whether
the nation would abolish slavery or remain a tainted hypocritical nation of bondage. During the early
1800s the United States was a nation divided amongst two groups; Abolitionists were against anti
slavery and were typically in the northern region, while their opponents who were proslavery were in
the southern region. Following the ratification of the Constitution, many issues were left unresolved.
The predominant argument amongst the two was slavery, and the latter was whether the nation would
be a dissolvable confederation of sovereign states or an indivisible nation with a sovereign national
government. Slavery during this time period was very controversial and in the early years after the

A fresh, personal, bottom up approach to the women s labor movement in the early 20th century
The article From the Russian Pale to Labor Organizing in New York City written by Annelise Orleck

labor movements in the early twentieth century. Orleck maintains that as a result of their background,
Jewish women had an experience in America different from most women. She posits that since they

able to form networks which transcended class, ethnicity, and even gender. Orleck s book is a

Fannia Cohn too had a similar experience. Though she came from a middle class background, Orleck
points out that Cohn ...realized that if [she] wanted to really understand the workers, [she] should

describes as, ...particularly hard to organize . This was a result of the nature of the white goods trade
being run out of small sweatshops where the work required little skill and the workers, most of whom
were under 15 years old, were from a variety of ethnic backgrounds. Therefore Orleck notes, ...it was
difficult for them to communicate with each other, let alone organize . However, with Cohn s
particular set of skills, which included fluency in 3 languages and a high school education, many of
the girls in the shop looked up to her as a mother figure. Using these skills, Cohn and some select
other women began to operate as mentors to the sweat shop girls, providing an education which was
so highly valued in their culture and upbringing, which these girls could not attain though normal
avenues.
By using these examples of the early organizing acumen of the four girls, Orleck cleverly shows the

Human Story In Life Of Pi
Have you ever been stranded in the middle of the ocean with a 450 pound adult bengal tiger? Well
according to Pi Patel he has and survived nearly 300 days in that predicament. In the book Life of Pi,
Yann Martel s character Piscine Molitor Pi Patel survives a shipwreck and ends up on a lifeboat with a
variety of animals one of which being a bengal tiger. The story starts out with Pi telling the author he
can make him believe in God with his story. Throughout the story Pi tells a great tale of his
experiences on the lifeboat with the tiger but the only thing is that s exactly what it is, a tale. The real
story comes at the end of the book when two Japanese men question Pi about the sinking of the
Tsimtsum and Pi tells a different story because the men did not believe the animal one. The second
story has humans instead of animals therefore making it the more reasonable story. So the human story
is real because it is the more feasible option, being alone for a very extended amount of time can cause
a person to lose their sanity, and some of the things that Pi mentioned were a little far fetched.
The human story is the all around most reasonable story obviously. There is no way that Pi could
survive nearly 300 days with such a big predator. Also being on a lifeboat with very limited resources
it is clear that a bengal tiger would take advantage of Pi being there and kill him. Like stated in the
book animals do not think about what they are doing, I don t think about it.

faces and respond to the sound of people around him (Arnold K., 2013). Other than that, he also has
started to put things in his mouth. According to his mother, Manden also has started to eat gentle baby
food. Referring to Piaget s Theory of Cognitive Development, Manden is in the sensorimotor stage

sensation the mind will at least compare it to something of similar sensation. So, for this Descartes

  • 2. Property Theft Report Example On 11/10/2017, I was dispatched to 480 N. Rock Rd Belle Plaine, KS. for the report of battery thefts out of multiple vehicles on the property. When I arrived I turned East off Rock Rd. and drove down a long driveway that spans about 150 yards. As I was driving onto the property, I noticed that when you turn onto the driveway you can not see the house from the road. The driveway has vehicles parked on both sides and starts almost immediately when you pull in. The house is a white single wide trailer that faces the West. I met with the homeowners who idnetified themselves as Henry and Ernestine Frame. I spoke with Ernestine and she pointed out the vehicles that had been gone through and the batteries taken out of. She told me the rest of ... Show more content on Helpwriting.net ... As I was walking around taking photos of the vehicles I could not locate any fingerprints. It was easy to see where something was touched due to dust on the vehicles but it appeared whoever was taking the items had gloves on. Along with the batteries taken from the vehicles, four other batteries were taken that were sitting on the side of the house. They were in a green cart that was moved down to the end of the driveway to the west. Total loss of $200 USD for loose batteries. It was also found that two semi truck trailers had been broken into, both had the locks cut and the doors were still open. I collected both of the locks and placed them into evidence Locker #4. Inside of the first trailer I did located a shoe print that was on the edge of a ladder. I took photos of the print and it was uploaded to the S:Drive folder. As we were walking around Ernestine noticed the back sliding glass door was open, she said it was closed when she left on Wednesday, We made our way to the house and entered the back sliding glass door. When I entered the house it was stacked floor to ceiling with trash, clothing and other items that I could not make out. Ernestine said animals sometime get inside and make a mess. I really did not have a walk way to get through the house so I was walking about 3 foot off the floor. The items were stacked so high I was almost able to touch the ceiling with my head. Both her and Henry looked ... Get more on HelpWriting.net ...
  • 3. Analysis Of Austin Lackey Shrubland Biome Austin Lackey Shrubland Biome The Shrublands is a vast barren and dry land containing many different type of shrubbery and desert like plants and animals. This biome is found mostly in the south western portion of the United States. Shrublands contain low nutrient soil and leaf litter is critical for nutrients to spread but is often blown away. Shrublands are very exposed to the sun which makes it hot and dry. The annual rainfall is 10 20 inches. It s hot and dry in the summer and cool and moist in the winter. Temperatures in the summer can get up to 100 degrees fahrenheit and down to 30 degrees fahrenheit in the winter. Some plants have adapted to the shrubland environment by inheriting a waxy texture on the leafs to reflect the sunlight away. The animals have adapted because they have become more active during dawn and dusk to avoid the heat. The coyote (Canis Latis) is one of the top predators in the open shrubland biome. California is mostly made up of the shrublands, they can survive in densely populated areas of human settlements. Their diet consists of small mammals like frogs, snakes, rabbits and vegetation which makes them omnivores. The Coyotes breeding season is in the spring. A female coyote can have as many as twelve pups to a litter. The larger the litter correlates to the population of wolves in the area. Large populations of coyotes will lead to small litters, whereas small population of coyotes will lead to large litters. When the pups are born, the mom ... Get more on HelpWriting.net ...

  • 5. Social Construction Of Male Dominance Essay INTRODUCTION High maternal mortality in African countries has often been linked to the practice of male dominance (patriarchy). According to Kinanee and Ezekiel Hart (2009p.1) patriarchy is defined as the dominance of men over women, patriarchy describes a family structure or society where the man is, as of right, the head of the family and regarded by the women as the lord and master whose decision (about any and all issues, including those of maternal health) is final . It encourages men s access to resources control. Male dominance entails that women are to depend almost entirely on men in making every decision that affects the family including, but not limited to the number of babies to have, when to get pregnant, usage or non usage of contraceptives, whether or not to go for antenatal care, to mention a few), even when they are directly affected by such decisions (Kinanee and Ezekiel Hart 2009). Gender is the social construction of roles allocated to men and women (O Brien and White 2003). These roles vary geographically and change over time (O Brien and White 2003). The conventional system in many African countries lay out specific roles that both men and women are to perform in their families and communities. For instance, from childhood boys are instilled with the mentality that they were to be strong and hardworking, so as to be able to effectively take care of their wives. Girls, on the other hand, were to focus solely on the domestic activities. They were to ... Get more on HelpWriting.net ...

  • 7. Implementing Fixed Patient For Nurse Ratios Implementing Fixed Patient to Nurse Ratios in High Volume High Acuity Settings Striving for excellent patient care is the cornerstone of nursing. However, delivery of innovative care requires nurses to take initiative in finding issues and concerns in current clinical practices to promote change that leads to optimal patient outcomes. One current issue in clinical practice is the varying patient to nurse ratios (PNRs) amongst different hospitals (Aiken et al., 2012). Having high PNRs may lead to nurse burnout, medical errors, and ineffective nursing care (Aiken et al., 2012; Karavasiliadou Athanasakis, 2014). The solution would be to regulate PNRs, especially in areas such as the emergency room. To initiate this change, a task force would have to be established to use current data and research as evidence to propose the change, implement the change and evaluate its effectiveness. Change Model Overview The Johns Hopkins Nursing Evidence Based Practice (JHNEBP) process can be used to facilitate change. This process serves as a guideline to access, combine, and implement research into nursing practice. According to Dearholt and Dang (2012), the JHNEBP is an 18 step process that occurs in three phases. Phase one of the JHNEBP contains steps 1 through 5 and can be summarized as the practice question phase where the issue is identified (Dearholt Dang, 2012). Phase two is the evidence phase containing steps 6 through 10 and is where search for evidence pertaining to the issue ... Get more on HelpWriting.net ...
  • 8. Naked Economics Chapter 2 Essay The main point of chapter two is to explain why economies do not have a fixed number of jobs regardless of manpower. This is a common misconception whereas an increase in the manpower of an economy will increase the unemployment rate. However, due to large numbers of migrations that have occurred recently, real world experiments can be observed to understand the impacts. What has been learned from these events is that a reactive economy can handle fluctuations in the size of the workforce satisfactorily. The Mariel boatlift is a good real world example of a large migration from Cuba to Miami had little impact on employment and wages in Miami. The economic explanation for this illogical occurrence is due the ability the Miami economy was ... Show more content on Helpwriting.net ... Lowering the retirement age may be a good way for those to exit the labor force opening up more jobs and reducing unemployment. However, it will have the opposite impact, due to the ratio of working age population to the retirees. This puts more cost of retirements on the GDP, increasing the taxes levied to pay for items like social security. In turn, this increase in the costs of labor will have the opposite effect and would have negative impacts to employment. In France another method to increase more people in a job was the 35 hour work week law. Studies in Germany and France have shown that reducing the work week has little impact on employment though. People in Germany did work less, but additional position creation did not happen. In France those who were impacted by the reduction actually were more likely to lose their job and had no positive impact in the level of employment. The reason shortening the work week does not increase the level of employment is the same as migration. There are not a fixed number of jobs or hours to be ... Get more on HelpWriting.net ...
  • 9. The Adoption Of Autonomous Vehicles 2.1 Introduction There are roughly 250 million registered motor vehicles in the United States (Blanco, 2010). This corresponds to almost one vehicle for every citizen. According to the Federal Highway Administration, the average American driver drives almost 40 miles every day (FHA, 2011). Given how heavily vehicles are used today, especially in the United States, their replacement with autonomous vehicles could easily have far reaching implications. The adoption of autonomous vehicles into society could affect a multitude of issues. Among these issues are safety, cost, productivity, legality, public opinion, and the environment. Each will be touched upon in this section. It is important to have a general knowledge of these areas in order to better understand the speed at which autonomous vehicles might be adopted. We ve chosen these areas specifically because we expect them to be the biggest factors in the adoption of autonomous vehicles. However, it s important to keep in mind that some of the technologies that will be discussed are still being developed. Therefore the implications that are dependent on technologies still being developed can be considered somewhat speculative. 2.2 Safety One of the major incentives for developing autonomous vehicles is the potential impact on vehicle safety. In 2009, there were 10.8 million motor vehicle accidents in the US, resulting in 35,900 deaths (Census 2012). It s estimated that over 90% of all accidents are due to ... It is the nature of someone in society to repay evil for evil. It was once said, An eye for eye only ends up making the whole world blind (Hall, Karyn). The struggle with revenge is centuries old. Shakespeare said, If you prick us do we not bleed? If you tickle us do we not laugh? If you poison us do we not die? And if you wrong us shall we not revenge? Shakespeare clearly thought revenge was as normal and predictable as the sun rising (Hall, Karyn). Gimple s character differs greatly from this vengeful human nature. He forgave easily and accepted the fact that people are entitled to mistakes. An example of this is found when Gimple and Elka were separated. Gimpel had found her lying with another man and the Rabbi separated them until a divorce could be arranged. While Gimple was alone and was pondering upon this predicament, he said to himself, There is bound to be a slip sometimes. You cannot live without errors. Probably that lad who was with her led her on and gave her presents and what not, and women are often long on hair and short on sense, and so he got around her (singer, Isaac). • 16. The Use Of Moral Codes In The Beatitudes Christianity, too, has a set of moral codes that its members are called to follow. The main Christian moral code is known as the Beatitudes, spoken by Jesus in the Sermon on the Mount. They acknowledge a reward for the poor, mourning, meek, hungry, merciful, pure in heart, peacemakers, persecuted, and insulted (Barnes, 2017). In addition to the Beatitudes, there are two greatest commandments offered as a moral guide for Christians. These two commandments are stated in the Gospel of Matthew: Love the Lord your God with all your heart and with all your soul and with all your mind. This is the first commandment. And the second is like it: Love your neighbor as yourself (Matthew 22: 37 29). In addition to the standard moral codes, Christians also follow the Ten Commandments, instructions inscribed on stone given to Moses by God on Mount Sinai. The Ten Commandments, though, are aimed at combatting sin, forcing Christians to understand that sin can be committed in more than one way: in thought, word, and deed (Barnes, 2017). Like Hinduism, moral codes make known the responsibility that followers have to both the deity and to others. In Christianity, moral codes are made known more obviously than in Hinduism, and are aimed at all Christians, not based on circumstances. Every Christian is called to obey this responsibility regardless of wealth, occupation, age, etc. Both Hindus and Christians are responsible for serving their God or god(s) and humanity through expression of these codes and commandments. They each obey this responsibility in various ways. Hinduism contains a wide variety of practices consisting of: meditation, yoga, devotions, and pilgrimages (Molloy, 92). Meditation is an integral part of the Hindu religion, it is known as when the mind is focused only on the object of concentration (Molloy, 92). A specific way in which this can be performed is through yoga. The Hindu religion not only practices the physical yoga that is most prevalent in the Western world, but they practice several. To produce many sweaters at reduced cost and financial risk, Benetton took advantage of an old Italian cottage industry. Benetton farmed out labor intensive production knitting and sewing to small, family owned companies (many owned in whole, or part, by Benetton management) throughout northeast Italy. There is such a high demand for the Eclipse 500, the best VLJ currently on the market, which has worked very well to slow growth in this industry space. The airline industry is often considered an unattractive industry, with high variability of performance and problems of overcapacity? Is the air taxi industry any different? The air taxi industry is very different from the original airline industry. For Linear air at least, they handle bookings on a per plane, per hour basis. This scheduling model helps to eliminate the problem that commercial airlines have because there will be no planes flying for little to no reason. By this, I mean that a lot of commercial flights end up flying with several empty seats or seats sold at a discounted rate. With the high cost of flying a larger plane, when seats are empty or sold for less it is almost not worth it to have that flight in the first place. For Linear air, charging on a per plane basis allows them to ensure that no plane is flown without need. Along with this, the air taxi industry works around customer need, and customers have the ability to book flights with shorter notice. This in turn, however, means that a flight may not always be available but, does help to assist with overcapacity issues. Specifically, for Herp and Linear Air, they are expanding their air taxi Capacity watchfully, with only 960 revenue hours, per plane, per ... Get more on HelpWriting.net ...

Show more content on Helpwriting.net ... This failure in bargaining is a study on its own. For instance in the process of bargaining many states find it difficult to trust their rivals because of the potential for incomplete information. Often, actors will strategically misrepresent information as a means to extract certain demands when actors cannot reliably trust in who they are bargaining with. This distrust between actors also leads to commitment problems. In situations when there is a potential power shift and goods could potentially be exchanged or divided there is concern over what could possibly alter in the future. Power changes such as this can lead to preventive war or attempts at first strikes which is when one actor might seek action as a means to prevent war or to have an early advantage. Often the neutrality of outside actors is necessary for bargaining to succeed or to prevent one side from future exploits. Furthermore, intrastate conflict which is often ethnic conflict has a greater tie to territory and resources. Things like territory for an ethnic groups has specific relation to identity likewise for the state territory in the resources that come for it are their sign of power. These young children that are acquiring two or more languages concurrently, or learning a second language along with refining their native language are considered dual language learners (DLLs) (Espinosa, 2015, p. 40). The number of DLLs has multiplied tremendously and now accounts for 25% of all children living in the United States (p. 40). • 28. Business Marketing Of Foreign Buyers Part II. Active marketing to foreign buyers Chapter 22. Decisions to make based on demand for your real estate and marketing budget To market to foreign buyers or not? This is the same powerful question as the famous To be or not to be? As a real estate seller of just one private property or a developer with many properties or a realtor you have to answer this question to yourself, having been equipped with all the preliminary information you can gather before you start doing anything. Marketing costs money and takes time, so, without thoughtful consideration and a solid marketing plan with a budget you do not have to start spending money and time. There are obvious situations where and when it is the only possibility to sell your property: your country or area is in economic and financial problems and thus local buyers do not buy. You have to answer Yes . There are less obvious situations when the local real estate market is in balance more or less right now, but you hear a lot around how other sellers, developers and realtors benefit from selling real estate to foreigners. Your choice then. Even in a hot seller s market when it is no problem to receive a quick offer from a local buyer, sometimes it makes sense to market to foreigners anyway as you can get a higher price from the foreign buyers under the circumstances. • 29. The Bluest Eye Research Paper The rape of Pecola is a tragic occurrence. In The Bluest Eye, Toni Morrison focuses heavily on the topic of her rape. Morrison shows how the rape has affected Pecola by creating a powerful and compelling tale, allowing the reader to connect with Pecola and better empathize with her. Morrison s stylistic choices and use of powerful language make her story even more commanding and eye catching and further the reader s understanding of Pecola s misery and their sympathy towards her. Morrison uses word choice and sentence structure during the scene where Pecola is raped to emphasize the disturbing nature of the action. Morrison gives the reader a window into Cholly s thoughts right before he penetrates her. Morrison writes, He wanted to fuck her tenderly (Pp. 162 3). The juxtaposition of the words fuck and tenderly create a striking and disgusting image that helps to convey the true horror of the rape. Fuck is related to violence and cruelty while ... By writing that Cholly had dropped his seeds in his own plot of black dirt , Morrison causes the reader to more fully understand the power and horror of the rape. According to Jesse Prinz, the origins of our moral inclinations is merely cultural. In some instances, you may need to terminate a real estate easement. Is it possible? The simple answer to the question is yes, it is possible under certain circumstances. Some easements have been in place for many, many years. In this case, it could be effective to institute a lawsuit known as a Quiet Title Action. In the book Life of Pi, Yann Martel s character Piscine Molitor Pi Patel survives a shipwreck and ends up on a lifeboat with a variety of animals one of which being a bengal tiger. The story starts out with Pi telling the author he can make him believe in God with his story. Throughout the story Pi tells a great tale of his experiences on the lifeboat with the tiger but the only thing is that s exactly what it is, a tale. The real story comes at the end of the book when two Japanese men question Pi about the sinking of the Tsimtsum and Pi tells a different story because the men did not believe the animal one. The second story has humans instead of animals therefore making it the more reasonable story. So the human story is real because it is the more feasible option, being alone for a very extended amount of time can cause a person to lose their sanity, and some of the things that Pi mentioned were a little far fetched. The human story is the all around most reasonable story obviously. There is no way that Pi could survive nearly 300 days with such a big predator. However Descartes does see that even though his senses can deceive him that doesn t mean that his senses aren t altogether a deception themselves. His mind cannot create something that he himself has never felt, heard, seen, smelled, or tasted before, the mind creates what it has encountered before and sometimes even if you haven t encountered a specific situation or sensation the mind will at least compare it to something of similar sensation. So, for this Descartes knows that his senses have the ability to deceive him but that when they do deceive him they are using real reference points.
