Growth of Town
4
 Town is dynamic
 Causes of Growth
 Population
 Enhancement of Transportation facilities
 Waterways, Airways
 Vertical development – High Rise
 Urban life opportunities
 Amenities of Leisure
 Convenience
 Recreation
 Employment
 Career
 Education
 Research
Stages in Growth of Town
5
 Patrick Geddes
 Primary: Agriculture necessity
 Secondary: Centre of exchange of Money (Marketing Town)
 Tertiary: Residential, Educational, Recreational
 Lewis Mumford
1. Eopolis: Single unit (agri)
2. Polis: Self contained (commerce, Industry)
3. Metropolis: (Metro)- High density, all facility
4. Magapolis: Over grown (Initial Collapse)
5. Tyrannpolis: Further decay in trade, commerce, power
6. Necropolis: (Necrosis) – Complete breakdown, famine, dieses
Growth of Town
6
 Growth classified as
 According to Origin
 Natural
 Concentric Spread
 Satellite Town
 Ribbon Development
 Scattered Growth
 Planned
 According to Direction
 Horizontal & Vertical
Natural Growth- Concentric Spread
7
 Improper Housing
 Accidents
Natural Growth- Satellite Towns
8
 A satellite town or
satellite city is a concept
in urban planning that
refers essentially to
miniature metropolitan
areas on the fringe of
larger ones
 Eg. Navi Mumbai,
New Delhi
Characteristics of Satellite Towns
9
Satellite cities are small or medium-sized cities
near a large metropolis, that:
 Predate on metropolis' suburban expansion
 Are at least partially independent from that
metropolis’ economically and socially
 Are physically separated from the metropolis
by rural territory or by a major geographic
barrier
 Satellite cities should have their own
independent urbanized area, or equivalent
 Have their own bedroom communities
(Commuter Town)
 Have a traditional downtown surrounded by
traditional "inner city" neighbourhoods
 May or may not be counted as part of the
large metropolis' combined statistical area
Summary of Satellite Towns
10
Natural Growth- Ribbon Development
11
Our examples-Jaysingpur, Sangli – Miraj,
IRC-SP-15-1996 Ribbon Development Along Highways
give specification to ribbon development in India
Natural Growth- Ribbon Development
12
Characteristics
 In the beginning this growth is very small along the road side but
soon it occupies whole of the area.
 It happens especially in newly developing towns where rule and
zoning regulations have not been strictly enforced.
 Ribbon development has become a regular feature where we find
overcrowding of all types of buildings such as schools, factories,
petrol pumps etc.
 This type of development is more dangerous from traffic point of
view.
Natural Growth- Ribbon Development
13
Disadvantages
 Everybody wants to take advantage of the frontage of main road.
 The interior is therefor left underdeveloped, causing wastage of
valuable land.
 Overcrowding on the roadside. Streets become narrow and give rise
to accidents.
 All types of buildings creep in at the frontage, such as schools,
factories, bus stops, petrol pumps, theatres, commercial complexes
etc. with no regard to zoning regulations.
 All these affect health conditions of the residents.
 The town spreads far and wide which is costly to maintain.
 Future improvements become very costly.
 Ribbon development is the inverse of planning and is not desirable.
Hence it is necessary to nip it in the bud or check its
development, at it’s early stage.
Natural Growth: Scattered
14
B. Planned Growth

2.1 growth pattern of towns

  • 1. Transportation Engineering – II (Town Planning) 1/7/2018 Prof. S.K. Patil, www.skpatil.com 1 . Course Learning Outcomes: • At the end of this session, the student will be able to understand the ways any town can develop Growth Patterns of Town

  • 4. Growth of Town 4  Town is dynamic  Causes of Growth  Population  Enhancement of Transportation facilities  Waterways, Airways  Vertical development – High Rise  Urban life opportunities  Amenities of Leisure  Convenience  Recreation  Employment  Career  Education  Research
  • 5. Stages in Growth of Town 5  Patrick Geddes  Primary: Agriculture necessity  Secondary: Centre of exchange of Money (Marketing Town)  Tertiary: Residential, Educational, Recreational  Lewis Mumford 1. Eopolis: Single unit (agri) 2. Polis: Self contained (commerce, Industry) 3. Metropolis: (Metro)- High density, all facility 4. Magapolis: Over grown (Initial Collapse) 5. Tyrannpolis: Further decay in trade, commerce, power 6. Necropolis: (Necrosis) – Complete breakdown, famine, dieses
  • 6. Growth of Town 6  Growth classified as  According to Origin  Natural  Concentric Spread  Satellite Town  Ribbon Development  Scattered Growth  Planned  According to Direction  Horizontal & Vertical
  • 7. Natural Growth- Concentric Spread 7  Improper Housing  Accidents
  • 8. Natural Growth- Satellite Towns 8  A satellite town or satellite city is a concept in urban planning that refers essentially to miniature metropolitan areas on the fringe of larger ones  Eg. Navi Mumbai, New Delhi
  • 9. Characteristics of Satellite Towns 9 Satellite cities are small or medium-sized cities near a large metropolis, that:  Predate on metropolis' suburban expansion  Are at least partially independent from that metropolis’ economically and socially  Are physically separated from the metropolis by rural territory or by a major geographic barrier  Satellite cities should have their own independent urbanized area, or equivalent  Have their own bedroom communities (Commuter Town)  Have a traditional downtown surrounded by traditional "inner city" neighbourhoods  May or may not be counted as part of the large metropolis' combined statistical area
  • 11. Natural Growth- Ribbon Development 11 Our examples-Jaysingpur, Sangli – Miraj, IRC-SP-15-1996 Ribbon Development Along Highways give specification to ribbon development in India
  • 12. Natural Growth- Ribbon Development 12 Characteristics  In the beginning this growth is very small along the road side but soon it occupies whole of the area.  It happens especially in newly developing towns where rule and zoning regulations have not been strictly enforced.  Ribbon development has become a regular feature where we find overcrowding of all types of buildings such as schools, factories, petrol pumps etc.  This type of development is more dangerous from traffic point of view.
  • 13. Natural Growth- Ribbon Development 13 Disadvantages  Everybody wants to take advantage of the frontage of main road.  The interior is therefor left underdeveloped, causing wastage of valuable land.  Overcrowding on the roadside. Streets become narrow and give rise to accidents.  All types of buildings creep in at the frontage, such as schools, factories, bus stops, petrol pumps, theatres, commercial complexes etc. with no regard to zoning regulations.  All these affect health conditions of the residents.  The town spreads far and wide which is costly to maintain.  Future improvements become very costly.  Ribbon development is the inverse of planning and is not desirable. Hence it is necessary to nip it in the bud or check its development, at it’s early stage.
