PACKARD PLACE
Phoenix, Arizona
Located off a mid-block alley east
of Central Avenue this two-story
9,683 s.f. building was the former
home of Phoenix’s first Packard
automobile dealership. Built primarily
of unreinforced brick masonry
construction, new windows and stairs
were added to provide code required
access and light. Acomplete upgrade
of all existing mechanical, electrical,
plumbing and structural systems
was necessary to provide for new
tenant lease space. A generous
landscaped shaded courtyard
was developed for place making
and improved entry experience.

Phoenix, Arizona
Located on the east side of Central
Avenue one block north of the
downtown Phoenix Public Market
these buildings formerly housed a
variety of different retail tenants until
they were completely remodeled
into their current office oriented use.
Ranging from one to two stories in
height and constructed primarily
of unreinforced brick masonry
construction any new openings
in either the roof or exterior walls
required extensive structural
modifications. While not listed as
historicbuildings,adetermineddesign
emphasis was made to update these
structures in a fashion sympathetic
to their longevity. A variety of colors,
materials, large windows and shaded
awnings contribute to the pedestrian
experience while enlivening the
Downtown Phoenix streetscape.

THE BARTON OFFICE BUILDING
Phoenix, Arizona
This 18,000 s.f. two-story building
was a former single user office
building on a 1.12 acre site.
Conversion to a new flexible multi-
tenant office building required the
addition of an elevator inspired by
the existing mid-century architecture
and located just outside the existing
building footprint for tenant suite size
flexibility and maximum leasable
building area. A complete upgrade
of all existing mechanical, electrical,
plumbing and structural systems
as well as a new common restroom
core on each floor was necessary to
provide for new tenant lease space.

STELLAR BUSINESS CENTER
Chandler, Arizona
Stellar Business Center is comprised
of a series of 5 one-story tilt-up
concrete buidings ranging in size
from 23,100 s.f. to 37,202 s.f. for a
total building area of 135,330 s.f. on
a 10.9-acre site in Chandler, Arizona
near the Stellar Air Park. Designed
as an upscale flex industrial/
office project, the buildings feature
contemporary glass curtain walls
perfect for office and showroom
tenants. Minimal interior columns
and 22’ interior clear height provide
for maximum tenant suite flexibility.
Enhanced special landscape features
include several lush landscaped
social garden gathering areas to
provide inviting places for people
to enjoy the outdoor environment.

CHANDLER FIRE DEPARTMENT
ADMINISTRATION BUILDING
Chandler, Arizona
The 19,000 s.f. three-story Chandler
Fire Department Administration
Headquarters building is greatly
influenced by historic fire station
architecture. Careful consideration
was given to the material selections
to both echo this influence as well as
complement the surrounding context
in downtown Chandler, Arizona. The
primary function of the administration
building is to provide office spaces for
fire department chiefs and personnel
as well as an Emergency Operations
Center (EOC). Also considered
was the desire to memorialize the
history of the fire department. This
was accomplished through the use
of several focal points including a
historic fire truck and fire pole located
in a gallery style lobby. Repurposed
fire hoses were woven together to
create an overhead canopy that
protects a large exterior balcony
space surrounding the double height
lobby while also providing solar
control shading for this public space.
The project is sited in a manner
that creates a lively streetscape/
pedestrian oriented presence.
The Chandler Fire Department
Administration building received
LEED Gold Certification, the 2010
Arizona Masonry Guild Excellence in
Masonry Architectural Craftsmanship
Award and the 2010 City of Chandler
Architectural Excellence Award.

ARCHITECT’S OFFICE
Scottsdale, Arizona
A 5,000+/- s.f. tenant improvement
suite build-out for an architect’s office
located in Old Town Scottsdale. Built
on a very limited construction budget,
the suite features open ceilings, bright
paint colors and exposed mechanical
systems for a contemporary feeling
and cost savings. In addition to
several private offices and conference
room, open office systems furniture
work spaces are zoned into smaller
‘neighborhoods’ for ease of work
flow varied identity. An open break
room with a beverage bar forms the
social hub area for the entire office.

Proposed for a prominent location
in Scottsdale’s upscale Perimeter
Center Office Park, the Perimeter
Center II office building is a 3-story
large floor plate duel core multi-
tenant office project designed to
attract corporate tenants. Lush
Sonoran desert landscaping and a
reserved earth-tone color palette
supplemented with natural stone
accents, this building is designed to
compliment its natural surroundings.
Numerous outdoor patios and
balconies located throughout the
building as well as a dramatic three-
story tall glass enclosed atrium lobby
serve as desirable tenant amenities.

site in the affluent Southern Highlands
Development in Las Vegas, Nevada
the Southern Highlands Office
building is Mediterranean in character
to comply with the development’s
master-planned architectural theme.
This 66,150 s.f. three-story mixed-use
multi-tenant office project features
a grand 2-story tall lobby and street
level restaurants which also provides
an enhanced pedestrian experience.
Sited adjacent to large a water feature
that also serves as the site retention
basins, the Southern Highlands
Office Building has numerous grade-
level patios and courtyards to take
advantage of this beautiful location.

The BWB II is a two-story 33,600 s.f.
Garden Office Building located on a
2.05 acre site in Goodyear, Arizona.
Configured as a multi-tenant building
the suites are completely free of
interior columns for leasing flexibility.
The restrooms and elevator are also
located in the courtyard to provide for
maximum leasable area and tenant
size flexibility. Alushly planted interior
courtyard creates an enjoyable
shaded micro-climate featuring
lounging areas, benches, tables,
fountains and balconies as tenant
amenities. A combination of shade
trellises and perforated exterior metal
scrimframesprovidesacontemporary
building identity and contributes to
energy efficiency. Ground level entry
portals are positioned on all four
elevations for ease of site circulation.

master planning and design for a one
and two story multi-phased 43,600
s.f. administration and training central
services facility on a 12.59 acre site
in Marana, Arizona. The project was
designed to allow phased integration
of future buildings / pro¬gram in
a manner that complements the
existing design and Northwest Fire’s
long-term goals. The project includes
a multi-use central courtyard/
auditorium and firefighter memorial.

STORAGE FACILITY

Arizona Industries for the Blind
Federal Records Storage Facility
is a two-story 120,000 s.f. concrete
tilt-up building on a 4.18 acre site.
Designed to accommodate secure
records storage the main building
entrance evokes the strong sense
of security traditionally provided
by a bank vault door while also
providing larger glass areas for
administration office area day-lighting
and views. Future site flexibility
and expandable parking areas are
important design considerations.

yield, tenant accommodation
and overall project flexibility.

Phoenix, Arizona
This former 3,500 +/- s.f. residence/
insuranceofficewasdarkandgloomy;
filled with many small rooms this
existing one-story masonry building
needed a complete makeover to
accommodate the Thelen – Pollick
Advertising Artisans. Most of the
non-bearing interior walls were
removed to create a large open office
plan for both the creative studio and
administration staff. These interior
spaces were further complimented
with an inviting shaded outdoor patio.
A new entrance opening framed by
surrounding steel I-beams with full-
height glazing and dramatic floating
cantilevered metal canopy was
created to improve the circulation
flow while presenting a fresh
contemporary image to the public.
