京都地籍図を用いた大正期における地価の時空間分析 青木和人・矢野桂司・中谷友樹
本研究では,京都地籍図GISデータベースを活用して明治末期の京都市全域の宅地坪単価の分布を考察し,土地所有者の居住地分布や名寄処理から上位5位の大地主の所有土地分布を検証した.
100m距離帯別坪単価の分布から,地価が距離逓減する中で800~1300mで地価が上昇する距離帯が確認され,サーカステントモデルの下位階層の中心地であることが伺える.ここから明治末期の京都市の中心地階層構造が徒歩圏の1000mに準ずる800~1300m範囲で規定されていたことが推察されるが,その検証には今後,現在の地価での100m距離帯別分布との比較など詳細な検証が必要である.
土地所有者の居住地の分布から,京都市中心部の土地所有者のほとんどは,京都市内居住者であったことが確認でき,中心部には東京市など市外居住者の土地が多数確認された.土地所有者ごとの名寄処理で上位5位大地主の所有地分布から,明治末期の大地主の人物像や所有地の広がりが確認できた.彼らを始めとする大地主の土地利用意向が,その後の京都市の都市景観を大きく変えたと考えられる.今後,大地主の所有土地の利用変化を詳細に検証することで,明治末期からの京都市の都市景観の変遷要因を明らかにできるであろう.また,ネットワークバッファ距離帯による価格分布などGISの空間分析機能をより活用した分析も求められる.
A Spatio-temporal Analysis of Land Prices in the End of the Meiji
Period by Using Kyoto Cadastral Map

Abstract: This paper examines the city’s spatial pattern of land prices in the end of the Meiji Period by using GIS database of the Kyoto cadastral map. First, by using GIS spatial analysis function, we figure out distribution of the land prices by calculating each land unit’s distance from the city center as the most expensive piece of land. As a result, our analysis reveals the bottom parts of the circus tent model of land price distribution. Next, we draw a map of lands owned by large landowners through name identification processing. The result shows that most of the large landowners of the city center were city residents. It also reveals that the top five of the largest landowners consisted of a Buddhist priest, three merchants, and a former village headman, whose lands concentrated on the south side of the Imperial palace in the city center.
