The Real Estate Report
Home estimate sites are a dime a dozen. The
problem with all internet home estimate sites is
they are limited by the quality of their algorithm and
the data used.
Most of them use county sales records, while some
of them add in Multiple Listing data. If you’re in a
non-disclosure state, well, you are out of luck.
The major problem with all automated home
estimate sites is they are limited to the data on
hand. Typically, that includes only square footage,
number of beds and baths, recent sales prices and
assessor tax values.
What is not included are location nuances such as
is the property on a quiet street or next to a main
thoroughfare. Did the owners remove that cheap
carpeting and replace it with hardwood floors?
Were the appliances replaced with high-end
hardware? Granite countertops or tile?
The list goes on.
There are three ways to get an accurate estimate
of your homes worth.
Hire an appraiser. That costs money and they will
be conservative.
Have a local REALTOR® come by to look at your
property. A local REALTOR® will be familiar with
your community, what’s sold, the condition of the
property, what’s for sale and how desirable the
property and community are in today’s market.
The third way is to do it yourself. You’ve probably
lived in the neighborhood for years and visited with
your neighbors so you know what has been done
to the homes. Plus, with our Recent Sales &

going on in your neighborhood.

MORTGAGE RATES: DOWN TODAY, UP TOMORROW
August 5, 2016 -- As financial markets begin to look
past the disappointing second quarter GDP report, the
focus turns from history (the second quarter ended
weeks ago) to more current data. Is there economic
acceleration? Has the Brexit vote seriously derailed
activity? What combination of data might make the Fed
move in September... or stay pat again?
The Brexit vote's disruption prompted at least one
central bank into action, as the Bank of England both
chopped its primary lending rate in half (to 0.25 per-
cent), re-started a sovereign-bond buying program last
operated in 2012 and will even begin to buy certain
private corporate bonds, all in an effort to try to ward
off concerns about weakening economic conditions as
a result of the vote to leave the European Union. Al-
though data of such weakening to date is scant, meas-
ures of consumer and business moods have turned
decidedly darker, perhaps presaging troubles to come.
On this side of the pond? Things are pretty good and
may get even better. This provides a counterbalance to
the actions in the U.K., and while mortgage rates had
been easing a bit this week, we seem poised to retrace
those steps next week.
HSH.com's broad-market mortgage tracker -- our
weekly Fixed-Rate Mortgage Indicator (FRMI) -- found
that the overall average rate for 30-year fixed-rate
mortgages decreased by five basis points to fall back
to 3.55 percent. The FRMI's 15-year companion also
fell by five basis points, slipping down to an average
rate of 2.96 percent for the period. Popular with first-
time homebuyers, rates on fully-insured FHA-backed
30-year FRMs remain a little below their Fannie and
Freddie counterparts, but managed just a two basis
point decline this week, landing at an average rate this
week of 3.42 percent, a level seen in three of the last
four weeks. Meanwhile, the overall 5/1 Hybrid ARM
followed its overall fixed-rate counterparts perfectly this
week, easing five basis points to 2.86 percent. Mort-
gage rates have moved in a very narrow range for the
past five weeks.
Credit conditions for mortgage borrowers continued to
ease around the fringes in the second quarter. Accord-
ing to the latest Senior Loan Officer opinion survey
from the Federal Reserve, about 11.5 percent of re-
spondent banks loosened the reins for Fannie and
Freddie-eligible loans, and some eased conditions for
jumbo and non-QM borrowers as well. The report does
not detail what forms these loosening's take or which
specific lenders are making them, but our guess is that
it is merely reductions in overlays for certain borrowers
or products that is the proximate cause.

age includes mortgages of all sizes, includ-
ing conforming, "expanded conform-
ing," and jumbo.

  • 1. The Real Estate Report Home estimate sites are a dime a dozen. The problem with all internet home estimate sites is they are limited by the quality of their algorithm and the data used. Most of them use county sales records, while some of them add in Multiple Listing data. If you’re in a non-disclosure state, well, you are out of luck. The major problem with all automated home estimate sites is they are limited to the data on hand. Typically, that includes only square footage, number of beds and baths, recent sales prices and assessor tax values. What is not included are location nuances such as is the property on a quiet street or next to a main thoroughfare. Did the owners remove that cheap carpeting and replace it with hardwood floors? Were the appliances replaced with high-end hardware? Granite countertops or tile? The list goes on. There are three ways to get an accurate estimate of your homes worth. Hire an appraiser. That costs money and they will be conservative. Have a local REALTOR® come by to look at your property. A local REALTOR® will be familiar with your community, what’s sold, the condition of the property, what’s for sale and how desirable the property and community are in today’s market. The third way is to do it yourself. You’ve probably lived in the neighborhood for years and visited with your neighbors so you know what has been done to the homes. MORTGAGE RATES: DOWN TODAY, UP TOMORROW August 5, 2016 -- As financial markets begin to look past the disappointing second quarter GDP report, the focus turns from history (the second quarter ended weeks ago) to more current data. Is there economic acceleration? Has the Brexit vote seriously derailed activity? What combination of data might make the Fed move in September... or stay pat again? The Brexit vote's disruption prompted at least one central bank into action, as the Bank of England both chopped its primary lending rate in half (to 0.25 per- cent), re-started a sovereign-bond buying program last operated in 2012 and will even begin to buy certain private corporate bonds, all in an effort to try to ward off concerns about weakening economic conditions as a result of the vote to leave the European Union. Al- though data of such weakening to date is scant, meas- ures of consumer and business moods have turned decidedly darker, perhaps presaging troubles to come. On this side of the pond? Things are pretty good and may get even better. This provides a counterbalance to the actions in the U.K., and while mortgage rates had been easing a bit this week, we seem poised to retrace those steps next week. HSH.com's broad-market mortgage tracker -- our weekly Fixed-Rate Mortgage Indicator (FRMI) -- found that the overall average rate for 30-year fixed-rate mortgages decreased by five basis points to fall back to 3.55 percent. The FRMI's 15-year companion also fell by five basis points, slipping down to an average rate of 2.96 percent for the period. Popular with first- time homebuyers, rates on fully-insured FHA-backed 30-year FRMs remain a little below their Fannie and Freddie counterparts, but managed just a two basis point decline this week, landing at an average rate this week of 3.42 percent, a level seen in three of the last four weeks. Meanwhile, the overall 5/1 Hybrid ARM followed its overall fixed-rate counterparts perfectly this week, easing five basis points to 2.86 percent. Mort- gage rates have moved in a very narrow range for the past five weeks. Credit conditions for mortgage borrowers continued to ease around the fringes in the second quarter. Accord- ing to the latest Senior Loan Officer opinion survey from the Federal Reserve, about 11.5 percent of re- spondent banks loosened the reins for Fannie and Freddie-eligible loans, and some eased conditions for jumbo and non-QM borrowers as well. The report does not detail what forms these loosening's take or which specific lenders are making them, but our guess is that it is merely reductions in overlays for certain borrowers or products that is the proximate cause. 2 Local Market Trends | San Francisco | Mortgage Rate Outlook The chart above shows the National monthly average for 30-year fixed rate mort- gages as compiled by HSH.com. The aver- age includes mortgages of all sizes, includ- ing conforming, "expanded conform- ing," and jumbo.
