REVERSE FEASIBILITY STUDY
A Reverse Feasibility Study is an analysis of
the existing competition and upcoming self-
storage or RV storage competition in a given
market.
The market can be a city, county or entire
state. The entire area is mapped for
competitors and their occupancy levels,
facility size and rates are compiled in order to
adequately complete a supply and demand
analysis and complete a preliminary financial
analysis for storage viability of the study
area.
Once the study is done the land acquisition
can begin.
REVERSE FEASIBILITY STUDY
MAPPING IN GENERAL
Development Services Inc has a database
with over 68,107 individual Self-Storage
Facilities in the United States and 9,315 RV
& Boat Storage Facilities in the United
States compiled and mapped.
LOGICAL FEASIBILITY
As a new or seasoned developer the largest
most intricate decision you can make in the
storage industry is location of a new
facility. The Reverse Feasibility study
allows the Developer to make informed
decisions regarding land acquisitions with
the majority of the feasibility analysis
complete before making the offer on the
land. This allows the Developer the upper
hand in negotiations and allows for a
greater success of the project.
DUE DILIGENCE
Having the Reverse Study complete prior to
land acquisition allows the Developer to
shorten the escrow requirements as a
portion of the due diligence is completed
with the Reverse Study; this may allow the
Developer the winning bid over other land
acquisition bidders.
