The Flow… © 2005 Day Investment Group, Inc • We locate prospective houses, using list providers and marketing. • We get the house under contract and agree on the purchase price for the house. • We borrow money from you to purchase the house • We have a formal closing, at a title company and you get a promissory note, and mortgage on the house • If minor repairs are to be done, a licensed contractor completes repairs • The house is sold, you receive your principle and interest, and I receive my profit. It is a very simple plan!

13. Early Termination © 2005 Day Investment Group, Inc Banks charge Early Termination Fees to investors who terminate their CD prematurely. These fees can nullify any interest that accumulated, if not a potion of your principal. We DO NOT charge any of our investors an Early Termination Fee. All we ask is provide us with 45 days, so that we can substitute another investor for your funds.

14. Why we don’t amortize © 2005 Day Investment Group, Inc • To increase your interest: You receive less interest, when you amortize, since your principal will be reduced, every payment. • For your protection: Some people would be apt to spend the monthly payments as “fun money” and loose their initial capital.

Our Commitment To You © 2005 Day Investment Group, Inc • Your investment will always gain 10% or 12% simple interest (depending on pay schedule you choose.) • Your investment will not be tied up for more than five years. • You will never be charged an early withdrawal fee. • Your interest rate will never change.

16. Investment Guidelines © 2005 Day Investment Group, Inc • Investments between $5,000 and $75,000 will generally be placed in junior lien positions. • Investments over $75,000 will generally be placed in first position. We DO NOT co-mingle investor’s funds. Each investor will have a separate mortgage and note, if multiple investors are needed to fund a deal.

18. What happens if Ivory Dies? © 2005 Day Investment Group, Inc • The company is set up to pass control to it’s members, and will honor all agreements. No disruption to any current payment plans or investments will be seen to the investor. • The company is set up that if all members are deceased, all houses are sold. • Your principle and interest will be taken out of the proceeds of the sale, and returned to you.
