9. Overall Assessment: Arista VS Competitors
• ARP is conveniently nested in a major road network which makes it
strategic.
• ARP is one of the less densed projects within the area with only 286
units/ha. It may not be the least densed, but it offers a relatively
higher parking ratio, many amenities, and lower pricing.
• While ARP is tightly competing with well-known developers such as
Avida Land, SMDC, and Filinvest Land, it still manages to pick-up on
sales with its Vincere building that is selling almost 100 per month
from launch date.
• Among all competitors, ARP’s inventory is the most sold to date
regardless of numerous RFO units available from competitors. This
shows the demand for the quality products of DMCI Homes.
10. Overall Assessment: Arista VS Competitors
• On Unit Mix:
– Only ARP offers sole 2-BR units for the exclusivity of the
project. However, Asiana Oasis (Filinvest) is offering the
same unit mix.
• On Location:
– ARP is located along a major road network which is
relatively closer to the CBD’s of Metro Manila and its major
road networks.
– In terms of location is NAIA Garden Residences is a
competitor. However, in terms of target market and unit
configurations, the following are ARP’s direct competitors:
– Avida Towers Sucat
– Field Residences
– Asiana Oasis
11. Overall Assessment: Arista VS Competitors
– The SMDC and Avida Land brands cater to both the end-user
market and the investor market.
– Asiana Oasis is the main competitor of ARP in terms of product
features (resort-inspired) as it is very similar to ARP. However,
ARP outweighs Asiana in terms of pricing and amenities, which
is a significant factor for their target market: end users.
• On Remaining Inventory:
– On the average, ARP is 54% sold as compared to Asiana Oasis
which is only 3% sold as of 2Q2012.
• Unit Floor Area
– ARP offers relatively larger unit cuts. Its smallest 2-BR is 53sqm
while its largest is at 77sqm.
