Estimating the Local Impact of On-line Sales
The growth of on-line sales has continued at a dizzy pace for nearly a decade. From about
6% of comparison goods sales in 2005, on-line is estimated to be about 15% today and is
expected to reach 20% by 2020. Combined with equally impressive non-grocery sales
growth at supermarkets, the Portas Report calculates that only 42% of all retail sales now
take place on the high street. Clearly, it is no longer correct to assume that all residential
spend in a catchment is available for towns to convert into sales and sustainable rents...
