  1. Give your general welcome here – I usually thank whomever it is that allowed me to speak and let the group know it’s a privilege to get in front of them.
  2. These click in one at a time – so hit the high points of each bullet. We are the Fastest Growing Staging company – when I started, there was one other ASP over in Amador –and that was it. I spent the first 3 months networking and calling realtors, and got going in March 2003 with what would be the first of 120 jobs done this past year. Staging was not a prevalent concept here even though it’s very popular in the Bay Area – but that trend is changing. We are uniquely positioned geographically with our team of ASP Designers – you are in EDH, 2 of us in Placer, and one in Sacto County. ASP Designation – hit on the fact that it is the only nationally recognized designation for Home Staging, and it was important to me when pulling the team together that we all have this specific training. This is not a hobby to us – it is our main focus – and we have been trained by the best. We have insurance and business licenses in all areas we serve. Staging is trademarked – we have to pay to use the word and have set up the business professionally. Our website is a great resource for realtors – to educate and inform them on the benefits of Staging, and trends. It is also a great resource for their clients – so encourage them to check it out and learn about all of our backgrounds, and see some of our work.
  3. As you stated before – these are the designations – and realtors want to use Stagers with these designations as we have been specifically trained to Stage homes. Don’t spend too much additional time on this page as you have covered it before.
  4. Now you are going to launch into your topic – the benefits of home staging and how it helps you sell. Go over the definition of Staging – let them know that it is our belief that every house can be staged. We have worked on all types of homes – we have not met a house yet that we could not stage! We have worked on small, modest homes in $200K price range – all the way to the $6.9 Million Mansion – and everything in between. Sellers only have control over 2 factors – realtors help them with the list price, and we can help with how their house looks. Sellers have no control over market conditions, competition, interest rates – but they do have control over how their house looks . . . .the investment in Staging is always less than their first price reduction.
  5. Go through these bullets – explain briefly what each one means. Broad appeal versus specific – since we don’t know who is going to walk through the door – need to make it appeal to the greatest number of buyers. Use “Buyers’ Eyes” – looking for those things that are features to enhance in the home- a fireplace, lovely view window, etc. – and we’ll refocus the room to play up to those area. We will also work to minimize distractions or detractions in the home – ugly view, odd configuration, etc. We use a variety of techniques – including rearranging, refreshing the interior with color, and reducing the number of objects – a buyer needs to be able to mentally move into a home. We use color to add appeal and warmth, and make sure the house is clutter-free. We are selling space and not stuff.
  6. We get asked a lot from realtors when to bring up Staging. It’s a great idea to do it during listing presentation – set yourself apart from other realtors who are not offering Staging. In this market where sellers may ask for discounts in fees, give them something as a Value Added service so that you don’t have to discount – Give them something additional. (Note: The job we did for Cindy Stapp – she actually is getting a higher commission than normal because she is paying for the Staging. And the sellers went for it – they accepted the 3% fee in exchange for our services – so overall she’ll get $3,000 more and will spend $1000 to get it – a profit in her pocket of $2K. Point out that outside of the sellers, who is the most interested in what is going on with a listing – the nosy neighbors. They are all watching the house, and seeing when the sale pending sign goes up. If the house looks good, it will sell faster, and the realtor will get additional business because of that fact.
  7. Go through these briefly – they are on the website too. Point out the less obvious ones – the Appraiser and the Home Inspector. We had a realtor who stated that her house appraised for $10K over market comps because of the staging – and it also sold at the higher rate too.

  9. Because the way we live in a home . . . .(say the saying) – that’s what Staging is all about.
  10. The bottom line is that we exist to help your sellers get the most money for their home. Even in a hot market – have you ever sold a house for too much money? (they will usually chuckle at this point). . . How much more can you get for your sellers if you Stage their homes? Our stats are showing that our homes are selling 3-4 times faster than the regional averages, and at 4-8% more than list price. We are getting homes selling with multiple offers. Example: House in Rocklin – comps supported a $330K list price. We staged it and the realtor listed it at $350K –and it SOLD at $355K with 4 offers. That is nearly an 8% uplift – sellers are jazzed, and that realtor is going to get lots of referral business!
  11. Give them a brief overview of how we normally work – stress that we are flexible in our services, and because of our team, we are able to handle a large volume of work – we don’t have to turn business away, and we can meet the needed timeframes for realtors. We first ask them when the house is being listed – and then cater to that schedule. First step – phone consultation – get details on the house. That is usually followed by the Exclusive Detailed Report – the sellers’ road map to what needs to be done to Stage the house. They can implement it all or have us come and do a portion. We can do as little or as much as the seller needs. We do like to come back and do “fine tuning” – help accessorize counters, bathrooms, and dress up the house with accessories if needed. We have a large inventory of Decorative accessories, foliage and some furniture. We also utilize rental furniture when necessary. Have machines that we can recommend that will help minimize odors. Staged home sign rider – have this available if realtors want to feature their home as a Staged home. Give Sellers Staging Guidelines to help them keep their homes in Staged condition while on the market.
  12. This is unique to our company – developed to reward those realtors who use us repeatedly. Want to offer discounts, priority scheduling, gift certificates for clients, and the ability to post listings online ! We offer custom Marketing support materials (my background with 15 years of Desk top publishing – helps me to be able to do this for them easily) – cohesive part of their Listing Presentations.

  15. Our days on market – 10.1 – that was for last quarter of 2003. First quarter, our days on market are about 5.
  16. Now talk about before and after pictures – tell the stories or just show the pictures and the impact of Staging. This one – high end home, blah bathroom – dirty towel – zero appeal.
  17. After – paint the walls – makes the window pop and adds warmth and appeal. Added a better towel and some décor from other areas of house. Great impact.
  18. Buyers have to be able to see what they are purchasing – no curb appeal – keep right on driving.
  19. Wow – now buyers can see what they are buying – and the appeal is evident!
  20. Vignette example – smaller square footage home – minimal budget – enough to pay for décor and time.
  21. This was the Living Room/Dining Room – first thing a buyer saw when they entered the house. The play structure had to go – and sellers were resistant. We talked about options – why they wanted to stage and how it would help them get the best price for their home.
  22. Sellers went to a consignment store – and after the house sold, took it back and re-sold it!
  23. We actually provided the boxing service for this client as they were unable to do it themselves. We can do as much or as little as the seller needs us to – it’s up to them.
