What does -ing mean?
The magazine’s name refers to the phrase Engineering for Living. It
combines the two ideas guiding all of our operations. First, YIT’s core
area of competence is in high quality technical know-how. Second, for us
technology itself has no intrinsic value – it is simply our way to provide
people with a functional living environment.

The heavy snows of last winter took Finland by surprise. While some people were
thrilled by the seemingly endless snowfall, for others the winter came to mean one
thing: shovelling snow.
Now winter and snow ploughing are already behind us, but the work of road
maintenance goes on with brushing and collecting sand on roads, washing
bridges, setting up new traffic signs with speed limits and so on. YIT provides road
maintenance services around the year – from summer to winter.
The Centre for Economic Development, Transport and the Environment (ELY)
makes long-term maintenance contracts with maintenance service companies.
The length of the contract guarantees experience and networking, and
through that, profitability for the contractors. YIT Finland has received two new
(EUR 18 million) maintenance service contracts in April.
Maintenance development is not only restricted to Finland. In Ramenskoye,
Russia, our property maintenance company takes care of all the residential
buildings built by YIT. The Russian property maintenance company differs from
its Finnish counterpart in that it simultaneously fulfils the administrative and
practical duties of both the housing cooperative and the building itself. Nowadays
our property maintenance company also operates in Zhukovsky, Pushkino and
Noginsk. Our operations are expanding as more buildings are constructed.
For the buyer, YIT offers more than simply a momentary partnership; indeed,
our buyers can reap the benefits of a long-term association. Besides building and
selling homes, we also take responsibility for a building’s later use. This gives us a
real competitive edge in the Moscow area.
In Norway, modern technology and our maintenance service are increasing the
efficiency of a new hospital, enabling the hospital staff to give patients the attention
they deserve. Upkeep and maintenance are based on YIT’s ServiFlex concept,
which is a comprehensive full-maintenance package. In Denmark the ESCO
cooperation begun by the Municipality of Halsnæs and YIT is the country’s most
extensive energy use innovation project so far. For example, Halsnæs has pledged
to invest in energy conservation solutions and to decrease CO2
emissions annually
by two per cent until 2025.

MAINTENANCE WORKER
Vesa Valtonen from YIT’s Infraservices has a diverse range
of responsibilities in road maintenance. In the winter, he is
kept busy with ploughing, salting and sanding, not to mention
clearing packed snow and doing crane work. As spring
approaches, he turns his attention to the work of sand removal
and pavement repair. In the summer, he is responsible for dust
binding, levelling gravel roads, washing and sweeping roads
and bridges plus changing and cleaning traffic signs. Valtonen’s
job also includes clearing roadside greenery
and maintaining green belts.

n A world-class fitness and wellness centre,
Salmisaari Wellness Centre, is opening its
doors to the public in the Salmisaari business
district in Helsinki on 1 April 2010. The
wellness centre, easily accessible by public
transportation, has facilities for all kinds
of physical activities and for every sports
enthusiast. The 20,000 m2
facility, designed
and built by YIT, is owned by Varma Mutual
Pension Insurance Company.
Among other things, there are two full-sized
ice rinks, an indoor beach volleyball court, a
fitness centre, versatile dance studio facilities,
a bowling alley and a games arena. It is also
possible to practise climbing on the 31-metre
climbing wall, which is the tallest in Europe.
In addition to the fitness facilities, Salmisaari
Wellness Centre provides wellness services,
such as massage therapy and hairstyling
services, restaurants and other commercial
services related to fitness and well-being.
– Varma became a Salmisaari Wellness
Centre investor because of its great location
and because we believe that there will be an
increased demand for fitness services like
these in the future. A bonus for this project
is that we are also investing in a project that
enhances the well-being and health of the
people, comments Jari Toikka, Director of
contracting for Varma.
Fitness services
for the City of Helsinki
The development of the Salmisaari fitness
centre concept was launched in 2007 and
construction was begun in December of
2008. YIT implemented the fitness centre’s 37
million euro project with founder-contractor
risk without support from the public sector.
– Using financing arranged independently
by YIT made it possible to implement a fitness
centre for Helsinki residents without the
construction tying up the financial resources
of the city or the national government. With
versatile solutions, we are able to meet the
needs of the municipalities and the cities
even in a challenging fiscal situation, says
Tapio Salo, Director of office and business
construction.

Y
IT builds new facilities for SIA Towers Construction
Management in Riga, Latvia. The project will include
office, hotel and retail facilities that will be constructed
on foundations and underground premises that have
already been completed. The agreement will be to construct the frame
and façades. The contract sum will be determined based on actual
works being completed. The first stage of works is expected to be
approximately EUR 40 million.
SIA Towers Construction Management will build the towers on behalf
of the owner, SPI Real Estate Holdings, a Luxemburg-based real estate
developer, part of the SPI Group. The building consists of two circular
high rise towers 31 floors and 29 floors. The tallest tower will reach 120
metres and the total area of the premises will be approximately 100,000
square meters of which 70,000 are located above ground. The Hotel
tower is to be operated by Starwood hotels and Resorts Worldwide,
Inc. under the brand name Sheraton.
– The innovative construction of the two connected buildings is
bound to become one of the outstanding architectural landmarks in the
Baltic Region, says Val Mendeleev, CEO of SPI Group.
– We are excited about this project, which we believe will be a
promising one despite the economic circumstances in the region. Our
Group made a thorough analysis of the General Contractors whose
business concept is to help their customers to invest profitably and
to maintain the value of investments. We are looking forward to an

The ESCO-cooperation (Energy Service Company) between the
municipality Halsnæs Kommune and YIT represents the largest energy
renovation project in Denmark up until now. As far as large-scale energy
savings goes, the project is undeniably a pioneer.

Off to a good start – the largest
ESCO-project in Danish history
E
nergy saving projects constitute
one of the strategic focus areas of
YIT in Denmark. The new contract
aims at energy renovation of 120
buildings with a total area of 176,000 m2
.
The basis of the contract rests on confirmed
energy savings with a write-off period of
approximately 15 years.
In sum, ESCO means a business model
for energy renovation in buildings based on
total solutions for energy renovation provided
by a company such as YIT. These total
solutions will reduce energy consumption,
and the investment in the energy renovation
will be paid off through the guaranteed and
continuously obtained savings.
Ambitious energy savings and
motivated staff
Halsnæs Kommune is a so-called climate
municipality. In other words, Halsnæs
Kommune is obliged, for instance, to invest
in energy saving solutions and to reduce CO2
emissions by two per cent every each year
until 2025, thereby doing its part to prevent
rapid climate change. In this way, ESCO is
an effective means to obtain and measure
energy savings, making Halsnæs stand out
among other municipalities in signing the
largest ESCO-agreement in Danish history.
Regarding ESCO, Halsnæs Kommune is
taking a pioneering role together with YIT.
The annual energy costs of Halsnæs
Kommune add up to EUR 2.8 million.
According to the analysis, it will be possible to
save 28.5 per cent on electricity and 30.7 per
cent on heating costs. The total investment
potential of the new contract is EUR 12.3
million.
– The ESCO-cooperation with YIT is
a very ambitious step towards achieving
comprehensive energy savings. We consider
the ESCO-project to be a very positive action
because it deals with energy savings in a
thorough and complete way with guaranteed
savings as opposed to improving our building
mass bit by bit, project by project, Chairman
of the steering group and director Svend-Erik
Nielsen from Halsnæs Kommune says.
Nielsen continues that it’s really motivating
to take part in such a large-scale energy
project. Because so many people in the
municipality are involved and affected by the
project, whether they are in management or
part of the technical personnel, the ESCO-
project fosters a positive attitude towards
reducing energy consumption on a broad
scale. As a part of the ESCO-agreement, the
technical staff will receive training during the
implementation phase as well as continuing
education during the 10 year operation phase;
this will certainly enhance awareness and
involvement in saving energy.
Project phases and status
The project is divided into three phases. Phase
1, the phase of analysis and project design,
lasts until June 2010. Phase 2, the contract
and installations phase, will be executed from
summer 2010 to December 2011. Phase
3, the operation and guarantee phase, has
thus far been agreed to last 10 years, from
December 2011 to 2021.
Comprised of both a steering group and a
working group, the project team is working
intensely on making a detailed energy
registration and analysis of the 120 buildings
in question. The goal of the energy analysis is
not only to point out possible energy savings
in e.g. heat and electricity consumption, but
also to provide recommendations on how to
encourage people to think of turning to other
forms of energy, namely, renewable energy
such as geothermal plus solar heat and wind
energy. n

Successful road maintenance
starts with the site manager
ELY and the Finnish Transport Agency
have all of their projects carried out
through competitive tendering; this
includes construction, planning and
maintenance as well as other related jobs
and the reported results. In addition,
consulting services are also sought for
work with authorities and for quality
control.
– We give out maintenance contracts
that last five to seven years. The length
of the contract guarantees us experience
and networking, and through that,
profitability for the contractors. Because
the bidding round is a burdensome
process, long-term contracts alleviate the
headaches involved with that process,
says Piirainen.
The key problem in road maintenance
is the availability of capable personnel.
This line of work seems to be attracting
fewer and fewer candidates. In Piirainen’s
view, the site manager is the most
important person in a road maintenance
project. After all, the success of every
project depends on him or her.
– Due to the recession, road
maintenance equipment has been readily
available. The winter’s heavy snowfall
nevertheless took the contractors by
surprise, forcing them to concentrate
more on dealing with snow banks
blocking visibility at intersections and
clearing snow off traffic signs, among
other things, Piirainen adds.
Additionally, a zero-tolerance
approach to road slipperiness has come
into effect for high-traffic volume roads,
such as the motorways of Southern
Finland. This means that slipperiness is
combated in advance.
Piirainen insists that Driving
conditions can’t always be ideal, and
that’s why it’s so important to be vigilant
with road maintenance. The road surface
is most dangerous when it’s full of cracks

he winter of 2010 was
nothing out of the
ordinary in Finland,
though many would beg
to differ. In fact, according
to long-term statistics,
it was a normal winter. The abundant
and continuous snowfall nonetheless
demonstrated to citizens using the roads
that quality road maintenance is more
important than ever before.
– The impacts of climate change on
road maintenance contracts have been
considered at the Centre for Economic
Development, Transport and the
Environment, but no decisions have
been taken regarding how the matter will
be taken into account. As far as road
maintenance is concerned, the freezing
temperatures turned out to be a positive
thing – the roads did not need to be
salted, says Antti Piirainen, the regional
manager of ELY for Pirkanmaa.

Winter-damaged road networks
dangerous in spring
One of the big problems in road
maintenance in springtime is ground
frost damage. At first it appears as surface
damage, meaning that the road surface
can soften to a depth of 15 centimetres
in the worst of cases. This may lead to
structural damage, which, in the case of
unpaved roads, means that the weight of
traffic cannot be withstood. At worst the
road may be rendered unusable.
– We seek to protect the roads most
vulnerable to frost damage with weight
restrictions. Even though frost damage
is essentially a problem related to spring,
it can also occur during rainy autumns,
Antti Piirainen says.
Professional drivers are the road users
who can best understand the significance
of road maintenance. Beginners don’t
really appreciate its importance because
the topic is largely ignored in driving
schools.
Piirainen makes this suggestion:
–  Driver education should include
a section with lessons about road
maintenance as administered by
highway officials and road maintenance
contractors. Further, he maintains that
the responsible road user always takes
other people on the road into account
and obeys the rules of traffic.
– In case of a traffic accident every
person on the road has a duty to call
the 112 emergency phone number
immediately so that the police and rescue
services can reach the scene as soon as
possible. If necessary, the authority/
official may call a maintenance contractor
onto the scene to remove the slipperiness,
to put up detours and to do clean-up.

thing. The new contractors not only
bring increased expertise but also new
perspectives.
– I myself am supervising the YIT’s
Tampere and Destia Oy’s Vammala
regional projects. Having two different
contractors makes this work more
meaningful – you learn new things. I
believe that YIT’s future in the field looks
good, but more experience and know-
how is needed.
At the moment joint development
projects between customer and contractor
are rare.
– Guidelines should be established
in order to get a more active grip on
joint R&D activity. We are now looking
for a sponsor. For today’s contractors
there are too few benefits to be gained
from innovation. The hectic nature of
maintenance work doesn’t necessarily
allow the time for product development.
Contractors need to have personnel
specifically committed to R&D activity.
YIT appears to be headed in this
direction, Piirainen reckons. n

Uusimaa Health Care District.
In August of 2010, its staff will
be able to enjoy the results of
the multi-phase renovation and
expansion work in new facilities.

into new shape
T
he Children’s Hospital
moved to its current
facilities at Meilahti
hospital area back in
1946. Over the decades,
it has developed and expanded into
one of Europe’s most respected
clinics for paediatric diseases. There
are wards for paediatric diseases
and paediatric surgery, a surgical
and anaesthesia department, two
intensive care units and outpatient
clinics, as well as the functions
supporting them. In addition,
the centralised health care centre
for Helsinki also provides on-call
services in the facilities on evenings
and weekends.
The main reason for the start of
the renovation and expansion at
the Children’s Hospital in January
2009 was that the old facilities
became too cramped, even turning
into a bottleneck for cardiac
surgeries, among other things.
– The intensive care unit facilities,
for example, have been in need
of renovation for years, and not
just because of the water damage.
There has been moisture damage
in the ceilings of the different
rooms, one after another. After
the expansion, the patients can be
treated on time and the facilities
are no longer the limitation for the
care, says Veli Ylitalo, the senior
physician and the director of the
paediatric neurology clinic group.
A demanding renovation and
construction project
There are over a thousand members
on the Children’s Hospital
staff – nursing staff, physicians,
psychologists, dieticians,
custodians, and even preschool
teachers. Since last year, they have
all had to cope with working amidst
a demanding construction site.
– We had to move the wards as
the renovation progressed. I can’t
help but admire our staff; they have
been very flexible throughout this
construction project. At times –
for example, during the detonation

work of the new construction area –
the conditions have been unreasonable
for them. There were no alternatives,
however, since the working hospital had
to undergo repairs and renovation. Good
and close cooperation got things going,
says Veli Ylitalo, the chief representative
in the project for the user.
The special solutions required for the
operations of the hospital have been
taken into account in the design and
construction phases to the last detail. As
construction progressed, joint meetings
have been held frequently, and the
implementation has been followed to the
tiniest detail.
– Both the construction staff and the
special designers for the hospital were
participating in the job site meetings.
The wards and the builder had jointly
agreed upon what could be done and
where, without impeding the running
of the hospital. We are the ones calling
the shots. The builders have been great
listeners, always aware of whatever was
going on in any given ward at the time.
This has certainly been one of YIT’s
most demanding construction projects,
since there is no other paediatric hospital
in Finland of this level and size, says Veli
Ylitalo.
Invaluable significance
for paediatric health care
The Children’s Hospital is the only
place in Finland where paediatric heart
surgeries and organ transplants are
performed.
– Thanks to the construction project,
we are gaining many new facilities.
There will be six operating suites in the
anaesthesia and surgical department,
14 recovery beds and different special
facilities for patients undergoing
procedures prior to surgery, for example,
connecting to the heart-lung machine,
states Ylitalo.
The new intensive care unit will have 16
hospital beds and facilities for different
purposes, including isolation and family
rooms. The MRI-imaging is going to
be moved from the temporary “crate”
adjacent to the clinical building to the
modern facilities being built adjacent
to the intensive care unit. With the new
wards, there will be many other facilities
neededinthedailyrunningof thehospital,
such as office, pharmacy, maintenance,
storage, conference and social facilities –
as well as a new auditorium with a direct
camera link from the operating rooms.
– The audiovisual system with cameras
connected to operating room lights alone
is a project of about EUR 1 million. The
treatment procedures are recorded and
documented for both educational and, if
necessary, legal use. The image transfer
system will be installed in the auditorium,
lecture hall and in the conference rooms,
among others, Ylitalo says.

that the work has been progressing on
schedule and that most of the surface
materials have already been installed.

Occupational Safety
– TR-measurement 95 per cent
– The real challenge for the project is that the activities of the hospital surround our construction
work – partially above and below us, as well as behind the wall. Some of the construction work
has to be done inside a functioning hospital, and a large connection area to the old building
makes it very challenging. A high level of technology, multi-dimensional details plus the five-level
patient elevator, built in the old building and serving the new part of the hospital, contributed to
the project’s complexity, adds Karaskuru.
TR-measurement is a weekly observation tour of the construction site that is used to measure
the level of safety at the site. In the measurement, the things that are “right” in relation to
things that are “wrong” are observed. In real terms, the percentage thus achieved on typical
construction sites is between 70 – 99 per cent.

A
fter Norway’s major
health care reform in
2001, the decision was
made to build Ahus, a
new central hospital for
the county Akershus
and parts of Oslo. In August of 2008,
on opening day, specialists described the
new hospital as the most patient-focused
hospital in Europe.
More than 4,800 employees provide
health services to 340,000 inhabitants in
the area.
During its construction, the project
director for the hospital, Bjørn Sund,
made this comment: – The technical
solutions chosen will give hospital staff
more time with patients. The operation
and maintenance of the installations
will be taken care of by specialists and
personnel particularly dedicated to and
trained for these tasks. YIT is a company
that possesses such expertise in a number
of professions and fields.
Major orders for YIT
Ahus and YIT signed the country’s
largest air handling contract ever for
145 complete air treatment plants and
58 specialised rooms, such as operating
theatres, isolation wards, laboratories
and infection rooms. All will be delivered
with systems for energy recovery, and
with a capacity of up to 1,250,000
m³/h. Furthermore, they will include
an advanced vacuum-based system and
plant for removal and transportation of
garbage and laundry. Finally, there will be
equipment and systems for the hospitals’
advanced audio-visual installations.
Deliveries will demonstrate YIT’s
ability to supply diverse technical
solutions.
ServiFlex means better and
more flexible service
Ahus’ clear policy of limiting its own
resources to service and maintenance
led YIT and Ahus to sign service and
maintenance agreements. ServiFlex,
a concept unique to YIT, formed the
basis of these contracts. It is a highly
structured and comprehensive system for
total service packages. Erik Schou, YIT’s
Sales and Marketing Manager for the
Oslo department, explains: – ServiFlex
is well established on the Norwegian
market and we have a number of good
references. The concept covers all service
areas and we recognize that the customer
often concentrates on the varied solutions
ServiFlex provides, thus moving away
from short-term economic assessments.
Moreover, because our offer only
involves one contact person from our
organization, the client’s administrative
workload is lightened.
Service at Ahus,
– what does it include?
Inshort,theagreementsincludeserviceon
all ventilation equipment in laboratories,
operating theatres and isolation wards, in
addition to the computer room coolers.
For the vacuum plant and systems for
laundry and garbage, YIT provides
service on all automatic, mechanical and
technical air equipment. For the delivered
audiovisual systems and equipment, the
agreement will guarantee uninterrupted

hen Forchem’s pine
oil factory was being
established in Rauma in
2001, it was clear from
the beginning that strong
partnerships would be
sought for the company.
– Keeping all the know-how on our own payroll
is not always possible. Sometimes it just makes
sense to rely on others, maintains Timo Saarenko,
the production manager for Forchem.
– Outsourcing has been the correct strategic
decision for us. We chose our partners after much
consideration, and we haven’t really had to change
them over the years, says Saarenko.
YIT chosen as partner
for maintenance from early on
Matti Koponen, YIT’s maintenance manager,
became familiar with factory during its
construction phase. At that point, one of the
most interesting tasks was hiring personnel for the
modern factory.
– I initially imagined that we’d be looking for
seasoned professionals in maintenance. However,
the factory was equipped with such modern
technology that we needed young, trained
individuals used to finding new information, says
Koponen.
The selected individuals became involved right
at the construction stage: they were installing
instruments and participating in the same training
as the rest of the staff. And so they knew the
factory well even before operations got underway.
Sufficient staffing is acquired
cost-effectively
When maintenance is transferred to an outside
entity, responsibility for taking care of the
appropriate staffing levels is also transferred out of
the hands of the factory. Besides Matti Koponen
and one subcontractor, there are five other YIT
employees taking care of the daily maintenance
duties at Forchem. During the stoppages,
additional personnel are drawn from the main unit
as well as from the broad networks of different
service providers. During one stoppage there were
72 employees at the most.
– Annual repairs have gone off well. Based on
my earlier experience, staffing is a labour-intensive
task. We’ve now been able to get sufficient
manning levels cost-effectively, without additional
downtime, says Esko Kiviranta, a process
developer.
A close relationship also means that Forchem
has not hired their own maintenance manager;
rather, they were able to entrust that role to
Matti Koponen, who also oversees the thermal
oil heater. In the development projects, the
perspective of maintenance is considered, and
Koponen’s suggestions for improvement are taken
into account.
– Operational latitude is based on trust, and
it is largely a matter of having the right person.
In order to get to this level of trust, the partner
must be involved in the process. Then he also has
something to give to us, maintains Kiviranta.
– The operational environment of Forchem is
demanding, and there are unique characteristics in
the process, such as high temperature levels. Over

Outsourcing maintenance was an excellent strategic decision for Forchem.
The cooperation with YIT over the past eight years has evolved into a close
relationship, meaning a high utilisation rate for the factory and reliable
delivery.

the years, YIT’s has gained a deeper understanding
regarding process know-how. When employees are
committed to their work, it doesn’t matter who
pays the salary.
Operational reliability is crucial
Maintenance performance enables the factory to
maintain a high utilisation rate. For the production
facility’s client it means reliable delivery.
– Our warehousing levels are low. In the best
of cases, we receive the order from a customer on
Friday, and the product is sent off to the customer
on Monday. Such great flexibility requires that
the factory is functioning well. Maintenance
is an important part of the chain that ensures
operational reliability, says Timo Saarenko.
It is also important to look ahead. Anticipation
helps to notice potential problems even before the
equipment breaks down.
– During the eight years of operations, we
haven’t really encountered any problem that could
have been avoided, Saarenko recalls.
At this point, all of the growing pains have been
taken care of, but at the same time, the factory
is aging – the challenges of the maintenance
change according to the life cycle of the factory.
It is hoped that one thing will remain the same:
the high standards of occupational safety with
YIT and Forchem. During the past eight years
Forchem has experienced only one accident.
– We take meticulous care of the safety
equipment. As soon as a stoppage occurs, we
have a safety information session as well as
auditing rounds during them, just to ensure that
the regulations are closely adhered to, maintains
Matti Koponen.
– Fewer accidents occur in a modern and well-lit
environment, as opposed to the old, labyrinth-like
factories. You must keep your wits about you in
maintenance: you must think of everything twice
before acting. n

Soon, the towers of the refinery will no longer be scraping the
skies alone in Sweden’s Nynäshamn. The largest natural gas
terminal in the Baltic Sea region will be completed adjacent to
the refinery next summer. YIT is playing a significant role as the
builder of the actual storage tank and piping systems.

within Steel Shells
– The natural gas terminal is significant,
since it will be the first of its kind in
Sweden. If the operation gets going well,
it will certainly be expanded soon, reckons
Jarkko Rosilainen, the unit director from
YIT’s industry and network services.
The developer of the terminal is Aga Gas
Ab, the leading gas company in Northern
Europe. YIT is supplying the tank as a
subcontractor to Cryo Ab, which is, like
AGA, a part of LINDE Group.
The volume of the LNG (liquid natural
gas) tank, a tour de force of construction
engineering, is 20,000 cubic metres, and
it weighs slightly over 12,000 tons. The
terminal, reaching the height of 33 metres
and having a diameter of 38 metres, is due
to be put to use in the spring of 2011.
– The overall idea is to create infrastructure
for the storage and distribution of natural
gas in the Stockholm area, says Rosilainen.
-165 degrees inside the tank
– An LNG-terminal is not in and of itself a
new invention, but this is a new thing in the
Baltic region. In Sweden, this tank is first of
its kind, explains Rosilainen.
Lars Persson, the project manager from
Cryo, explains that natural gas has been
used previously, especially on the western
coast of Sweden for heating, for example.
The gas has been imported from Denmark
and there was no way of storing it.
Liquefying makes transportation and
storage easier.
– In order for the gas to stay in liquid form,
low temperatures are needed, says Jarkko
Rosilainen.
The planned temperature for the storage
tank being built in Sweden is -165 degrees.
The tank will have a concrete lining of 80
cm.
– Typically, the storage tanks are built
solely as steel structures. Using concrete
was now the condition for the permit –
for example, there won’t be any leaks if
something happens, says Rosilainen.
Cooperation and new challenges
Cryo Ab and YIT have been engaged in
cooperation for at least a couple of decades.
According to Lars Persson, YIT was the
“obvious choice” for supplying the tank.
– YIT has been in this project from the
beginning – in other words, we have been
involved in assisting in its design and
budgeting, Rosilainen reveals.
– We have made smaller natural gas
storage tanks, but not this size. The structure
is basically the same, however, and we have
experience in projects of similar magnitude.
In March this year, YIT entered into an
agreement with Cryo for the pipelines for
the project.
Natural gas – a growing trend
As a result of the terminal, the Nynäs refinery
and several companies, such as Fortum,
are starting to use natural gas. But does
Persson think that the new terminal will
increase the use of natural gas in Sweden
generally?
– Yes, absolutely. There has been a lot
of discussion about natural and bio gases
recently, and the situation is now changing:
we are finally going to be able turn words
into deeds.
According to Persson, maritime
transportation is one example of where
there will soon be a transition from oil-based
fuels to natural gas.
– We envision the growing markets ahead.
This LNG-terminal is the first of its kind, but
certainly not the last, he chuckles. n
Additional services add a competitive edge
to the property maintenance of YIT Service

ost of the Russian property
maintenance companies
offer a common set of
services for clients to
provide comfortable living conditions
in apartment buildings. This includes
maintenance of all systems, keeping the
buildings and their surroundings clean
and tidy, in addition to providing routine
and capital repairs.
Service companies have always existed
in Russia since Soviet times, but these
were state-run organisations called
“DEZ” (Russian abbreviation for local
business administration). They generally
were strongly criticised for poor quality
work. In 2005, amendments were made
to the Civil Code and the rules for
establishing homeowners associations
were defined.
– These associations became the
customers in need of a new standard of
household maintenance services. It’s only
natural that private capital reacted by
offering new companies’ services. This
is a very typical situation: once there is
demand, the supply appears. Five years
is not a long time, but today it’s hard to
think of any city in the Moscow region
where the original service company
wouldn’t be facing competition from two
or three new companies, says Valery Kim,
General Director of ZAO YIT Moskovia.
The development of service activity
should focus on developing service. In
other words, the issues about the general
maintenance of engineering systems and
entire buildings are quite obvious and
transparent. The customer knows what
he wants and the service provider knows
how to accomplish it.
– The phase of price competition is
passed through relatively quickly, as all
the companies reach the same prices
quite soon, depending on the expenses
and acceptable level of ROI, says Valery
Kim.
At the moment side by side with
price competition will be the additional
services. For example, imagine creating
a company website with a private virtual
office for each homeowner, where they
can access and print out utility bills; check
payments and arrears balance; enter
readings from their water, gas, electricity
meters; book a service call and check the
call status; pay the housing services using
an electronic payment system – all from a
home computer. The list goes on.
– Also, the service company can work
as a unit coordinating connections with
all the subcontractors, such as water and
electricity suppliers as well as others. The
owner can pay for all these services in one
place, saving both time and effort, Valery
Kim says.
Own service company
YIT Service Company was founded in
April of 2008 in Ramenskoje, but today
its units also work in Zhukovskoje,
Pushkino and Noginsk.
The number of employees is 126,
including 19 engineers and technicians.
The service range extends about 50
kilometres.
– The success is supported by the fact
that 85 per cent of homeowners have
chosen nothing else but YIT Service.
We are providing services to 2,840
apartments, a total of 200,000 square
metres.
– I would say, absolutely everything
that an operating organization has to
offer are required services, says Nikolai
Grebentshukov, General Director YIT
Service.
The Russian service company differs
from its counterparts in Finland in that it
works as a homeowners association and
as a managing and operating organization
at the same time.
– Our technicians have a complete
range of electric tools, not to mention
compressor, gas, and electric welding
equipment, as well as personal tools.
Service calls in company offices are made
using written forms, by mail, by phone
and by email, says Grebentshukov.
At the moment we are providing
homeowners with services for
modernising plumbing and electrical
systems.
– Our objective is that our company is
chosen as a management company for a
period of at least three years, which would
allow it to make more realistic plans for
future development, Grebentshukov says.
For us, the importance of our service
company’s functionality is to make the
YIT Home brand more attractive to
customers. This is our way to ensure the
quality of our constructions, for we do
not only sell the customer an apartment,
but we also take on the task of operating
it.
– It means that for our customer YIT
Home is not a momentary partner but
a long-term companion. It is literally
the only offer of its kind on the new
homes market in the Moscow region,
which means that it gives us yet another
competitive edge, stresses Valery Kim. n

The output capacity of the combined cycle gas turbine (CCGT) under
construction in Uskmouth, South Wales will be able to meet the energy needs
of approximately one million single-family homes.

T
he combined power plant in
Uskmouth consists of two
units that will be finished in
2010. The units are operated
with natural gas. In a combined
power plant, steam produced as a by-
product from water heated by gas turbines
is utilised in a steam turbine.
The Severn Power plant was ordered in
2008 by Welsh Power, which sold it to the
Danish company Dong Energy in March
2009. The power plant complex, i.e. two gas
turbines, two steam turbines a generator,
electrotechnology and automation
technology, was constructed by Siemens
AG. It also manages the service and
maintenance of the plant.
Severn Power was built on the site of a
decommissioned coal-fired power plant. As
a combined power plant, the Severn Power
plant operates with high efficiency. With an
output capacity of 824 megawatts, the plant
will meet the energy needs of approximately
one million single-family homes. Severn
Power is cooled in order to minimize impacts
to the residents in the area.
A thousand tons of pipework
YIT, the supplier of the plant’s pipework,
has delivered 1,000 tons of main steam
pipes and low pressure pipes to Siemens
AG; YIT also handled the design, materials,
prefabrication and installation of the pipe
system. In addition to steel pipes, the
delivery included fibreglass pipes and
polyethylene pipes. The value of the delivery
exceeds EUR 30 million.
In recent years, Siemens has ordered
comparable major deliveries from YIT, for
example, for projects in the United Kingdom,
Ireland, Latvia, Sweden and Norway. All have
been turnkey deliveries including materials,
design, prefabrication and installation
work. YIT’s Finnish mechanics and welders
have participated in the most demanding
installations. n

Engineering for Living 2 | -ing What does -ing mean? The magazine’s name refers to the phrase Engineering for Living. It combines the two ideas guiding all of our operations. First, YIT’s core area of competence is in high quality technical know-how. Second, for us technology itself has no intrinsic value – it is simply our way to provide people with a functional living environment. -ing The heavy snows of last winter took Finland by surprise. While some people were thrilled by the seemingly endless snowfall, for others the winter came to mean one thing: shovelling snow. Now winter and snow ploughing are already behind us, but the work of road maintenance goes on with brushing and collecting sand on roads, washing bridges, setting up new traffic signs with speed limits and so on. YIT provides road maintenance services around the year – from summer to winter. The Centre for Economic Development, Transport and the Environment (ELY) makes long-term maintenance contracts with maintenance service companies. The length of the contract guarantees experience and networking, and through that, profitability for the contractors. YIT Finland has received two new (EUR 18 million) maintenance service contracts in April. Maintenance development is not only restricted to Finland. In Ramenskoye, Russia, our property maintenance company takes care of all the residential buildings built by YIT. The Russian property maintenance company differs from its Finnish counterpart in that it simultaneously fulfils the administrative and practical duties of both the housing cooperative and the building itself. Nowadays our property maintenance company also operates in Zhukovsky, Pushkino and Noginsk. Our operations are expanding as more buildings are constructed. For the buyer, YIT offers more than simply a momentary partnership; indeed, our buyers can reap the benefits of a long-term association. Besides building and selling homes, we also take responsibility for a building’s later use. This gives us a real competitive edge in the Moscow area. In Norway, modern technology and our maintenance service are increasing the efficiency of a new hospital, enabling the hospital staff to give patients the attention they deserve. Upkeep and maintenance are based on YIT’s ServiFlex concept, which is a comprehensive full-maintenance package. In Denmark the ESCO cooperation begun by the Municipality of Halsnæs and YIT is the country’s most extensive energy use innovation project so far. For example, Halsnæs has pledged to invest in energy conservation solutions and to decrease CO2 emissions annually by two per cent until 2025. Keeping roads in good shape – all year round Engineering for Living MAINTENANCE WORKER Vesa Valtonen from YIT’s Infraservices has a diverse range of responsibilities in road maintenance. In the winter, he is kept busy with ploughing, salting and sanding, not to mention clearing packed snow and doing crane work. As spring approaches, he turns his attention to the work of sand removal and pavement repair. In the summer, he is responsible for dust binding, levelling gravel roads, washing and sweeping roads and bridges plus changing and cleaning traffic signs.   • 4. 4 | -ing -ing short n A world-class fitness and wellness centre, Salmisaari Wellness Centre, is opening its doors to the public in the Salmisaari business district in Helsinki on 1 April 2010. The wellness centre, easily accessible by public transportation, has facilities for all kinds of physical activities and for every sports enthusiast. The 20,000 m2 facility, designed and built by YIT, is owned by Varma Mutual Pension Insurance Company. Among other things, there are two full-sized ice rinks, an indoor beach volleyball court, a fitness centre, versatile dance studio facilities, a bowling alley and a games arena. It is also possible to practise climbing on the 31-metre climbing wall, which is the tallest in Europe. In addition to the fitness facilities, Salmisaari Wellness Centre provides wellness services, such as massage therapy and hairstyling services, restaurants and other commercial services related to fitness and well-being. – Varma became a Salmisaari Wellness Centre investor because of its great location and because we believe that there will be an increased demand for fitness services like these in the future. A bonus for this project is that we are also investing in a project that enhances the well-being and health of the people, comments Jari Toikka, Director of contracting for Varma. Fitness services for the City of Helsinki The development of the Salmisaari fitness centre concept was launched in 2007 and construction was begun in December of 2008. YIT implemented the fitness centre’s 37 million euro project with founder-contractor risk without support from the public sector. – Using financing arranged independently by YIT made it possible to implement a fitness centre for Helsinki residents without the construction tying up the financial resources of the city or the national government. With versatile solutions, we are able to meet the needs of the municipalities and the cities even in a challenging fiscal situation, says Tapio Salo, Director of office and business construction. The project will include office, hotel and retail facilities that will be constructed on foundations and underground premises that have already been completed. The agreement will be to construct the frame and façades. The contract sum will be determined based on actual works being completed. The first stage of works is expected to be approximately EUR 40 million. SIA Towers Construction Management will build the towers on behalf of the owner, SPI Real Estate Holdings, a Luxemburg-based real estate developer, part of the SPI Group. The building consists of two circular high rise towers 31 floors and 29 floors. The tallest tower will reach 120 metres and the total area of the premises will be approximately 100,000 square meters of which 70,000 are located above ground. The Hotel tower is to be operated by Starwood hotels and Resorts Worldwide, Inc. under the brand name Sheraton. – The innovative construction of the two connected buildings is bound to become one of the outstanding architectural landmarks in the Baltic Region, says Val Mendeleev, CEO of SPI Group. – We are excited about this project, which we believe will be a promising one despite the economic circumstances in the region.   • 5. -ing | 5 The ESCO-cooperation (Energy Service Company) between the municipality Halsnæs Kommune and YIT represents the largest energy renovation project in Denmark up until now. As far as large-scale energy savings goes, the project is undeniably a pioneer. Text Søren Davidsen Off to a good start – the largest ESCO-project in Danish history E nergy saving projects constitute one of the strategic focus areas of YIT in Denmark. The new contract aims at energy renovation of 120 buildings with a total area of 176,000 m2 . The basis of the contract rests on confirmed energy savings with a write-off period of approximately 15 years. In sum, ESCO means a business model for energy renovation in buildings based on total solutions for energy renovation provided by a company such as YIT. These total solutions will reduce energy consumption, and the investment in the energy renovation will be paid off through the guaranteed and continuously obtained savings. Ambitious energy savings and motivated staff Halsnæs Kommune is a so-called climate municipality. In other words, Halsnæs Kommune is obliged, for instance, to invest in energy saving solutions and to reduce CO2 emissions by two per cent every each year until 2025, thereby doing its part to prevent rapid climate change. In this way, ESCO is an effective means to obtain and measure energy savings, making Halsnæs stand out among other municipalities in signing the largest ESCO-agreement in Danish history. Regarding ESCO, Halsnæs Kommune is taking a pioneering role together with YIT. The annual energy costs of Halsnæs Kommune add up to EUR 2.8 million. According to the analysis, it will be possible to save 28.5 per cent on electricity and 30.7 per cent on heating costs. The total investment potential of the new contract is EUR 12.3 million. – The ESCO-cooperation with YIT is a very ambitious step towards achieving comprehensive energy savings. We consider the ESCO-project to be a very positive action because it deals with energy savings in a thorough and complete way with guaranteed savings as opposed to improving our building mass bit by bit, project by project, Chairman of the steering group and director Svend-Erik Nielsen from Halsnæs Kommune says. Nielsen continues that it’s really motivating to take part in such a large-scale energy project. Because so many people in the municipality are involved and affected by the project, whether they are in management or part of the technical personnel, the ESCO- project fosters a positive attitude towards reducing energy consumption on a broad scale. As a part of the ESCO-agreement, the technical staff will receive training during the implementation phase as well as continuing education during the 10 year operation phase; this will certainly enhance awareness and involvement in saving energy. Project phases and status The project is divided into three phases. Phase 1, the phase of analysis and project design, lasts until June 2010. Phase 2, the contract and installations phase, will be executed from summer 2010 to December 2011. Phase 3, the operation and guarantee phase, has thus far been agreed to last 10 years, from December 2011 to 2021. Comprised of both a steering group and a working group, the project team is working intensely on making a detailed energy registration and analysis of the 120 buildings in question. The goal of the energy analysis is not only to point out possible energy savings in e.g. heat and electricity consumption, but also to provide recommendations on how to encourage people to think of turning to other forms of energy, namely, renewable energy such as geothermal plus solar heat and wind energy. n Svend-Erik Nielsen

Antti Piirainen, the regional manager of ELY for Pirkanmaa, believes that research and development of road maintenance warrants heavy investment. 6 | -ing Road safety snowfall began, YIT’s Tampere services were at the ready. Successful road maintenance starts with the site manager ELY and the Finnish Transport Agency have all of their projects carried out through competitive tendering; this includes construction, planning and maintenance as well as other related jobs and the reported results. In addition, consulting services are also sought for work with authorities and for quality control. – We give out maintenance contracts that last five to seven years. The length of the contract guarantees us experience and networking, and through that, profitability for the contractors. Because the bidding round is a burdensome process, long-term contracts alleviate the headaches involved with that process, says Piirainen. The key problem in road maintenance is the availability of capable personnel. This line of work seems to be attracting fewer and fewer candidates. In Piirainen’s view, the site manager is the most important person in a road maintenance project. After all, the success of every project depends on him or her. – Due to the recession, road maintenance equipment has been readily available. The winter’s heavy snowfall nevertheless took the contractors by surprise, forcing them to concentrate more on dealing with snow banks blocking visibility at intersections and clearing snow off traffic signs, among other things, Piirainen adds. Additionally, a zero-tolerance approach to road slipperiness has come into effect for high-traffic volume roads, such as the motorways of Southern Finland. This means that slipperiness is combated in advance. Piirainen insists that Driving conditions can’t always be ideal, and that’s why it’s so important to be vigilant with road maintenance. The road surface is most dangerous when it’s full of cracks T he winter of 2010 was nothing out of the ordinary in Finland, though many would beg to differ. In fact, according to long-term statistics, it was a normal winter. The abundant and continuous snowfall nonetheless demonstrated to citizens using the roads that quality road maintenance is more important than ever before. – The impacts of climate change on road maintenance contracts have been considered at the Centre for Economic Development, Transport and the Environment, but no decisions have been taken regarding how the matter will be taken into account. As far as road maintenance is concerned, the freezing temperatures turned out to be a positive thing – the roads did not need to be salted, says Antti Piirainen, the regional manager of ELY for Pirkanmaa. Winter-damaged road networks dangerous in spring One of the big problems in road maintenance in springtime is ground frost damage. At first it appears as surface damage, meaning that the road surface can soften to a depth of 15 centimetres in the worst of cases. This may lead to structural damage, which, in the case of unpaved roads, means that the weight of traffic cannot be withstood. At worst the road may be rendered unusable. – We seek to protect the roads most vulnerable to frost damage with weight restrictions. Even though frost damage is essentially a problem related to spring, it can also occur during rainy autumns, Antti Piirainen says. Professional drivers are the road users who can best understand the significance of road maintenance. Beginners don’t really appreciate its importance because the topic is largely ignored in driving schools. Piirainen makes this suggestion: –  Driver education should include a section with lessons about road maintenance as administered by highway officials and road maintenance contractors. Further, he maintains that the responsible road user always takes other people on the road into account and obeys the rules of traffic. – In case of a traffic accident every person on the road has a duty to call the 112 emergency phone number immediately so that the police and rescue services can reach the scene as soon as possible. If necessary, the authority/ official may call a maintenance contractor onto the scene to remove the slipperiness, to put up detours and to do clean-up. R & D activities: there’s room for improvement Piirainen sees competition in the road maintenance business as a positive YIT Finland has received two new maintenance service contracts in April. The value of these contracts is over EUR 18 million. thing. The new contractors not only bring increased expertise but also new perspectives. – I myself am supervising the YIT’s Tampere and Destia Oy’s Vammala regional projects. Having two different contractors makes this work more meaningful – you learn new things. I believe that YIT’s future in the field looks good, but more experience and know- how is needed. At the moment joint development projects between customer and contractor are rare. – Guidelines should be established in order to get a more active grip on joint R&D activity. We are now looking for a sponsor. For today’s contractors there are too few benefits to be gained from innovation. The hectic nature of maintenance work doesn’t necessarily allow the time for product development. Contractors need to have personnel specifically committed to R&D activity. YIT appears to be headed in this direction, Piirainen reckons. n
  • 8. 8 | -ing In Finland the treatment of demanding and rare paediatric diseases has been centralised to Children’s Hospital, which belongs to the Helsinki and Uusimaa Health Care District. In August of 2010, its staff will be able to enjoy the results of the multi-phase renovation and expansion work in new facilities. Text Eija Pesonen Photos Joni Nuutinen Top hospital – In reality, there should be no construction in a functioning hospital. The conditions for the builder are really demanding; patients and staff are the top priority – and they should not be disturbed in any way. Fortunately, everything has gone very smoothly with YIT, emphasises Veli Ylitalo, the senior physician in charge.
  • 9. -ing | 9 into new shape T he Children’s Hospital moved to its current facilities at Meilahti hospital area back in 1946. Over the decades, it has developed and expanded into one of Europe’s most respected clinics for paediatric diseases. There are wards for paediatric diseases and paediatric surgery, a surgical and anaesthesia department, two intensive care units and outpatient clinics, as well as the functions supporting them. In addition, the centralised health care centre for Helsinki also provides on-call services in the facilities on evenings and weekends. The main reason for the start of the renovation and expansion at the Children’s Hospital in January 2009 was that the old facilities became too cramped, even turning into a bottleneck for cardiac surgeries, among other things. – The intensive care unit facilities, for example, have been in need of renovation for years, and not just because of the water damage. There has been moisture damage in the ceilings of the different rooms, one after another. After the expansion, the patients can be treated on time and the facilities are no longer the limitation for the care, says Veli Ylitalo, the senior physician and the director of the paediatric neurology clinic group. A demanding renovation and construction project There are over a thousand members on the Children’s Hospital staff – nursing staff, physicians, psychologists, dieticians, custodians, and even preschool teachers. Since last year, they have all had to cope with working amidst a demanding construction site. – We had to move the wards as the renovation progressed. I can’t help but admire our staff; they have been very flexible throughout this construction project. At times – for example, during the detonation
  • 10. 10 | -ing work of the new construction area – the conditions have been unreasonable for them. There were no alternatives, however, since the working hospital had to undergo repairs and renovation. Good and close cooperation got things going, says Veli Ylitalo, the chief representative in the project for the user. The special solutions required for the operations of the hospital have been taken into account in the design and construction phases to the last detail. As construction progressed, joint meetings have been held frequently, and the implementation has been followed to the tiniest detail. – Both the construction staff and the special designers for the hospital were participating in the job site meetings. The wards and the builder had jointly agreed upon what could be done and where, without impeding the running of the hospital. We are the ones calling the shots. The builders have been great listeners, always aware of whatever was going on in any given ward at the time. This has certainly been one of YIT’s most demanding construction projects, since there is no other paediatric hospital in Finland of this level and size, says Veli Ylitalo. Invaluable significance for paediatric health care The Children’s Hospital is the only place in Finland where paediatric heart surgeries and organ transplants are performed. – Thanks to the construction project, we are gaining many new facilities. There will be six operating suites in the anaesthesia and surgical department, 14 recovery beds and different special facilities for patients undergoing procedures prior to surgery, for example, connecting to the heart-lung machine, states Ylitalo. The new intensive care unit will have 16 hospital beds and facilities for different purposes, including isolation and family rooms. The MRI-imaging is going to be moved from the temporary “crate” adjacent to the clinical building to the modern facilities being built adjacent to the intensive care unit. With the new wards, there will be many other facilities neededinthedailyrunningof thehospital, such as office, pharmacy, maintenance, storage, conference and social facilities – as well as a new auditorium with a direct camera link from the operating rooms. – The audiovisual system with cameras connected to operating room lights alone is a project of about EUR 1 million. The treatment procedures are recorded and documented for both educational and, if necessary, legal use. The image transfer system will be installed in the auditorium, lecture hall and in the conference rooms, among others, Ylitalo says. Konsta Karaskuru, construction superintendent for YIT, maintains that the work has been progressing on schedule and that most of the surface materials have already been installed. Furnishing, installation of the hospital equipment and devices, and the yard work still need to be done. n Occupational Safety – TR-measurement 95 per cent – The real challenge for the project is that the activities of the hospital surround our construction work – partially above and below us, as well as behind the wall. Some of the construction work has to be done inside a functioning hospital, and a large connection area to the old building makes it very challenging. A high level of technology, multi-dimensional details plus the five-level patient elevator, built in the old building and serving the new part of the hospital, contributed to the project’s complexity, adds Karaskuru. TR-measurement is a weekly observation tour of the construction site that is used to measure the level of safety at the site. In the measurement, the things that are “right” in relation to things that are “wrong” are observed. In real terms, the percentage thus achieved on typical construction sites is between 70 – 99 per cent. Text Knut Gaaserud Photos YIT More time for patients A fter Norway’s major health care reform in 2001, the decision was made to build Ahus, a new central hospital for the county Akershus and parts of Oslo. In August of 2008, on opening day, specialists described the new hospital as the most patient-focused hospital in Europe. More than 4,800 employees provide health services to 340,000 inhabitants in the area. During its construction, the project director for the hospital, Bjørn Sund, made this comment: – The technical solutions chosen will give hospital staff more time with patients. The operation and maintenance of the installations will be taken care of by specialists and personnel particularly dedicated to and trained for these tasks. YIT is a company that possesses such expertise in a number of professions and fields. Major orders for YIT Ahus and YIT signed the country’s largest air handling contract ever for 145 complete air treatment plants and 58 specialised rooms, such as operating theatres, isolation wards, laboratories and infection rooms. All will be delivered with systems for energy recovery, and with a capacity of up to 1,250,000 m³/h. Furthermore, they will include an advanced vacuum-based system and plant for removal and transportation of garbage and laundry. Finally, there will be equipment and systems for the hospitals’ advanced audio-visual installations. Deliveries will demonstrate YIT’s ability to supply diverse technical solutions. ServiFlex means better and more flexible service Ahus’ clear policy of limiting its own resources to service and maintenance led YIT and Ahus to sign service and maintenance agreements. ServiFlex, a concept unique to YIT, formed the basis of these contracts. It is a highly structured and comprehensive system for total service packages. Erik Schou, YIT’s Sales and Marketing Manager for the Oslo department, explains: – ServiFlex is well established on the Norwegian market and we have a number of good references. The concept covers all service areas and we recognize that the customer often concentrates on the varied solutions ServiFlex provides, thus moving away from short-term economic assessments. Moreover, because our offer only involves one contact person from our organization, the client’s administrative workload is lightened. Service at Ahus, – what does it include? Inshort,theagreementsincludeserviceon all ventilation equipment in laboratories, operating theatres and isolation wards, in addition to the computer room coolers. For the vacuum plant and systems for laundry and garbage, YIT provides service on all automatic, mechanical and technical air equipment. For the delivered audiovisual systems and equipment, the agreement will guarantee uninterrupted operation at all times. All ServiFlex contracts will be performed with a combination of routine service and a 24-hour service line for immediate action. n
  • 12. 12 | -ing W hen Forchem’s pine oil factory was being established in Rauma in 2001, it was clear from the beginning that strong partnerships would be sought for the company. – Keeping all the know-how on our own payroll is not always possible. Sometimes it just makes sense to rely on others, maintains Timo Saarenko, the production manager for Forchem. – Outsourcing has been the correct strategic decision for us. We chose our partners after much consideration, and we haven’t really had to change them over the years, says Saarenko. YIT chosen as partner for maintenance from early on Matti Koponen, YIT’s maintenance manager, became familiar with factory during its construction phase. At that point, one of the most interesting tasks was hiring personnel for the modern factory. – I initially imagined that we’d be looking for seasoned professionals in maintenance. However, the factory was equipped with such modern technology that we needed young, trained individuals used to finding new information, says Koponen. The selected individuals became involved right at the construction stage: they were installing instruments and participating in the same training as the rest of the staff. And so they knew the factory well even before operations got underway. Sufficient staffing is acquired cost-effectively When maintenance is transferred to an outside entity, responsibility for taking care of the appropriate staffing levels is also transferred out of the hands of the factory. Besides Matti Koponen and one subcontractor, there are five other YIT employees taking care of the daily maintenance duties at Forchem. During the stoppages, additional personnel are drawn from the main unit as well as from the broad networks of different service providers. During one stoppage there were 72 employees at the most. – Annual repairs have gone off well. Based on my earlier experience, staffing is a labour-intensive task. We’ve now been able to get sufficient manning levels cost-effectively, without additional downtime, says Esko Kiviranta, a process developer. A close relationship also means that Forchem has not hired their own maintenance manager; rather, they were able to entrust that role to Matti Koponen, who also oversees the thermal oil heater. In the development projects, the perspective of maintenance is considered, and Koponen’s suggestions for improvement are taken into account. – Operational latitude is based on trust, and it is largely a matter of having the right person. In order to get to this level of trust, the partner must be involved in the process. Then he also has something to give to us, maintains Kiviranta. – The operational environment of Forchem is demanding, and there are unique characteristics in the process, such as high temperature levels. Over Union of Trust Outsourcing maintenance was an excellent strategic decision for Forchem. The cooperation with YIT over the past eight years has evolved into a close relationship, meaning a high utilisation rate for the factory and reliable delivery. Operational reliability is crucial Maintenance performance enables the factory to maintain a high utilisation rate. For the production facility’s client it means reliable delivery. – Our warehousing levels are low. In the best of cases, we receive the order from a customer on Friday, and the product is sent off to the customer on Monday. Such great flexibility requires that the factory is functioning well. Maintenance is an important part of the chain that ensures operational reliability, says Timo Saarenko. It is also important to look ahead. Anticipation helps to notice potential problems even before the equipment breaks down. – During the eight years of operations, we haven’t really encountered any problem that could have been avoided, Saarenko recalls. At this point, all of the growing pains have been taken care of, but at the same time, the factory is aging – the challenges of the maintenance change according to the life cycle of the factory. It is hoped that one thing will remain the same: the high standards of occupational safety with YIT and Forchem. During the past eight years Forchem has experienced only one accident. – We take meticulous care of the safety equipment. As soon as a stoppage occurs, we have a safety information session as well as auditing rounds during them, just to ensure that the regulations are closely adhered to, maintains Matti Koponen. – Fewer accidents occur in a modern and well-lit environment, as opposed to the old, labyrinth-like factories. The largest natural gas terminal in the Baltic Sea region will be completed adjacent to the refinery next summer. YIT is playing a significant role as the builder of the actual storage tank and piping systems. Text Katri Koskela Photos Cryo, Aga Gas Chills within Steel Shells – The natural gas terminal is significant, since it will be the first of its kind in Sweden. If the operation gets going well, it will certainly be expanded soon, reckons Jarkko Rosilainen, the unit director from YIT’s industry and network services. The developer of the terminal is Aga Gas Ab, the leading gas company in Northern Europe. YIT is supplying the tank as a subcontractor to Cryo Ab, which is, like AGA, a part of LINDE Group. The volume of the LNG (liquid natural gas) tank, a tour de force of construction engineering, is 20,000 cubic metres, and it weighs slightly over 12,000 tons. The terminal, reaching the height of 33 metres and having a diameter of 38 metres, is due to be put to use in the spring of 2011. – The overall idea is to create infrastructure for the storage and distribution of natural gas in the Stockholm area, says Rosilainen. -165 degrees inside the tank – An LNG-terminal is not in and of itself a new invention, but this is a new thing in the Baltic region. In Sweden, this tank is first of its kind, explains Rosilainen. Lars Persson, the project manager from Cryo, explains that natural gas has been used previously, especially on the western coast of Sweden for heating, for example. The gas has been imported from Denmark and there was no way of storing it. Liquefying makes transportation and storage easier. – In order for the gas to stay in liquid form, low temperatures are needed, says Jarkko Rosilainen. The planned temperature for the storage tank being built in Sweden is -165 degrees. The tank will have a concrete lining of 80 cm. – Typically, the storage tanks are built solely as steel structures. Using concrete was now the condition for the permit – for example, there won’t be any leaks if something happens, says Rosilainen. Cooperation and new challenges Cryo Ab and YIT have been engaged in cooperation for at least a couple of decades. According to Lars Persson, YIT was the “obvious choice” for supplying the tank. – YIT has been in this project from the beginning – in other words, we have been involved in assisting in its design and budgeting, Rosilainen reveals. – We have made smaller natural gas storage tanks, but not this size. The structure is basically the same, however, and we have experience in projects of similar magnitude. In March this year, YIT entered into an agreement with Cryo for the pipelines for the project. Natural gas – a growing trend As a result of the terminal, the Nynäs refinery and several companies, such as Fortum, are starting to use natural gas. But does Persson think that the new terminal will increase the use of natural gas in Sweden generally? – Yes, absolutely. There has been a lot of discussion about natural and bio gases recently, and the situation is now changing: we are finally going to be able turn words into deeds. According to Persson, maritime transportation is one example of where there will soon be a transition from oil-based fuels to natural gas. – We envision the growing markets ahead. This LNG-terminal is the first of its kind, but certainly not the last, he chuckles. n

Additional services add a competitive edge to the property maintenance of YIT Service Text Eija Pesonen Photo YIT Russian property maintenance market expanding M ost of the Russian property maintenance companies offer a common set of services for clients to provide comfortable living conditions in apartment buildings. This includes maintenance of all systems, keeping the buildings and their surroundings clean and tidy, in addition to providing routine and capital repairs. Service companies have always existed in Russia since Soviet times, but these were state-run organisations called “DEZ” (Russian abbreviation for local business administration). They generally were strongly criticised for poor quality work. In 2005, amendments were made to the Civil Code and the rules for establishing homeowners associations were defined. – These associations became the customers in need of a new standard of household maintenance services. It’s only natural that private capital reacted by offering new companies’ services. This is a very typical situation: once there is demand, the supply appears. Five years is not a long time, but today it’s hard to think of any city in the Moscow region where the original service company wouldn’t be facing competition from two or three new companies, says Valery Kim, General Director of ZAO YIT Moskovia. The development of service activity should focus on developing service. In other words, the issues about the general maintenance of engineering systems and entire buildings are quite obvious and transparent. The customer knows what he wants and the service provider knows how to accomplish it. – The phase of price competition is passed through relatively quickly, as all the companies reach the same prices quite soon, depending on the expenses and acceptable level of ROI, says Valery Kim. At the moment side by side with price competition will be the additional services. For example, imagine creating a company website with a private virtual office for each homeowner, where they can access and print out utility bills; check payments and arrears balance; enter readings from their water, gas, electricity meters; book a service call and check the call status; pay the housing services using an electronic payment system – all from a home computer. The list goes on. – Also, the service company can work as a unit coordinating connections with all the subcontractors, such as water and electricity suppliers as well as others. The owner can pay for all these services in one place, saving both time and effort, Valery Kim says. Own service company YIT Service Company was founded in April of 2008 in Ramenskoje, but today its units also work in Zhukovskoje, Pushkino and Noginsk. The number of employees is 126, including 19 engineers and technicians. The service range extends about 50 kilometres. – The success is supported by the fact that 85 per cent of homeowners have chosen nothing else but YIT Service. We are providing services to 2,840 apartments, a total of 200,000 square metres. – I would say, absolutely everything that an operating organization has to offer are required services, says Nikolai Grebentshukov, General Director YIT Service. The Russian service company differs from its counterparts in Finland in that it works as a homeowners association and as a managing and operating organization at the same time. – Our technicians have a complete range of electric tools, not to mention compressor, gas, and electric welding equipment, as well as personal tools. Service calls in company offices are made using written forms, by mail, by phone and by email, says Grebentshukov. At the moment we are providing homeowners with services for modernising plumbing and electrical systems. – Our objective is that our company is chosen as a management company for a period of at least three years, which would allow it to make more realistic plans for future development, Grebentshukov says. For us, the importance of our service company’s functionality is to make the YIT Home brand more attractive to customers. This is our way to ensure the quality of our constructions, for we do not only sell the customer an apartment, but we also take on the task of operating it. – It means that for our customer YIT Home is not a momentary partner but a long-term companion. It is literally the only offer of its kind on the new homes market in the Moscow region, which means that it gives us yet another competitive edge, stresses Valery Kim. n – These associations became the customers in need of a new standard of household maintenance services. The units are operated with natural gas. In a combined power plant, steam produced as a by- product from water heated by gas turbines is utilised in a steam turbine. The Severn Power plant was ordered in 2008 by Welsh Power, which sold it to the Danish company Dong Energy in March 2009. The power plant complex, i.e. two gas turbines, two steam turbines a generator, electrotechnology and automation technology, was constructed by Siemens AG. It also manages the service and maintenance of the plant. Severn Power was built on the site of a decommissioned coal-fired power plant. As a combined power plant, the Severn Power plant operates with high efficiency. With an output capacity of 824 megawatts, the plant will meet the energy needs of approximately one million single-family homes. Severn Power is cooled in order to minimize impacts to the residents in the area. A thousand tons of pipework YIT, the supplier of the plant’s pipework, has delivered 1,000 tons of main steam pipes and low pressure pipes to Siemens AG; YIT also handled the design, materials, prefabrication and installation of the pipe system. In addition to steel pipes, the delivery included fibreglass pipes and polyethylene pipes. The value of the delivery exceeds EUR 30 million. In recent years, Siemens has ordered comparable major deliveries from YIT, for example, for projects in the United Kingdom, Ireland, Latvia, Sweden and Norway. All have been turnkey deliveries including materials, design, prefabrication and installation work. YIT’s Finnish mechanics and welders have participated in the most demanding installations. n
