December 2005 – August 2007: Franklin Bank SSB. , Austin, Texas Bank Branch President (in charge of distressed loan assets
and work out loans as well as new commercial and interim construction loans)
 Managedall sales and commercial, interim constructionand residential lending for the North Austin area of Franklin
Bank and reviewed the larger commercial loans. (Bank was sold in 2008) Increased the customer base by 250 %.
 Managed most of the Credit Work Out Loans for the for the bank for the Austin area
 Lead the majorityof successful renegotiation talks andprocess, withclients, their attorneys and the bank’s attorney.
 Successfully renegotiated the Credit Work Out Loans with the clients, attorneys.
RESULTS:
 Saved the Bank over $350,000 in collection and legal fees through renegotiations and workouts of trouble loans
 Saved Franklin Bank $700,000 in collection fees through the short sal e of distressed assets
 Managed to achieve positive cash flows on both foreclosed and the short sales of distressed assets
 Generated over $5M in new loans and revenue through customer relationship building and retention.
April 2005 – December 2005: Citibank, Austin, TX Financial Center Manager Regional Area Manager, Bank at Work Program
 During the conversion fromFirst AmericanBankto Citibank, successfully managed the Downtown Branch
without merger downtime and over 90 % employee retention. The highest in Texas.

August 2007- April2005: RK SPEAR TRUST, (a family owned REIT in 5 states) based in Austin, Texas General Manager,
CommercialProperty Leasing Manager, Retail PropertyLeasing Manager, Managed 3 Apartment Units in New Mexico, Arizona,
Southern California, Texas and Colorado
 Managedand negotiatedthe sale of and leasingof commercial real estate assets withaverage sales of $2,500,000 and
over in real estate related products, in an upscale portfolio.
 Decreasedannual marketing expense by15 % anddeveloped a data drivenculture that resorted in very low employee
turnover and grew annual revenue by 3% or ($25M) for the 13 years that I was there.
RESULTS:
 Specializedin successful propertymanagement anddevelopment of asset sales plans for the REIT was being shut down
from 2003 – 2005 because the owners were elderlyand were selling the assets to put intothe trust. All RE assets were
sold at a profit during a time that economy was not doing well and was starting to slump, severely.
 Designedplanfor reinvestment ofsale proceeds increasing value by300% in a low risk, stock and bond portfolio.
 Responsible for the operational continuity and asset preservation of a portfolio of company owned and
managedretailsites, commercial office buildings, farms and ranches in a five state region, including New
Mexico, Arizona, California, Texas and Colorado with positive cash flows,.
(part time 2013 – 2014) J L Williams Staffing, Substitute Sales Consultants for Builders for New Home Sales
 Worked withover 20 newhome builders inthe AustinandHoustonareasdoing filling infor sales consultants,
doing sales, preparing budgets, working and managing temp help and scheduling temps for various
communities AND selling the larger homes to high end clients.
RESULTS:
 Mentor for new temps showing them how to greet customers, gather important customer information,
showing and valuingthe larger homesandfollowingupfor sales agents to set appointments for these highend
sales. Sold over 10 homes in less than one year, all valued at $350,000 and above.
