The document provides specifications for first, second, and third class buildings. It is not possible to give details to every item of
work regarding quality of material and
workmanship on the working drawing.
Therefore, a document containing description
of materials, method of completing the work ,
quality of workmanship and precautions is
attached with the estimate.
3. Introduction Cont.
Before starting any work one must know
detailed specification for the following reasons:
These describe the nature, class of the work
and method of construction.
These give the idea for materials to be used in
the work.
Total cost of project depends upon
specifications adopted, strength & availability
of materials.
4. DEFINITION
It is a contract document which is attached
with the estimate giving clear description of
materials, method of completing the work ,
quality of workmanship and precautions is
attached with the estimate.
5. PURPOSE
It can serve as a Contract Document between
the owner and the contractor. Since
specifications shows clearly the quality of
materials, workmanship and method of work to
be done.
It also enables the contractor to quote the
correct rates for the works.
It is helpful for the guidance of contractor as
well as the supervising staff during
construction and execution of work.
6. Purpose Cont.
Contractor can arrange the materials well in
time.
Project can be completed with in scheduled
time.
Estimated cost of the project can be worked
out more accurately by the engineer if he
knows the detailed specifications.
Funds can be arranged accordingly.
8. General or Brief Specifications
These specifications gives the nature and
class of work and materials to be used in
different components of the work starting
from foundation to superstructure.
These are generally attached with the rough
cost and detailed estimates.
9. Detailed Specifications
These specify the nature of work.
These give the method of construction of
different components of work.
These forms the document of contract between
the owner and the contractor.
11. A. First Class Buildings
Foundation and Plinth:
Foundation and Plinth shall be of 1st class
brick work in lime or cement mortar over a bed
of cement concrete 1: 6: 18
Superstructure:
Superstructure shall be of 1st class brick work
in cement mortar 1: 6 or 1: 7.

Damp Proof Course:
D. P. C. Shall be 40mm thick and laid in cement
conc. 1: 2: 4.
Roofing
Roofing shall be of R C C slab with an insulating
layer of lime and cement concrete 80mm thick
over it with a tile flooring, cement pointed on the
top. Height of room shall not be less than 3.7m.
13. Brief Specifications Cont.
Flooring:
Terrazo or mosaic or floortiles flooring shall
be provided in drawing room, dining room,
bath room and W C. 40mm thick
Conglomerate Polished floors in cement
conc. 1: 2: 4 should be provided in all
other rooms.
Doors and Windows
Doors and windows shall be of teak wood.
Shutters shall be of teak wood 45mm thick
paneled or paneled and glazed with
additional wire gauge shutters.
14. Brief Specifications Cont.
All fittings shall be of brass. Windows shall be
provided with iron grills.
Finishing
The inner and outer walls shall have 12.5mm
thick cement plaster in cement mortar 1: 4.
Drawing room, Dining room, Bed room shall be
distempered with two coats of plastic paint and
other rooms be white washed with three coats.

Outside of walls shall be coloured with
snowcem with two coats over one coat of white
wash.
Painting
All doors and windowsshall be painted with two
coats with high class enamel paint over one
coat of priming or sprit polished.
17. B. Second Class Buildings
Foundation and Plinth:
Foundation and Plinth shall be of 1st class
brick work laid in mud mortar over a bed of
lime or cement concrete. Top course of plinth
shall be brick on edge laid in cement mortar 1:

All walls shall be of 1st class brick work laid in

Back of almirahs
Jambs of doors, windows and almirahs.

19. Brief Specifications Cont.
Damp Proof Course:
D. P. C. shall be 40mm thick and laid in cement
conc. 1: 2: 4 be provided with one coat of bitumen
laid hot.
Roofing
All main rooms be provided with Reinforced Brick
roof and other rooms with 1st class or 2nd class
mud roofs.
20. Brief Specifications Cont.
Flooring:
40mm thick Conglomerate floors in cement
conc. 1: 2: 4 should be provided in main rooms
and other rooms & verandahs shall be
provided with flat or brick on edge flooring.
Doors and Windows
Doors and windows shall be of well seasoned
deodar wood. Shutters shall be of deodar or
shisham wood 45mm thick paneled or paneled
and glazed with iron fittings.

Finishing
The inner and outer walls shall have 12.5mm
thick cement plaster in cement mortar 1: 4.

two coats of any approved paint over one coat

23. C. Third Class Buildings
Foundation and Plinth:
Foundation and Plinth shall be of 2nd class
brick work laid in mud mortar.
Superstructure:
All walls shall be built of 2nd class brick work
laid in mud mortar.

Roofing
Second class mud roof shall be provided over
all rooms except verandahs which shall have
G I sheet roof.
Flooring:
Floors shall be of brick laid over mud concrete
and cement pointed.
25. Brief Specifications Cont.
Doors and Windows
Doors and windows shall be of Chir, Kail,
Mango or other country wood ledged battened
and braced doors type.
Painting
All doors and windows shall be painted with
two coats of ordinary paint.
