Inflation	rises,	but	less	than	expected,	as	fuel	
costs	rise	and	economy	grows
• The	BLS	reported	April	inflation	at	0.3%	
which	represents	a	small	decline	from	0.4%	
the	prior	month.	This	rate	of	inflation	is	less	
than	many	forecast	given	the	fast	rate	of	GDP	
growth.
• As	inflation	remains	stable	and	low	in	face	of	
low	unemployment	and	steady	GDP	growth,	
the	Fed	has	little	pressure	to	raise	rates.	This	
is	a	very	welcomed	occurrence	to	commercial	
real	estate	markets.

ECONOMIC TALKING	POINTS
Retail	vacancy	ticks	up	as	store	closures	
accelerate
• REIS	reported	that	mall	vacancy	moved	up	to	9.3%	
from	9.0%	in	the	first	quarter	as	store	closings	
accelerated	following	the	holiday	cycle.	
Meanwhile,	neighborhood	and	community	centers	
remained	stable	at	a	flat	10.2%	vacancy,	as	has	
been	the	case	for	much	of	the	prior	year.
• The	retail	real	estate	sector	is	still	being	impacted	
by	e-commerce	and	resulting	store	closings.	Both	
will	continue	in	2019.	Still,	rising	consumer	health	
is	showing	that	many	retailers	and	thus	retail	
properties	can	actually	perform	well	on	a	market	
by	market	and	asset	by	asset	basis.
