Challenges
10. Emerging & Mature Markets:
Primary Challenges
Developing Countries
The primary challenges in emerging
and developing countries are
access to professional real estate
marketing materials and
photographers, which affect the
quality of the real estate listings.
Developed Countries
Mature and developed countries
have more access to professional
services, however their client’s or
company’s marketing budget may
limit the quality and variety of
professional real estate marketing
services they can invest in.
11. Limited photography skills.
Un-edited photos.
Limited affordable marketing
options.
Listing quality and presentation

A higher view count and time spent on listing generally leads to more qualified leads.
Control these two variables through the quality of the images in your listings.
Photos are the first element of your listing that a person will see when trawling through
search results for their desired location.
Other factors of influence include creative title, use of key words and how compelling the
property description is within your listing.

27. Depth of Field
Shallow DoF to blur the

Deep DoF to keep foreground and
background sharp and in focus.
29. High Dynamic Range
Involves capturing and merging three different exposures, typically one under-exposed, one
optimally exposure and one over-exposed.
Perform the manual HDR technique using a third-party app on your phone, or using the
manual settings built into your phone or digital camera.
Shoot a series of images at different exposures to capture the ‘dynamic range’ of the image.

PHOTOGRAPHING LIVING &
DINING ROOMS
Next: Lecture 3
www.PropertyRender.com
33. All living spaces, whether rumpus
rooms, dining spaces, parent’s
retreats, media rooms, etc. should
feel inviting and warm.
You should portray this in your
images in addition to highlighting
the size, seating space, and lighting
(natural or artificial).
Living Rooms
34. These rooms come in all shapes
and sizes.
Offer a variety of composition
options.
Consider the purpose of the
room, the position of windows,
and furniture placement.
If you are photographing a large
dining room with a scenic view,
ensure the composition highlights
the size of the room while
maximizing the view through the
adjacent windows.
Setup
35. 'Open plan’ design - where
the dining area, living room,
and kitchen are in one open
space.
Other homes have a
partially open-plan layout,
or closed layout, where all
spaces are separated.
Challenges
Partial open plan
(Kitchen/dining)
Open plan
(kitchen/living/
dining)
46. The ‘kitchen triangle,’ comprising the sink,
stove, and refrigerator.
Images need to show the ease of access
and the layout of this space.
Kitchens either comprise a corner layout or
have a ‘galley’ style layout consisting of two
parallel bench tops with a central corridor
between them.
Kitchens
47. Include a photograph ‘inside’ the
kitchen showing the oven, stove,
sink, and large appliances.
Show the entire kitchen – taken
from the front side of the kitchen
bench either front-on or at a
diagonal angle to show the
whole kitchen layout.
Extend the middle pole on your
tripod so that the camera is
approx. 20-30cm higher than
kitchen bench.

48. Ensure the tap and spout are turned in a
position visible to the camera.
Place detergents, sponges, etc. into the
sink where they won’t be visible.
Ask the owner or tenant if you may
move their belongings before doing so.
It is best to remove fridge magnets and
other excessive clutter in post-
production, as this can be too time-
consuming to do onsite.
Remove the tea towels from the oven
handle and cupboard handles.
Remove floor mats, excessive
appliances, and dish racks.Challenges

59. One of the simplest rooms to
photograph inside a home as
they present very few challenges
compared to bathrooms,
kitchens, and living rooms.
Composition depends on the size
of the room and placement of
windows.
Important elements of a
bedroom include personality,
lighting, color scheme, décor,
and positioning of the bed and
other furniture.
Bedrooms
60. Two full walls should be
included in most compositions,
and the third wall is only
partially shown as a ‘border’ to
give the viewer an idea of the
size of the room.
If the bedroom has a
cupboard, ensuite, or WIR
(walk-in robe), you should try
to include these entrances in
the shot to highlight to the
viewer that the bedroom has
these features.
Setup
61. If the view through the
window looks out into a
neighboring house, this
can be unappealing to
most people.
Simply partially close
the curtains or angle the
blinds to hide the view.
Challenges
Blinds partially closed to
hide ugly outlook.
72. Bathrooms and ensuites can be the most
difficult rooms to shoot within a home as
they present many challenges, such as
reflections in glass, shower frames, and
mirrors.
The average-sized full bathroom is
approximately 1.5x2.4m in dimension, so
being relatively tight spaces, you will need to
use your wide-angle lens to its full capacity
or stand within the door frame.
Bathrooms
73. Some bathroom layouts may
make it impossible to include
the bath/shower, sink, and toilet
in the one frame.
In this case, it is best to capture
the one or two features that look
best in the frame (i.e., sink and
toilet or sink, shower and bath).
May want to focus on certain
elements of the bathroom, such
as the sink and bathtub.
Challenges
Focus is on the sink and bath, due to
layout of bathroom
74. Remove towels from the bathrooms as they can be distracting.
Depending on the position of the mirror and glass you may be
required to use the timer (or a remote shutter release) on the
camera to give you time to move from behind the camera so that
you don’t appear in any reflections or mirrors.
Use the self-timer
to avoid appearing
in mirrors.

Feature
85. Important features include
street appeal of the front
facade, privacy levels,
presentation of the gardens,
and landscape
maintenance level of the
yards or courtyard space.
Other important features for
some people include ease
of access for vehicles and
whether the property
includes a pool, shed, or
other lifestyle amenities.
Exteriors
Ease of Access Landscaping
Security (Entry Gate) Architectural Design
86. Using the tripod fully extended,
setup composition to show
entire house and important
features if required (i.e., a secure
fence, landscaping or carport).
The backyard or courtyard of a
home may contain a pool, deck,
patio or other features that need
to be included in the
composition from the rear of the
yard depending on the layout
and position of the sun.
Setup
Diagonal lines take the eye on a 'journey'
through to the center of the image.
87. No control over the residents’ balcony clutter, large objects on balconies.
If the sun is ‘hidden’ directly behind the building, the front façade of the
building will be quite dark, and the sky will be exceptionally bright.
In these situations, you are required to capture up to seven or even nine
bracketed exposures to cover the greater dynamic range between the
building façade and the sky behind the building.
You may need to position yourself quite far back to capture the entire
building in the frame.

97. The second most important part to
achieving a professional-looking
photo after executing great
composition is the editing process.
Essential for professional-looking
images and dealing with tricky
shots (i. e. bad weather, sun flares
from shooting directly towards sun,
clutter and messy bed spreads.
Editing Challenges
98. Blending multiple exposures or using
HDR editing software is difficult to use
properly and can generate awful
cartoon style images if not done
correctly.
