Fire Suppression Systems
Fire and life safety systems are important components of the mechanical infrastructure in a building. TD Systems broad knowledge and
experience in the engineering of fire sprinkler (wet and dry), and standpipe systems enables us to design, including drafting services in
AutoCAD format, and perform hydraulic calculations for fire suppression systems in accordance with NFPA standards.
Heating, Ventilation and Air Conditioning (HVAC)
Energy conscious system selection and attention to detail makes TD Systems a leader in designing appropriate heating, ventilating, and
air conditioning solutions. These systems often dominate the energy requirements of the building, and so matching the HVAC system to
the character of the building requires particular care. Our experts are knowledgeable in LEED™, ASHRAE, and SMACNA standards to
meet all your design necessities. Our objective is to create technical solutions to efficiently satisfy current design requirements while
providing flexibility for the future.
Plumbing
TD Systems designers are experienced in a wide range of piping requirements for potable and non-potable piping systems. Our experts
offer plumbing design services for hot and cold domestic water distribution systems, waste distribution systems, sanitary drainage, and
storm water systems.
TD Systems focus is to create imaginative and practical Mechanical Engineering design solutions. Our core team leaders bring over 70
years of cumulative experience in mechanical design, professional site inspection, building code analysis, code equivalency solutions,
specifications, mechanical systems construction management, building permit documentation, engineering reports, and sustainable

Commercial and Retail
Commercial and Retail projects involve a wide variety of building types including office buildings, warehouses, and airports,
dental/medical offices, restaurants, service establishments, places of worship, entertainment and gaming facilities. Specialized
conditions within these buildings involve unique design challenges including those associated with data centres, environmentally
sensitive storage, high security zones, and acoustically sensitive areas. It is our goal to appropriately match the technical solutions to
the space requirements.
Residential
TD Systems extensive expertise help clients obtain building permit documentation, comply with the building codes and obtain cost-
effective solutions to meet specific engineering performance goals be it high rise, low rise, townhomes, single and multi-tenant facilities.
Industrial
We offer our clients a range of Industrial designs, which are focused on the concepts, processes, usability, and ergonomics. Our
industrial building design comprises; plant designing and process planning, storage system designing, paint booth design, and factory
layout design. TD Systems provides innovative solutions and customized consulting services, coordinating our building systems with
other consultant’s work for new industrial buildings and tenant improvements.
Institutional and Healthcare
Institutional and Healthcare facilities are about education, treatment, care, and healing. Our engineered systems for institutional and
healthcare applications focus on patient, student and staff safety, functionality and reliability. The design intent is to provide state of the
art building systems capable of efficiently responding to current and future technological and economic advances. We are fully familiar

PROFESSIONAL EXPERIENCE
Peter Osuchowski is a President in TD Systems and is a Partner with the firm. He
joined Quadra Pacific Consultants in 1993, became a Partner in 1994, and a
President as of 2004. After acquisition of Quadra Pacific Consultants by MMM Group
Limited in 2007, Peter became a Partner with MMM Group. After MMM Group was
acquired by WSP Global, Peter decided to go back to his original background as a
Principal in a smaller boutique style consulting firm and has recently joined TD
Systems as a Senior Partner and President. Peter has over 35 years of experience
in mechanical consulting engineering and has worked on a variety of large
commercial, institutional, educational, hospitality and residential projects. Peter is a
LEED® Accredited Professional, and specializes in “green” buildings, sustainable
design and energy conserving innovative solutions. He has been involved in
numerous environmentally sensitive projects, including the use of ground source,
ocean loop and open well heat pump systems, radiant cooling, natural ventilation,
displacement ventilation, heat recovery and designing “carbon neutral” buildings.
Peter’s role on all projects includes hands-on involvement in design and supervision
of the design and inspection team from preliminary design to completion. A visionary
leader he is committed to preserve our environment one project at a time by being
innovative and by embracing new sustainable technologies while drawing from his
experience and reputation to make sure that innovation and sustainability are backed
by solid engineering, research, and technical support.

Ministry of Employment and Income Assistance (2008–2010): The
sustainable goals set by Accommodation and Real Estate Services (ARES)
included LEED® Gold Certification and minimum 50% energy savings over the
baseline. The mechanical systems include ground source geothermal heat
pumps for HVAC systems and domestic hot water, heat recovery ventilation,

m2 five star hotel was design to follow LEED® Silver requirements. The mechanical systems include a
150-ton closed geothermal loop consisting of vertical boreholes totaling 30,550 m. A central water-to-
water heat pump plant satisfies all cooling requirements and most heating requirements for the building.
The geothermal plant is supplemented by Viessmann condensing boilers. All suites are provided with
continuous ventilation utilizing central heat recovery systems.

designed to retain parts of the original façade but, otherwise, replaced all existing structural and building
service components. The highlights for both projects included: LEED® Gold certification, central heat
recovery ventilation system utilizing water-to-water heat pumps, displacement ventilation distribution
system with low level displacement diffusers, fully integrated lighting controls, building controls and
security system network, air-to-water heat pump plant for increased efficiency of the heating system,
condensing boilers (Ridgeway School) and connection to Lonsdale Energy Corp. and district heating
system (Queen Mary School)
» Project Manager, Replacement to Charles Dickens Elementary School, Vancouver, British
Columbia (2006–2008): This school was the first LEED® Silver certified project in the Vancouver
School District. Total school area is 3,555 m2. The project highlights include: ground source geothermal
system with 35 vertical wells, each 92m deep, located under the covered parking area, heat recovery
ventilation using warm exhaust air from the building to temper outdoor air required for ventilation, rain
water harvesting system using collected storm water for flushing toilets inside the building and
condensing boilers providing backup to the geothermal heat pump system.

Health (2007–2009): This new $50 million complex serves Prince George. It includes 94-units of
complex care and 82 units of assisted living with community rooms, art workshops, lounge and dining
areas, health services and laundry facilities. Total building area of this complex is 15,268 m2. State of
the art mechanical and electrical systems were designed to utilize the latest sustainable and energy
conserving technologies including a closed-loop geothermal heat pump system, heat recovery for all
ventilation systems, low temperature ceiling radiant heating, fully computerized controls and energy
efficient lighting.
» Project Manager, Gordon & Leslie Diamond Health Care Centre, Vancouver, British Columbia
(2004–2006): This 35,000 m2 ambulatory care and academic teaching facility adjacent to the
Vancouver General Hospital was built as public-private partnership. To reduce risk of spreading viruses
and bacteria, the building is provided with 100% outdoor air systems. Waste heat from exhaust air and
all main transformer rooms is utilized to preheat outdoor air using heat pump recovery systems. Radiant
cooling and heating ceiling panels are used for temperature control.

and consolidates the services of the old William Griffin and Delbrook facilities into one modern
recreation centre. It includes a new aquatic space with a 25 metre pool, leisure pool, whirlpool, and
sauna-steam rooms, program areas for seniors, youth, and preschool, multi-purpose rooms, rental
meeting space, arts, and craft areas, fitness space, weight room, squash courts and full-size
gymnasium. The mechanical systems include air-to-water heat recovery chillers, full heat recovery for
natatorium, and air-to-air heat recovery for building ventilation systems.

» Project Manager, T. Gil Bunch Performing Arts Centre, Brentwood College, Mill Bay, British
Columbia (2001–2003): This new facility is housing a 428-seat performing arts theatre and related
educational studios. The building was provided with the largest-to-date closed ocean loop installation
on the West Coast. The ocean loop includes six large mats, each consisting of 3,750 m long coils of
polyethylene pipes laid down on the ocean floor. Each mat is sized to serve 12-tons of heat pump
equipment for a total of 72-tons of refrigeration. There is no antifreeze or gas-fired equipment used in
this system. Heat pumps serving the theatre are provided with a full heat recovery system to offset
large ventilation requirements. Due to uniqueness of this installation, the owner was able to obtain
incentives from BC Hydro, BC Green Economic Development Fund and Department of Natural
Resources.

Social Housing Projects

West 7th Avenue and 675 East Broadway, Vancouver, British Columbia (2007–2011): These high-
rise residential buildings were funded under the Provincial Homelessness Initiative and were designed
to very high sustainability targets, which included LEED® Gold Certification, exceptional energy
efficiency performance and near carbon neutral building operation. These projects utilize geothermal
heat pump systems, use of water-to-water heat pumps for generation of domestic hot water, radiant
floor heating systems, central heat recovery ventilation, variable speed heat pumps and water
conserving plumbing fixtures.

» Project Manager, Surrey Pretrial Services Centre, Surrey, British Columbia (2010–2013): High
security, state-of-the-art 216-cell expansion to the existing Surrey Pretrial Services Centre, together
with associated renovations to the existing facility built as a Public-Private Partnership. The mechanical
systems included radiant floor heating-cooling, displacement ventilation, air-to-water heat recovery
chillers and heat pump heat recovery for ventilation air. The project achieved the LEED® Gold
Certification.
