1. All local, national by-laws & sabs code 0,400 shall be complied with.
2. Site boundary pegs or co-ordinates to be identified before
commencement of work.
3. Contractors and Sub-contractors to check all dimensions, levels etc. on
site prior to commencement of work.
4. All levels shown are finished levels unless otherwise stated.
5. No dimensions to be scaled, only figured dimensions to be used and
large scale details supercede small scale drawings.
6. Any queries or discrepancies in dimensions or detail on the drawings or
between drawings and specification to be reported to the Architect for
clarification before relevant materials are ordered or work put in hand.
7. The information on this drawing is the property of Ardent Design and is
copyright.
8. All wall openings ie: doors, windows etc. to have pre-stressed concrete
lintols over unless otherwise detailed.
9. All electrical work to be done by a Conractor registered with the
electrical contracting board and to be in accordance with latest code of
practice specification.
FOUNDATIONS:
1. 400x200 thickening of concrete surface bed below 110mm non-
loadbearing internal walls.
2. 600x230 concrete strip foundations below 230mm walls unless specified
otherwise by engineer.
3. 500x250 concrete strip foundations below all boundary walls unless
otherwise specified by engineer.
4. Conrete stip foundations to be re-inforced for min. 1000mm length above
all service pipes.
5. Top level of all strip foundations to be minimum 340mm below ngl and
stepped where necessary. excavations for foundations must be approved
by engineer and council before trenches are backfilled.
FLOORS:
1 Backfill under surface beds to be poisened to comply with national
building regulations.
2. Top of 100mm concrete surface bed to be minimum 170mm above
finished ground level and casted on "Gunplas USB green (or similar
approved) dampproofing on 25mm riversand soil on well compacted soil in
maximum layers of 150mm.
3. " Gundle 375µm (or similar & approved) DPC below all walls, cills and
changes in floor level.
4. Suspended reinforced concrete slabs to be 245mm thick unless
otherwise specified by engineer.
5. All screed to be min. 25 mm thick sand/cement mix. screed on balconies
and patios to fall min. 1:100 to outlets of edge of slab.
6. Floor finishes to be as indicated on plan.
7. All paving to be on well compacted fill or natural ground to specified
levels on min. 25mm thick riversand layer.
WALLS:
1. Provide galvanized wire wall ties @ 5 brick course intervals.
2. Re-inforced brick lintols over all openings wider than 1000mmm. pre-cast
reinforced concrete lintols over all openings
wider than 1500mm or as specified on the drawing.
3. All walls where so specified to be plastered and painted with suitabale
paint to manufacturers specification. (colour as
specified by Architect).
4. All facebrick walls so specified to be raked and ruled facebrick. brick
type as per Architects specification.
5. All walls so specified to be ruled and painted with suitable paint to
manufacturers specification.
6. All balustrade wall to be 935mm high from finished floor level.
CEILINGS:
1. 6.4mm Gypsum plasterboard with exposed h-steel strips painted with
suitable paint to manufacturers specification.
ROOF CONSTRUCTION:
1. Marley monarch concrete roof tiles laid on 38x38 S.A Pine battens on
prefabicated S.A Pine roof trusses constructed as follows:
a) Roof Pitch : 20°
b) Truss Profile : Double Fink
c) Roof Span : 7460mm
d) Overhang : 100mm
e) Rafter Cords : 152x38mm S.A Pine
f) Ceiling Cords : 152x38mm S.A Pine
g) Roof Struts : 76x38mm S.A Pine
h) Ceiling Battens : 38x38mm S.A Pine
j) Roof purlins : 50x76mm S.A Pine
2. All Roof members to be fixed with galvanized nail plates to comply with
the national building regulations.
3. Roof trusses anchored with galvanised hoop irons through minimum 5
brick courses under wall plate.
4. Wall plate to be 114x38mm S.A Pine.
5. Fibre cement fascias painted to specification with suitable paint to
manufacturers specification.
6. All exposed roof trusses painted with suitable paint to manufacturers
specification.
WINDOWS, DOORS AND GLAZING:
1. All windows to be wispeco or similar and approved steel frame windows,
painted with suitable paint to manufacturers
specification.
2. All doors to be as per door schedule and specification. all timber doors
ro be sanded down and sealed with suitable
approved external varnish to manufacturers specification.
3. All aluminium frames for shower to be powder-coated epoxy finish to
aaamsa specification and approval.
4. Glass for shower cubicle to be 6.5mm clear safety glass
5. Obscure glass -"pacific"- to all bathroom windows.
GLASS NOTE:
1. Nominal thickness of glass max. size of panel
3mm 0.75 m²
4mm 1.5 m²
5mm 2.1 m²
6mm 3.2 m²
2. All glass below 300mm from ffl to be 6mm safety glass.
3. All glass in doors to be 6mm safety glass.
4. Window cills as per finishing schedule.
DRAINAGE:
1. All drainage to comply with national building regulations.
2. Foundations over any part of soil pipes to be reinforced.
3. 100mm soil pipes with minimum fall 1:80 and maximum fall 1:20.
4. Cleaning eyes at head of sewer lines and at all changes in direction at
maximum 25m intervals and 1000mm from Septic tank inlet where
applicable.
5. Inspection eyes at all junctions and to have marked covers above
finished ground level.
6. 100mm ø ventilation pipe at head of sewer lines.
7. Ventilation valves at all waste fittings.
8. All waste fittings to receive 65mm reseal traps.
9. Invert levels of all gulleys to be minimum 350mm below finished ground
level.
