T
he lush green, vast
estate is already the
proud hosts of the
DP World Tour Golf
Championship, part
of the prestigious European
Tour, since 2009. Yet
Jumeirah Golf Estates, one
of the Middle East’s most
esteemed golf communities,
is pushing ahead with its
commitment to develop ex-
quisite residential projects.
Redwood Park, the latest
addition to the luxury proper-
ties portfolio of Jumeirah
Golf Estates, is a collection
of premium townhouses and
villas.
“As you know the Red-
wood tree, which is native to
California, is known for
being the tallest in the world
and they live a thousand
years. So that gives you the
idea why we selected the
name for this project,”
Yousuf Kazim, General
Manager of Jumeirah Golf
Estates explained as he
started his exclusive inter-
view with Gulf Property.
The residential project,
which was launched during
Cityscape Global, Dubai in
September, is the first of its
kind in Jumeirah Golf Es-
tates, consisting of town-
houses.
The community is already
home to several other hous-
ing projects namely Whis-
pering Pines, Flame Tree
Ridge, Juniper Way, Wild-
flower, Orange Lake, Sienna
Lakes, Sienna Views, Valen-
cia Grove, Sanctuary Falls,
Olive Point, Lime Tree Val-
ley and The Sundials.
The estate also hosts two
classic world-class golf
courses, Fire and Earth.
The courses offer resi-
dents and visitors the oppor-
tunity to witness two exciting
and challenging champi-
onship layouts, each one
providing unique and dis-
tinctive playing characteris-
tics, and spectacular views
from the residential commu-
nities. Redwood Park is lo-
cated in the Fire Golf
Course within the Jumeirah
Golf Estates.
A real treat for
golf-lovers
Redwood Park is divided
into two categories: Red-
wood Park, consisting of 75
three- and four-bedroom
townhouses; and Redwood
Avenue with 42 five- and six-
bedroom villas.
While the built up area of
the three bedroom town-
houses in Redwood Park is
roughly 2,900 square feet,
the four bedroom ones are
of 3,600 square feet. “This is
the new thing happening in

Kazim said.
As with other residential
projects, Jumeirah Golf Es-
tates has laid special em-
phasis on designing
Redwood to meet the buy-
ers’ expectation of living in
classic homes on green
pastures. Environment-
friendly and sustainable
practices have also been fol-
lowed, such that the project
distinguishes itself from the
rest.
“In terms of our design we
make sure of meeting the
green codes. We make sure
we leave the lowest carbon
footprint by having methods
like recycling and energy-
saving,” Kazim says.
Redwood Park comprises
townhouses overlooking the
11th and 12th holes of the
Fire course complete with
shared amenities of swim-
ming pools, childrens’ play
areas and barbecue facili-
ties.

opportunity to a blank can-

Golfing facilities at
Jumeirah Golf Estates is
scheduled to be elevated to
a new level with the opening
of a grand clubhouse in the
first week of November, in
time before the start of the
much-awaited DP World
Tour Championship (No-
vember 20-23), Kazim says.
The clubhouse will be
housing private indoor and
outdoor events spaces, ban-
quet halls and dining rooms
to host around 500 people;
a restaurant, bar, lounge,
golf shop, swimming pools,
children-playing areas, bil-
liards, tennis and table-ten-
nis zones for the members
and residents. “The club-
house itself provides a lot of
facilities,” Kazim says and it
is set to become the com-
munities’ social gathering
point.
Response at
the Cityscape
Jumeirah Golf Estates
reaped the benefits of
launching Redwood Park
during Cityscape Global and
their marketing strategy of
having an attractive stand
and good showcasing of the
project worked well. Visitors
were delighted to be at their
stall and many genuine in-
vestors seemed inquisitive.
“Frankly I got an over-
whelming response from
various investors. I believe
now they (investors) under-
stand the opportunities we
are offering,” Kazim said. “I
was actually happy with the
response I got for our proj-
ect.”
For the developers it was
more about testing the mar-
ket and observing the proj-
ects of other developers on
the first day of Cityscape
and apprising visitors with
vivid details of their product.
“It is on the second day
when you will have the ac-
tual deals. That is when the
guy has made up his mind,”
jokes Kazim.
Regarding the prices of
units at Redwood, Kazim
was careful to mention that
although not affordable, the
pricing structure is ‘compet-
itive’, when compared to
similar other projects.
“Affordability will always
be defined on whether you
are providing the right value.
And if you are exceeding the
value then eventually that is
what people will call afford-
able. But I look at it from all

aspects, in terms of what fa-
cilities you are providing,” he
opines.
Kazim’stakeon
Dubai market
Few realise that a real es-
tate market’s maturity pivots
on the approach of investors
and end-users.
A prime reason for the
crash of 2008 was specula-
tive buying and selling; the
kind of horse-trading that ac-
tually brought the market
down. Kazim realises how
important investors’ senti-
ments are when he says,
“The market is very mature
now. Eventually with any
launch a builder will really
have to think what the cus-
tomer is looking for. And we
need to go and answer all of
these queries and go in de-
tail. It is not like before.”
Kazim even proves his
point by his observation of
the stalls at Cityscape,
where developers were oc-
cupied the entire day, an-
swering queries of finicky
buyers. “As you noticed,
each developer is trying to
give the buyers maximum
information, so that buyers
can have that sort of confi-
dence and have safe trans-
actions,” he stated.
To provide their customers
with required information
and services, Jumeirah Golf
Estates also launched their
unique mobile phone appli-
cation, which according to
Kazim is ‘to make things
easy by trying to add value
to our offerings’.
Kazim believes the market
is much cooler and pro-
gressing steadily, an
achievement that he attrib-
utes to the government’s
policies, particularly the Real
Estate Regulatory Agency
(RERA).
Clear, stringent and well-
directed legislation has cre-
ated a positive environment
in the market today for both
the developer and the buyer.
“Like for instance, we are
trying to adopt intelligence
and technology in our offer-
ings as well,” he says.
Kazim also dismisses pre-
dictions of an encore of the
2008 recession by saying
there is enough safety sys-
tems and checks and bal-
ances installed in the market
today to avoid such a disas-
ter. He assures, “So I be-
lieve we really are at the
stage where we can see
there is no reason for an-
other bubble that happened
earlier.” g
