FRANSE VERKOPEN VERSCHERPEN
FOCUS OP PREMIUM CITY HIGH
STREET SHOPS
Rotterdam, 27 maart 2014 – Vastned, het beursgenoteerde Europese
winkelvastgoedfonds met focus op venues for premium shopping, heeft 29
niet-strategische objecten in Frankrijk verkocht voor circa € 45 miljoen,
wat boven de meest recente taxatiewaarde ligt.
De desinvestering omvat binnenstadwinkels verspreid over Frankrijk in plaatsen
als Alençon, Amiens, Dieppe, Lille, Roubaix, Troyes, Thonon, Vichy, Brest, Laval,
en Chambéry, maar ook een cluster van vier retail warehouses in Toulon La
Garde. De panden meten in totaal circa 15.000 vierkante meter met een bruto
jaarhuur van ongeveer € 2,8 miljoen. De gemiddelde bezettingsgraad bedroeg
91%.
De panden zijn verkocht aan één van de fondsen van de Franse vastgoedbelegger
Sofidy en aan een private belegger: FD Invest & Gestion. De verkoopopbrengst
van ongeveer € 45 miljoen zal gebruikt worden om high street shops in premium
cities te verwerven.
Vastned werd bij deze transactie geadviseerd door Cushman & Wakefield. Sofidy
werd geadviseerd door 3X3 Conseil.
Taco de Groot, Chief Executive Officer: "Deze verkoop is volledig in lijn met onze
aangescherpte highstreetstrategie, waarbij wij ons richten op de allerbeste
winkelstraten in de meest aantrekkelijke steden. Deze transactie vergroot het
aandeel van premium city high street shops in onze Franse portefeuille naar circa
77%, en verbetert de bezettingsgraad in Frankrijk naar zo'n 96%. Als gevolg van
de grote stappen die wij in Frankrijk gezet hebben, waaronder deze
desinvestering, zullen wij in staat zijn onze focus op groei in premium cities, zoals
Paris, Bordeaux, Lille, Lyon, Nice/Cannes en Toulouse, verder te vergroten."
