NEWS RELEASE - Analytic Real Estate Services and Solar Choice Solutions Inc., of Los
Angeles, announce the completion of their installation of a 111,600 kilowatt solar power
system on a Holiday Inn Express and Suites hotel in Los Angeles.
LOS ANGELES, CA – ANALYTIC REAL ESTATE SERVICES (ARES) and SOLAR CHOICE SOLUTIONS
Inc. (Solar Choice), announces that Edward Ptacek, President (ARES), and Jay Glick, President
(Solar Choice Solutions), have completed the installation of a 360 panel 111.6 kilowatt solar
electricity system on an approximate 100-room Holiday Inn Express and Suites Hotel in Los
Angeles.
The system was constrained by the available roof area, and is expected to generate 70% of the
average annual electricity consumption used in the hotel. In addition, a thorough study of the
hotel resulted in the retrofit of lighting including lamps in the rooms with LED lights to reduce
the overall electricity demand.
The Owner of the hotel will receive the additional tax advantages of a 30% Investment Tax
Credit in 2015, and accelerated depreciation of the solar power components over an extended
period of time.
In addition they further evaluated the design and HVAC systems of the hotel, and had hired a
specialized engineering study of the structure and building envelope. This study with its report
then allowed the Owner to take a Year 1 added deduction of mid-five figures.
The project has realized the owner a positive cash flow in the first year with no upfront
investment on his part.
And finally as a Certified General Real Estate Appraiser Mr. Ptacek has also determined the
value enhancement to the property. With the basic assumption that the room rents remain the
same, the operating expenses will be reduced and therefore the net operating income will be
increased. This hotel continues to out-perform all of the metrics used for the mortgage loan
underwriting. It is the leader within its competitive set.
