# residential buildings per age of construction ( x 1.000)
• Italy’s population today: +60 M
• 75% of families lives in their own house > “owning for dwelling” is
largely the most common ownership model for Residential

3. Policies regarding design and construction of new buildings and for renovations/retrofitting:
• Energy: law about minimal criteria for energy efficiency (162/2015) which receive the NZEB EU
Directive (2012/27/UE)
• Definition of yearly Energetic Performace Index (EPI) and its limit values
• for 6 climatic zones of Italy, for winterly heating, for external surfaces, for thermal transmittance
of the structures
• Electrical plants CEI 64-8 norm defines 3 levels of security and efficiency:
1. minimal level of security
2. lev. 1 + loads control and selectivity
3. lev. 2 + surveillance, heating management, blinds automation, smoke detection via BACS
• Automation: UNI EN 15232 norm about the Impact of Building Automation Controls Systems on
the energetic performance of buildings
• introduces a classification in 5 classes of the technical plants on the basis of the BACS
• Smart Readiness Indicator: a new norm under definition in Italy which receive the new EPBD
(UE Directive 844/2018)

4. Residential segment: trades and
mortgages, in nb
• Italy’s GDP: ~1800 Bn € with a limited growth Y/Y-1
• Constructions contributes with only 100 Bn € to GDP yearly
• Houses stock value struggles to get a growth
• Trades & mortgages: in growth after years of drop
• New residential buildings: a big drop; growth only in big cities, like
Milan
• Retrofitting activities are in growth but not enough to recover the pre-
crisis values:
• 27,1 M interventions in 2007-2016 for 115,9 Bn € (4,3 k€ average)
• 1,5 M interventions only in 2016
• 195 k interventions in 2013-2016 for 872 M€ (4,4 k€ average) only for
antiseismic retrofitting
