- Green building developments like the ones I have just mentioned have contributed to the industry trend depicted here, where it is now becoming the norm for new development to go beyond the standard Building Control requirements and in order to be competitive in the market are integrating sustainability elements and committing to green building ratings.
- Whilst new green buildings have certainly made a significant contribution towards transforming the market and contributing to the development of sustainable cities – the future as we see it, goes beyond individual buildings, encompassing green infrastructure and precinct scale solutions;Incorporating green refurbishment of existing stock,influencing supply chains,creating demand for green skills and employment; andcreating sustainable urban regeneration.Precinct development associated with major cities provides the opportunity to look for economy of scale design and engineering solutions that address sustainable:Stormwater managementEnergy supplyWater supplyWastewater treatmentWaste collection / treatmentHowever, to extract the full value proposition and opportunity we need to commit to capital and strategic initiatives up front. As well as finding the right balance between:Integration and connectionRegulation and legislative solutionsCommercially viable outcomes andConfidence with new technology It is ideally not an incremental process --- with precinct wide infrastructure solutions not being an easy add-on or retrofit feature towards the end of a project.So let’s look at some examples….
- Public realm, sustainable infrastructure and the challenges of transport, waste, water and carbon are all very much on the agenda for the immediate future. Linking the new green buildings into a smart precinct network and ensuring those efficiencies and opportunities are integrated with the remaining 70% to be developed.Critical to our success in delivering precinct solutions is our partnerships and collaboration with key stakeholders, State and Local Govt, VicUrban and the various utility providers for energy, waste and water infrastructure.Their buy-in and support is crucial to be able to assist us in innovating beyond the traditional planning and delivery barriers associated with sustainable and often decentralised water, energy and waste system solutions.
- To be a climate positive development, …carbon neutral, water positive and zero waste.These targets will be delivered using a combination of precinct infrastructure, leading building performance with respect to both design and ongoing management, and on and off site renewable energy generation.They will include a minimum 6 star green star rating on commercial buildings, linking multiple buildings to shared and precinct wide infrastructure and also linking into buildings outside of the site boundaries. At Lend Lease we believe sustainability requires smart buildings, a precinct wide approach, and ultimately changes to the way we work and live in our buildings. The last area requiring behavourial and attitudinal changes and an investment in education and information. Our LL environmental sustainability team at barangaroo includes expertise from around the globe including BioRegional, ARUPs, Guy Battle, Joe Van Bellingham, and our internal LL team.Again a multi-disciplined, collaborative approach with strong partnership and support from the BDA and govt are critical success factors.
- Finally, we have the redevelopment opportunity of the RNA showgrounds site here in Brisbane. A chance to renew and redefine the obsolete facilities into a modern exhibition and conference centre.Grow an inner city mixed use neighbourhood.Provide a vibrant destination, educational and event facilities and activities.And enable the previously ‘walled’ estate to be opened for Public access and integration with the surrounding Bowen Hills region.The unique aspect of this precinct development is the existing infrastructure and built form constraints of the site, however, it is those very aspects that provide additional sustainability benefits to the proposed project outcomes.
