Who is Audley?
The award winning Audley Brand - Stable, successful, well supported
We've been building and managing luxury retirement villages for over 10 years, but our experience in providing high-quality
retirement property and care for older people goes back much further. In fact, it was in 1983 that our present day Chief Executive,
Nick Sanderson founded a company called Beaumont which, over time, developed the conventional care home concept into
something completely different: the UK's very first luxury retirement villages. Twenty-five years on, we have grown to be a
successful company. Our solid foundations and innovative thinking underlined by the backing we have received from major
financial organisations, including Private Patients Plan, 3i and, most recently, Moorfield Group.

Founder’s vision
30 years ago, CEO, Nick Sanderson had the vision to transformed the conventional care home concept into something completely
different – Luxury retirement villages. Nick Sanderson is CEO of Audley Court, a joint venture between his own Audley Court and
Moorfield PLC. In the 1980’s he founded, operated and then sold Beaumont Healthcare, one of the first corporate providers of
private pay nursing care homes. In 1986, that company created close care housing which offered independent living to older
people in their own homes adjacent to a Beaumont care home.
After 5 years of public/private partnerships in the early nineties he created Audley Court to develop private retirement villages.
Retirement villages offer independent living to older people in purchased homes with flexible care and support to allow them to
stay in place throughout their life. The first two award winning schemes in Tunbridge Wells and Harrogate are complete and have
operated for several years. In 2008 he formed a partnership with Moorfield PLC to develop a nationwide portfolio of villages.
Audley Court now has seven schemes in its programme with nearly 1,000 units and a value of £350m and is actively seeking new
opportunities. Nick is also Chairman of ARVOUK, the Association of Retirement Village Operators of the UK.

Downsizing is a big decision. With Audley you stay firmly in control, with complete freedom and independence to live the life you
choose. You buy and own your own retirement home, in a beautiful and secure environment, and because it is your house, you
don’t have to give up the things you love, including your pets. Plus, you have the added luxury of having your gardens and
property maintained for you. Each house, cottage or apartment in one of our retirement villages is sold on a 125 year lease. It is
your home, held as your own asset – and, of course, you are free to sell at any stage, at full market value. So you are able to

Your own lifestyle
At the heart of each retirement village is a centrepiece building containing the Audley Club, housing the facilities you’d normally
expect to find in a country house hotel. You can dine out in the restaurant, relax with a book in the library or enjoy a dip in the
swimming pool. There’s also a bar bistro, beauty treatment rooms and a fitness room. And in some of our retirement villages you’ll
be able to take advantage of the tennis courts or croquet lawn. These centrepiece buildings often comprise Tudor Halls, Georgian
Mansions and Victorian Villas. We have become renowned for the sensitive development of important but neglected buildings and,
as a result, have won a number of Conservation Awards.

Your own choices – Personal Care
Should you need a little extra support or a helping hand, we'll be more than happy to provide that for you as well. Our trusted
Audley Care staff are here to help with as little or as much as you need. We can pop in to do an hour of cleaning a day, or help
with your personal care needs. If we can help with the ironing or collect your shopping, you only have to ask. However much, or
little, you want doing is your choice – and you only pay for what you use. Everything Audley is has evolved from listening to the
wishes, needs and concerns of those who've lived in our retirement villages over the last ten years. So what you get is a
community in harmony, where you are totally free to join in the activities and facilities on your doorstep, or just enjoy your home
and your independence.

Research shows 65 is right age to move
According to Audley, operators of luxury retirement villages, the fear of a residential care home leads many retirees to remain in a
family home, long after it is suitable, convenient or makes financial sense. The cost of deferring the decision to move can easily
cost pensioners £250,000, or more, and this approach is more likely to mean that pensioners do end up in a residential care
home. Independent national research commissioned by Audley shows that ending up in an old folks home is the top anxiety for
60% of the UK’s pensioners. According to Audley, the financial arguments for moving to a suitable property in a retirement village
are very strong and these are bolstered by huge improvements in quality of life. Audley’s figures show that if a pensioner paid for 4
years in a private residential care home, this could easily equate to almost £250,000 at today’s prices which could be twice the
cost of living in your own retirement home. Those choosing to buy a property in a retirement development will not only have the
freedom of independent living far longer, but also be able to fund a better lifestyle and enjoy the benefits of a continuing property
investment. Audley believes the best age to move to a retirement home is 65, as at this age the move is likely to be manageable,
the transition more enjoyable and the new home owner will be able to take full advantage of all the benefits their new environment
offers them. Audley actively promotes the idea of an active, sociable and fit old age providing a range of club facilities and
services.

health club is on your doorstep, part of the village and yours to use as you please. You can also use the facilities of the Audley
Club at any of our other retirement villages. You will be looked after by our highly-trained Audley Club team who have been
chosen for their exceptional personal qualities. They provide nothing less than a 'concierge' level of service to ensure you get the
most out of your health club membership – whether that's through delivering sumptuous room-service meals, helping book a
holiday or whipping up the frothiest cappuccino.

Your family of care personal assistants
It’s a real achievement to become an Audley care personal assistant. Because before they start, we ask them plenty about
themselves. It’s our way of being completely confident they are all individuals who really care about people.If you need support for
a more complex condition, we can introduce you and your family to specialist experts. They can offer you the right care and advice
and if required, give you guidance on food and nutrition. We strive to make sure all the advice you receive is right for your
personal situation and that the care we offer in your home is consistent. That means, as far as possible, we won’t chop or change
the people who come into your home, so you can get to know them and they can get to know you. We want you to be able to trust
them 100% and feel completely comfortable in their company.
As time moves on and some tasks become less easy, there's no reason why you shouldn't continue to live the life you know, in the
home you've made. All you need is a visit from a trusted, friendly face; someone to listen and a helping hand when you would
appreciate it. Everyone has their own tastes and needs, so our care in Ilkley is made to measure. Our discreet and friendly staff

Dedicated onsite staff & senior managers
A crucial part of the Audley approach is that, as well as developing our retirement villages, we manage them ourselves to ensure
that everything runs smoothly and our residents' needs are met. Our onsite team are always ready to help, from lending a hand
with general household chores to arranging personal care at home, if you should ever need it. Furthermore, our senior managers
are deeply involved in policy-making, working with organisations as diverse as the Department of Health, the Royal College of
Nursing, the Elderly Accommodation Council and the UK Home Carers' Association, sharing the knowledge and expertise we
have developed over the last 25 years. We are also an accredited provider of homecare and a founder member of The Assocated
Retirement Community Operators, ARCO.

Soon a quarter of the population will be over the retirement age. Many live in large houses which are expensive to maintain. 60
per cent of four bedroom homes are occupied by two or less people. More than a million people live in retirement villages in the

Nick Sanderson is CEO of Audley Court, a joint venture between his own Audley Court and Moorfield PLC. In the 1980’s he founded, operated and then sold Beaumont Healthcare, one of the first corporate providers of private pay nursing care homes. In 1986, that company created close care housing which offered independent living to older people in their own homes adjacent to a Beaumont care home. After 5 years of public/private partnerships in the early nineties he created Audley Court to develop private retirement villages. Retirement villages offer independent living to older people in purchased homes with flexible care and support to allow them to stay in place throughout their life. The first two award winning schemes in Tunbridge Wells and Harrogate are complete and have operated for several years. In 2008 he formed a partnership with Moorfield PLC to develop a nationwide portfolio of villages. Audley Court now has seven schemes in its programme with nearly 1,000 units and a value of £350m and is actively seeking new opportunities.
