So what can you do to make sure you’re not in danger of having your glass oven shatter? Here are a few tips that are being passed around from oven manufacturers: Never bump your oven door with pots and pans. The smallest crack or nick could cause a stress fracture that could “explode” at a later time. Never slam your oven door. Never close your oven door without first making sure your oven racks are all the way in. Don’t use the door to close the oven racks. Metal can scratch the glass, causing breakage. Never run the self-cleaning feature on your oven. Extreme amounts of heat can not only damage the internal components of your oven, but they can also cause the glass to break on the internal portion of your oven. Generally, self- cleaning features are a selling point, but you can get most burnt on food in your oven using heat free methods.

How to clean your fridge’s evaporative coils: If you have a fridge that has coils on the back of your unit, you will have to push your unit away from the wall to clean them. The fridge that we will demonstrate on today has evaporative coils on the bottom of the unit. 1. Unplug the fridge (or turn off its circuit). Turn-off-the-Fridge 2. Remove the panel on the front of the fridge. 3. Using a angled vacuum hose, gently vacuum the evaporative coils. Start with the front part of the coils. Vacuum the front of the top and bottom evaporative coils. Next, move your vacuum into the back of the coils, getting the side. If you find yourself with a backed-up sink, don’t despair! Landmark Home Warranty has a few DIY ways you can quickly and easily remove the clog. First, is the clog in your garbage disposal? If your garbage disposal isn’t turning, you’ll be able to tell. Instead of making the telltale grinding noise, it will simply hum and then turn off. In this case, the food is most likely stuck in the garbage disposal between the edge of the unit and the grinding flywheel. The machine will automatically turn off to avoid overheating and burning out the motor. You can go to our post on fixing a jammed garbage disposal here to learn how to fix the problem. In either of these cases, to fix the problem, you will have to one of three things: Plunge the sink Dump a bucket of water Take apart your plumbing and physically remove the blockage. If your repair technician just gave you the bad news that your furnace has a cracked heat exchanger, and you said, “ A cracked what?” you’re in the right place. This article is going to go over what a heat exchanger is, why it cracks and what you can do about it if you have a home warranty. To really understand why a damaged heat exchanger is so problematic, and how your home warranty company can help, we have to go over the basics of how a furnace works. How does a Furnace Work? Cracks in your Heat Exchanger and Home Warranties Looking at a furnace quite simply, it has four main parts that allow it to heat your house: Draft Motor The first is the draft motor. The draft motor kicks on when there’s a drop in temperature in your house, and your thermostat tells your furnace that warm air is needed. When this happens, your draft motor begins to pull ambient air into the unit from the surrounding area. Burners As air is taken into the furnace to be warmed, gas is turned on in the burners of the furnace. The furnace ignites this gas with a spark, and the burners create a flame. This flame produces hot gasses that go into the heat exchangers. Heat Exchangers Heat exchangers are a series of metal tubes that heat up and stay extremely hot. They hold the hot gasses and carbon monoxide the burners produce. These gasses are poisonous, so the heat exchangers are attached to a flue that vents the gasses outside. Blower As the draft motor brings air into the furnace, the blower motor begins to force air past the extremely hot metal tubes of the heat exchangers. Obviously, the hot gasses from the burners that are inside of the heat exchangers don’t mix with this air, unless they have a crack. As long as the heat exchangers have an air-tight seal, the air is simply blown over them. This warms the air up, and the blower continues to push the air throughout your ductwork, providing warm air through your house. If your heat exchanger is cracked, however, this could prove problematic for homeowners. There is a possibility that those poisonous gasses from your burners could leak into the air being blown throughout your home.

Buying a home has so many caveats and limitations that it may be hard to find a dream home. It’s especially hard for individuals who aren’t able to pay for a home in cash and don’t qualify for a mortgage loan from a lender. These individuals sometimes can get trapped in home mortgage scams where they lose money and their new home. Instead, the seller becomes a landlord for a time and charges rent to the homeowners, until they can build up their credit and qualify for a mortgage. Often times the seller charges “opt-in” money at the start of a lease to own agreement, which shows the buyers intent to purchase the home after qualifying. Many times a lease-to-own mortgage seems like a great deal.The buyer pays “rental” payments until they can buy the home outright. However, these rental payments are usually overpriced. Worse than that is when the contract states it’s time for the buyer to purchase the home outright, and they still cannot qualify for a home loan. The seller can then kick them out of the home and keep all of the rental payments and opt-in money. Many times a lease-to-own mortgage seems like a great deal. The buyer pays “rental” payments until they can buy the home outright. However, these rental payments are usually overpriced. Worse than that is when the contract states it’s time for the buyer to purchase the home outright, and they still cannot qualify for a home loan. The seller can then kick them out of the home and keep all of the rental payments and opt-in money.¬¬ If you don’t qualify for a mortgage, talk to your local Approved Housing Counseling Agencies. Some can find mortgages for low credit or low-income individuals. With this lower rate, homeowners can purchase home warranty insurance and save money by protecting their systems and appliances. Home warranty insurance could also be included in a home sale. Wraparound Mortgages For individuals who cannot qualify for a home loan, a scamming seller will provide a mortgage instead of a traditional lender. This “mortgage” wraps around the mortgage the seller has on the home already. When the buyer pays money to the seller, the seller pays it on their mortgage to the bank. Some sellers in this situation scam the buyer. If the seller doesn’t make payments to the bank, the home will be foreclosed and the buyer is kicked out. Or, if the seller wants to make money, they’ll charge more from the buyer on the mortgage payment, pay their minimum to the bank, and pocket the rest. There are a few changes that are occurring with TILA-RESPA as of August 1, 2015. As of this time, the Federal Government has required lenders to provide two different disclosures for borrowers who apply for a mortgage. These disclosures (the Good Faith Estimates and Truth in Lending) provide estimates for homebuyers on how much they can afford for a loan. One of these disclosures is from TILA, and the other is from RESPA. According to the Consumer Financial Protection Bureau, the two forms are confusing and overlap. Real Estate agents usually find both forms frustrating to explain to homeowners and difficult to deal with. Thus, both forms are being combined into one main disclosure document, called a Loan Estimate. This loan estimate isn’t much of an estimate, though, as the lender has to be accountable to provide the rate on the Loan Estimate within 10%. The Loan Estimate must also be provided to the borrower three days after the buyer’s information is collected.

Instead, the seller becomes a landlord for a time and charges rent to the homeowners, until they can build up their credit and qualify for a mortgage. Often times the seller charges “opt-in” money at the start of a lease to own agreement, which shows the buyers intent to purchase the home after qualifying. Many times a lease-to-own mortgage seems like a great deal.The buyer pays “rental” payments until they can buy the home outright. However, these rental payments are usually overpriced. Worse than that is when the contract states it’s time for the buyer to purchase the home outright, and they still cannot qualify for a home loan. The seller can then kick them out of the home and keep all of the rental payments and opt-in money. Many times a lease-to-own mortgage seems like a great deal. Some can find mortgages for low credit or low-income individuals. With this lower rate, homeowners can purchase home warranty insurance and save money by protecting their systems and appliances. Home warranty insurance could also be included in a home sale. Wraparound Mortgages For individuals who cannot qualify for a home loan, a scamming seller will provide a mortgage instead of a traditional lender. This “mortgage” wraps around the mortgage the seller has on the home already. When the buyer pays money to the seller, the seller pays it on their mortgage to the bank. Some sellers in this situation scam the buyer. If the seller doesn’t make payments to the bank, the home will be foreclosed and the buyer is kicked out. Or, if the seller wants to make money, they’ll charge more from the buyer on the mortgage payment, pay their minimum to the bank, and pocket the rest. There are a few changes that are occurring with TILA-RESPA as of August 1, 2015. As of this time, the Federal Government has required lenders to provide two different disclosures for borrowers who apply for a mortgage. These disclosures (the Good Faith Estimates and Truth in Lending) provide estimates for homebuyers on how much they can afford for a loan. One of these disclosures is from TILA, and the other is from RESPA. According to the Consumer Financial Protection Bureau, the two forms are confusing and overlap. Real Estate agents usually find both forms frustrating to explain to homeowners and difficult to deal with. Thus, both forms are being combined into one main disclosure document, called a Loan Estimate. This loan estimate isn’t much of an estimate, though, as the lender has to be accountable to provide the rate on the Loan Estimate within 10%. The Loan Estimate must also be provided to the borrower three days after the buyer’s information is collected.

Give your new address to friends and family. Change your driver’s license at the DMV by your new home. Complete auto registration at your new DMV. Pack and label more items.
