Sample Deal For this sample we will use a purchase price of $100,000 and a down payment of 10%.
$100,000 purchase price $10,000 investment With an investment of $10,000 we can purchase a $100,000 property. Being only $100,000 let’s assume this property is a duplex In our area, $600 is a fairly average rent so let’s use this figure. $600 $600  $1200 90% 10% Sample Deal
In this scenario, you’ve invested $10,000 with us for a 1 year term at 10%.  10,000 x 10% = $1,000 profit or $84/month A $90,000 mortgage at 6% equals payments of $450/month. Now let’s use these numbers and do some math. $600 $600  $1200 $100,000 purchase price $10,000 investment 90% 10% Sample Deal
Our gross profit from rent is $1200. From this we need to deduct taxes utilities and maintenance costs. For our example we will use a very conservative estimate of $600 a month in operating expenses. -600 $600 This gives us a Net Operating Income of $600. $100,000 purchase price $10,000 investment 90% 10% $600 $600  $1200 Sample Deal
Now we must deduct our mortgage payment of $450. -450 $150 The $150 left is our take away Net Profit. $100,000 purchase price $10,000 investment 90% 10% $600 $600  $1200 Sample Deal -600 $600
With a net profit of $150 we can pay you your interest monthly or choose the balloon payment option and we will pay you 12% not 10% for the term. $100,000 purchase price $10,000 investment 90% 10% $600 $600  $1200 Sample Deal -600 $600 -450 $150
