Located in a rapidly urbanising new commercial centre, the design
of this project creates office spaces that are individual in identity with
interior & exterior integration.Five wings of office spaces located
next to each other along the southern side of the 6.05 acre plot
gradually diminish in height from the south-west corner to the
south-east corner.This positioning of the building within the site
generates a 1.72 acre landscaped garden facing the north allowing it
to be used throughout the year in a city where the southern sun
during the summer months causes temperatures to soar as high as 40
degree Celsius.
The office spaces within the building too face north avoiding
direct glare from the harsh prevalent sun. The southern face of the
building houses the service areas and is shielded by a perforated
screen to minimize the heat gain into the building while alluding to
the traditional Indian Jali and rendering the building contextual to
the heritage of the city. The office spaces in varying cuboids move in
and out along the depth of the building creating outdoor terrace
spaces for each office on the northern side that can be used
throughout the year since they are shielded from the sun.

Bangalore, namely Mantri Royale, a residential project consisting
of 206 apartments. We are coming up with two residential projects
in Hyderabad. In Gwalior we are coming up with the high end
premium project namely Mantri Imperial consisting of about 1
lakhs sq ft. of space. We also are building a township in Gwalior
named Mantri City.
Plans for commercial property development for ongoing
projects: Demand for office space in II tier cites, such as Pune &
Bangalore is expected to increase at a faster pace, at about 17% and
22% respectively. Bangalore, National capital region (NCR) and
Mumbai will generate demand for about 46% of the Indian office
space over the next five years. We are also developing an affordable
SEZ of over 40 lakh sq ft in Nagpur.

challenging projects. Its USP is that it is situated in one of the most
scenic areas of Mumbai, Goregaon East. The total area of

We are reaching out to the tier –II and Tier - III markets for our new
projects. We have launched a signature project, Mantri Serene, in

The government should decide how much
tax we can put to this industry. We have
service tax @ 2.6 percent then we have
excise, customs and so many things. The
time has come where the government has to
re think how much tax we can burden to
this industry. If the taxes can be reviewed at
least for the affordable housing or the budget
housing a common man will get a great
relief .
Most of the builder’s lobby they view
affordable housing is a myth in a city like
Mumbai? Your views
The land is very precious in Mumbai and
there are various laws like urban land ceiling,
environment, CRZ, high-rise restrictions
and various laws have made the components
more expensive, more precious than gold or
platinum so then the problem is we have
again the historical thought of limiting and
restricting the FSI. Probably the government
is not able out of box yet, they want to
control the city of Mumbai with 1.33 FSI
which is a very sad part. When on the other
hand international destinations like
Singapore, HongKong or Dubai has
anything between 20-40 FSI. I think we
need to rethink whether we like to restrict
the FSI. We need to create an infrastructure
by giving sale and additional infrastructure,
government can levy the revenue, and
government can collect more and more
charges and utilise for the development of
infrastructure of the city.
Realty sector is been highly capital
intensive business, the delays, the rise in
the interest rate would really pinch the
customer or the end-buyers. Your take
on that?
If the delay is going to cost some interest to
the developer he is ultimately going to load
to the consumer the developer may not
pay from his pocket, ultimately they may
be loaded to the common man or the
consumer. The international countries or

like Singapore, Dubai the Municipal
permissions are given within a month’s
time. They have certain rules and norms
and they are also fastest developing
destination so we need to change our
mindset. Why not we work it out all the
NOC’s given on time. If building
permission is cleared within 30 days time,
the developer will be able to save
substantial component by the interest
which he will be able to pay the bank and
ultimately the consumer will be benefited
and production will be faster, supply will
be more in the market rather than the
government on the file or the municipal
corporation sitting on the file for couple of
months. Out of my experience with the
various governments since the last 10 years
is every government is trying to make the
situations more complicated as they want
to control everything. various laws have
been brought into system and the whole
real estate industry has made extremely
complicated very difficult for us to
sometimes understand how many, laws,
committees, sub-committees, it is very
complex procedures and government
absolutely has not tried to bring down the
procedural reform how the faster sanctions
can be given.
What kind of investment opportunities do
you foresee in the real-estate sector?
Besides our typical and commercial and
residential projects which every developer is
doing traditionally I could see various new
opportunities going to come up one is PPP
and I think the government is the largest
land owner in this country and if they work
it out a PPP model where they take certain
built up area ratio they take it back and
distribute to the needy people at the lower
margin or at a cost price. PPP is the biggest
opportunity. If the government relaxes
development norms on the salt pan land in
couple of areas then that could also prove
bigger opportunities and by creating
infrastructure and provide fast track roads or
express ways to new areas I think huge land
parcel will get opened up.
How this fiscal year does looks like for the
real-estate industry?
I think it should be good because from
what the statistics we have collected we
are showing 30 percent growth to 2008

A 72 room resort- conceived as a castle
with various towers, country tiled roofs,
turrets and parapets and courts at different
levels. The courts are dotted with curved
pathways and stairways leading to the rooms
above, thus giving each room its own sense
of identity. The central pivot of the project is
the circular restaurant, which has the pool
adjoining it. Each of the rooms has its own
unique balcony and is painted in bright hues
with built in beds, seats, ledges, etc. The
elaborate detailing has thus given the project
the name- ‘Castle de Goa’.

Currently the government wants to collect
every single penny on every transfer of the
property and every transaction they say is
the different one so the government is not
willing to compromise whether it is state
or central whether service tax, VAT or
stamp duty, registration, revenue NAI
think is cut down the fees I think they are
only in the mood to increase. Deduction
of 1.5 lakh is too less on the account of
interest payment to the institution on the
borrowed loan and I think this figure
should be raised to Rs 5 lakh. Because Rs
1.5 lakh means you can only borrow up to
Rs 15 lakh and it should be tax deducted
able @10 percent. Cost of house is
higher in metros is higher and up to Rs50
lakh or5 lakh should be given allowed to
be deducted.
Third is government needs to rethink
on service tax which is killing to the
common consumer @2.6 percent and
states also have to rethink on VAT@1
percent presently in Maharashtra. If they
try to cut down on taxes consumer might
get relief by great extent. There are many
industry issues also, presently the capital
gain tax which is exempted after 36
month locking period need to be brought
down to 12 months and presently the tax
is 20 percent needs to be brought down to
10 percent. We have suggested to the
government to introduce rental housing
promotion schemes where the income tax
on the rental housing is 10 percent and
deduction of the self occupied property
could be 50 percent which will help in
creating large number of rental housing
which typically happens in the
international destinations so that the
government needs to consider.

complete layout and thus was emerged a
home with 3 bedrooms with attached
toilets, double height dining, a lounge in the
attic floor, all covered with wooden tiled
roofs. The front verandah was centralized to
create symmetry & a Goan styled rear
verandah added too.
First Project: Raman Resort
Year of completion: 1998- 2006
The project is an attempt to keep the
equilibrium of the site with the built formwhere the structures use local materials in
geometrically developed forms, sited to
integrate with the surrounding landscape.
The project comprises of a set of units with
varied styles - a single suite wooden cottage
on the mound, an octagonal unit, a circular
unit covered with a dome and a curved unit
with 4 rooms at the far end. The resort has
been given a rustic feel with the use of
common elements of exposed laterite stone
masonry, coconut wood rafters and roofs of
country tiles. Though each unit is
characterized individually, there is a
continuity maintained right through the
whole complex. The details include shell
inlay windows, rough plank doors &
wardrobes, china mosaic toilets and rough
stone flooring.
At the end, what satisfies the most is that
a 'client' becomes a 'friend'. Where
transparent and open interactions give
insights thus evolves the spatial organization
and characterisation.

We have delivered more than approx 8.5 million sq ft and approx
4.5 million is under construction and 70 million sq ft is the
pipeline out of which around 9 million sq ft is city centric mainly

incorporated in 1993 and pursuant to a restructuring of the

he Firm, SK Das Associated Architects (SKDAA), was
established by SK Das in 1987. Headquartered in Delhi,
with offices in Mumbai and Bhubaneswar, the firm
specialises in Master Planning, architecture and landscape. Lead by
SK Das, Chairman and Design Head and Chhabi Mishra, CEO and
Design Principal, the work is inspired by the city and urbanism and
promotes an aesthetic representing the cultural diversity of the
community.
The design philosophy of the firm is to create an architecture that
touches the lives of people and is legible; an architecture that is
responsive place, context and community specific; one that
influences city making and is inspired by urbanism architecture that
is finely textured, multilayered and granular.
First project: Bird watching hides for World Wide Fund for
Nature-India or WWF-India in Mumbai at the Mahim marshlands.
The project was an elevated/stilted thatched bird watching hyeds
tucked in the mangroves of Bandra. The project could be clubbed as
a part of the educational and recreational category.
Best work done so far: Andrews Gang Housing, Delhi promoted
by the Ministry of Urban Development for senior civil servants. This
is a project more in tune with the realism in India and rooted in
cultural, social, climatic and urban context. The project is a ‘highdensity low-rise development’ which we believe should be the
dominant aspect of urban form as far as housing is concerned.
Celeste Towers, Noida, an apt example of vertical living that
reiterates the fact that even a standalone project CAN represent the
microcosm of the city.

contextual nature and the depth of exploration in design right down

same category of search we engage in - never carried away by
materiality but deeply rooted in place, context and culture.
New trends to be seen coming days: We do not believe that
architecture is fashion, though in the current times it seems that
architecture is beginning to border on fashion. We are irked by this
and would rather be multilayered and not be dominated by singular
concern predominating everything else. People do green buildings
but ignore urban contextual factors and the whole idea of ‘place
making’ – the way the building fits in the immediate and wider
context. The trend would be more towards inclusive growth and the
energy costs in producing buildings and not merely use of buildings.

ABOUT THE ARCHITECTS
Principal Architect: Indraneel Dutta holds a
masters degree in Architecture from the
University of Illinois at Chicago, where he
was nominated to the SOM (Skidmore
Owings & Merrill) fellowship and won the
Franklin R Smith award for Urban Design
from the Architectural League of Chicago.
He has worked in the Mid-west(Chicago),
New York area and London before starting
work in India.
Senior Partner: Brinda Kannan holds a
Masters degree from the University of
Illinois at Chicago & University of Texas
at Arlington. At UT Arlington Brinda
won the Texas Architectural Foundation
Award. In Chicago Brinda worked with
CUPPA (College of Urban Policy and
Planning Administration) on the Gary
(Indiana) Riverfront Revival Project.
Brinda was part of the HOK New York
office where she planned competition
winning hospital projects.
