CARLOS OTT
Carlos Ott has forty years of outstanding experience in the design of construction
projects. Recognized internationally as one of the leading design architects, Carlos
Ott has been awarded numerous International prizes and awards of merit over his
illustrious career. Projects with Carlos Ott’s architectural signature have recently
been completed or are under construction in France, Germany, Canada, the United
Arab Emirates, Saudi Arabia, China, Singapore, Malaysia, India, Sri Lanka, Mexico,
Panama, Puerto Rico, Dominican Republic, Argentina, USA, Philippines and Uruguay.
In 2008, Carlos received the highest 5-star Award for High-Rise Development, from
CNBC Asia Pacific Awards, for his residential “One Shenton” in Singapore. In 2009,
The Miami Chapter of the American Institute of Architects celebrated him with the
Award of Merit for Calgary Courts Centre, Green Building.

We understand that, in the event we enter into a purchase agreement (the "Purchase Agreement") with the
Developer for the purchase of the Unit, the purchase price contained in such Purchase Agreement will be the price
stated above.
We agree to deposit with First American Title Insurance Company, with offices at 13450 West Sunrise
Blvd., #300, Sunrise, Florida 33323 (the "Escrow Agent") the amount of $_____________, payable to the Escrow
Agent, as a deposit for the purchase such Unit, subject to, and contingent upon, our entering into a Purchase
Agreement, for such Unit with the Developer, it being understood that, as soon as is reasonably possible after the
date hereof, the Escrow Agent shall provide us with a receipt for the funds escrowed.
We also understand the following:
(a)
The Developer will reserve for us, the Buyer, the Unit set forth above, upon and in accordance with
the terms and conditions hereafter set forth;
(b)
If we shall fail or refuse to enter into the Purchase Agreement for the Unit within fifteen (15) days
from the date the Purchase Agreement, the condominium documents and the disclosure materials
required by the Florida Condominium Act, Chapter 718, Florida Statutes, and the Rules and
Regulations of the Florida Department of Business and Professional Regulation, Division of Florida
Condominiums, Timeshares and Mobile Homes (the “Division”), are delivered to us, as the Buyer,
then this Reservation shall be of no further force and effect and each party shall be released of all
further obligations or liability to the other hereunder. Upon our written request to the Escrow Agent,

14. such Escrow Agent shall immediately and without qualification return the deposit paid hereunder to
us, and the parties shall be released from any and all further obligations hereunder.
(c)
This Reservation shall be binding upon the parties hereto and each of their respective heirs, personal
representatives, successors and permitted assigns. The Buyer's reservation rights hereunder may not
be assigned without the prior written consent of the Developer, in its sole and absolute discretion,
Buyer and Developer hereby agree that neither shall record this document in the official records of
any state, county or other governmental body.
(d)
This Reservation does not constitute an agreement by the Developer to sell to Buyer, or by Buyer to
purchase from the Developer, the Unit, it being understood that we shall not have any lien, or right
to file and/or perfect a lien, upon or against the Unit. The Buyer may terminate this Reservation at
any time in Buyer’s sole and absolute discretion by delivering written notice to the Developer and
the Escrow Agent. Upon written request to the escrow agent by Buyer, the funds shall be
immediately and without qualification refunded in full to Buyer. This Reservation may be
terminated at any time by the Developer, in its sole and absolute discretion, by delivering written
notice of termination to Buyer, and to the Escrow Agent upon which the Escrow Agent shall
immediately return to Buyer the entire deposit, and thereafter neither party shall have any further
rights or obligations hereunder. Developer's total liability hereunder, and Buyer's sole and exclusive
remedy for any breach or termination hereof by Developer, shall be limited to a return to Buyer of
the deposit.
(e)
The Developer agrees that, prior to entering into a binding Purchase Agreement for the Unit, the
Developer shall file condominium documents with the Division, it being understood that we, as the
Buyer, shall have the right to receive all condominium documents as required by Florida law.
(f)
If the Buyer enters into a Purchase Agreement with the Developer, then the deposit as reflected
herein shall apply towards the deposit required by the said Purchase Agreement.
(g)
All funds escrowed under this Reservation with the Escrow Agent may be deposited into and held in
a non-interest bearing account.
(h)
The developer shall file condominium documents with the Division prior to entering into a binding
purchase agreement or binding agreement for a lease of more than 5 years.
