This scope of work document outlines the extensive renovations completed on a duplex property in Memphis, TN, including demolishing and cleaning, upgrades to the exterior, interior, kitchens, bathrooms, electrical, HVAC, plumbing, insulation, windows, flooring, and landscaping. Multiple contractors were hired to complete work such as refinishing hardwood floors, installing new vinyl siding, kitchen cabinets and countertops, central air systems, plumbing, and more. The project aimed to upgrade both units that were built in 1951 into desirable rental properties.

2. Removed all sheet rock including ceilings from two bedrooms, two closets and another bedroom wall.

3. Removed linoleum kitchen floors in 3946 and 3948.

13. Hung new vinyl siding over gables, soffit and fascia. Royal Guard Royalcrest Double 4 Designer Vinyl . Color – White.

14. Removed and repaved 3948 driveway with 4,000 lbs Red Class A rock with red sand wash finish.

15. Repaired two sections of 3946 driveway with 4,000 lbs Red Class A rock with red sand wash finish.

16. Replaced all exterior door knobs with new Gatehouse keyed entry knobs. Color – Satin Chrome.

17. Replaced broken exterior storm door handle with new Wright door latch and handle on 3948 side.

78. Replaced damaged shingle mold on front west end of house and back of house.

82. Removed defective Federal Pacific sub-panels in closets on each side of duplex and relocated circuits to weatherproof panels at back of house.

83. Installed three new smoke detectors on each side of duplex.

84. Wired for two new gas furnaces and air conditioning units.

85. New wiring for phones and cable.

87. All new light fixtures installed throughout duplex.

89. Installed two ton Gibson split gas systems on each side of duplex for new central A/C. American Standard units, model number 4A7B3024A1000AA.

90. Installed complete flex duct systems for each side of duplex.

91. Installed new American Standard furnace, coil, condenser, thermostat and line set.

92. New venting through roof installed.

93. New boots and ceiling grills installed.

95. Installed stops and shut off valves for all sinks and toilets on each side of duplex.

96. Repaired and recessed into wall the washing machine plumbing on each side of duplex.

101. Installed Owens Corning Kraft Faced R-13 insulation in exterior walls of three bedrooms where sheet rock was torn out as well as the common wall between the two sides of the duplex.

106. Refinished existing hardwood floors throughout duplex. Stain color – Spice.
