1. INTRODUCTION
A commercial area is real estate intended for use by for-profit businesses, such as
office complexes, shopping malls, service stations and restaurants. The petrol
station acts as a commercial area as it is a service station which located at the side of
a road where you take your car to refill or buy petrol, gas and oil. Fuel is sold for road
vehicles and essential or goods are normally sold in the convenience store.
Services and facilities that are provided at a petrol station :

1. RATIONALE
A) The area is lack of petrol station
It is more convenient to have a petrol station at the selected site as
the nearest petrol station to that area is Shell and Petronas. The
residents at that area can go to the petrol station at the selected site
instead of going to Shell and Petronas which are much further
away. It is more convenient for the residents in the inner residential
area. By providing a petrol station at this area, the residents do not
have to worry about the accessibility to the petrol station.
Shell petrol station is 3.1km away from the selected site. It is the nearest petrol
station from the selected site which needs 6 minutes to reach there by car.
B) High accessibility
The selected site is located at the corner of the crossroad.
Therefore, residents will pass by that area before going to
anywhere else. The station acts as a checkpoint before the
residents start their journey or go home.
The crossroad which located at the North West of the selected site acts as a
checkpoint for the residents.
C) High population and number of vehicles
Residential area around the selected site
Shoplots
The population around the selected site are high as there are quite a
number of residential areas and shop lots that surround the site. The
examples of residential area are Hening, Bandar Kinrara 6, Melodi,
Kinrara Residence and Taman Puncak Jalil ( PUJ ) and therefore, the
proposed petrol station can provide services to the residents.
2. BENEFITS
A) COUNTRY
Increase economy
The petrol station at the selected site can help to include the
injection of spending into the local economy, the creation of jobs
and the value of increased convenience and efficiency. The
residents around the selected site will help to increase the economy
by buying fuel or refilling fuel at the petrol station, shop for goods
and daily essentials; or even pay for a car wash at the petrol station.
Increase job opportunities
Furthermore, the petrol station provides job opportunities for the
locals such as cashier, cleaner, workers and etc. By providing job
opportunities, residents with lower education can get their jobs. As a
result, the number of unemployed Malaysians will be decreased.
B) SURROUNDING COMMUNITY
Meet local needs
The existence of a petrol station will meet local needs by providing
fuel and services. The residents do not have to travel far to get their
car fuelled up or go to the supermarket that are far away to get their
essentials. The commercial area in the petrol station provides
restaurant and fast food outlet such as McDonald Drive-Thru,
Subway Restaurant and A&W outlet.
C) CLIENT
Support local business
There are numerous mechanic workshops around the selected site.
The existence of petrol station can help the car industry business by
selling petrol, diesel or even lubricating oil to the workshop.
3. IMPACTS
A) Increase pollution
Petrol station will increase the pollution around the selected site
especially air pollution. The existence of petrol station will cause the
number of vehicles to increase in that certain area. As a result, the
emission of carbon monoxide and lead will pollute the air
surrounding. It will affect the health of the residents who lives
nearby.
B) Sound pollution
The increase of vehicles will cause sound pollution due to the
honking and tire screeching of the vehicles. However, it will not
affect the residential areas much as it is far away from the
residential areas.
C) Affect the landscape
The construction of the petrol station causing the decrease in
softscape and increase in hardscape. The trees will be cut down
and the bare ground will be replaced by the base of petrol station.
This reduces greenery views of the surroundings and thus the
landscape of the site will be affected

1 Anggaran jualan setahun. 6000KL setahun atau purata 500KL sebulan.
2 Status Hakmilik Keutamaan tidak kurang dari 51 % ekuiti
Bumiputera. Pegangan hakmilik/ekuiti asing
tidak melebihi 30%.
3 Modal Berbayar Minima RM500,000 atau 50% daripada nilai
jualan bulanan, atau mana-mana yang lebih tinggi.
4 Pejabat dan kemudahan Pemohon dikehendaki mempunyai sebuah pejabat
yang tetap dan dilengkapi dengan kemudahan
komunikasi asas seperti telefon, faks, internet dan
lain-lain.
5 Pengangkutan/Lori Tangki Pemohon dikehendaki menyediakan dan
menguruskan lori tangki sendiri bagi penghantaran
bekalan minyak dari Depot Pukal PDB.
Semua lori tangki hendaklah mematuhi piawaian
yang ditetapkan oleh PDB.
6 Terma Pembayaran Keutamaan diberikan kepada terma bayaran TUNAI
ataupun kemudahan kredit M30 dengan jaminan

  • 2. 1. INTRODUCTION A commercial area is real estate intended for use by for-profit businesses, such as office complexes, shopping malls, service stations and restaurants. The petrol station acts as a commercial area as it is a service station which located at the side of a road where you take your car to refill or buy petrol, gas and oil. Fuel is sold for road vehicles and essential or goods are normally sold in the convenience store. Services and facilities that are provided at a petrol station : Petrol Pump Air pump facility Convenience store Drive through service
  • 3. 1. RATIONALE A) The area is lack of petrol station It is more convenient to have a petrol station at the selected site as the nearest petrol station to that area is Shell and Petronas. The residents at that area can go to the petrol station at the selected site instead of going to Shell and Petronas which are much further away. It is more convenient for the residents in the inner residential area. By providing a petrol station at this area, the residents do not have to worry about the accessibility to the petrol station. Shell petrol station is 3.1km away from the selected site. It is the nearest petrol station from the selected site which needs 6 minutes to reach there by car. B) High accessibility The selected site is located at the corner of the crossroad. Therefore, residents will pass by that area before going to anywhere else. The station acts as a checkpoint before the residents start their journey or go home. The crossroad which located at the North West of the selected site acts as a checkpoint for the residents.

C) High population and number of vehicles Residential area around the selected site Shoplots The population around the selected site are high as there are quite a number of residential areas and shop lots that surround the site. The examples of residential area are Hening, Bandar Kinrara 6, Melodi, Kinrara Residence and Taman Puncak Jalil ( PUJ ) and therefore, the proposed petrol station can provide services to the residents.

BENEFITS A) COUNTRY Increase economy The petrol station at the selected site can help to include the injection of spending into the local economy, the creation of jobs and the value of increased convenience and efficiency. The residents around the selected site will help to increase the economy by buying fuel or refilling fuel at the petrol station, shop for goods and daily essentials; or even pay for a car wash at the petrol station. Increase job opportunities Furthermore, the petrol station provides job opportunities for the locals such as cashier, cleaner, workers and etc. By providing job opportunities, residents with lower education can get their jobs. As a result, the number of unemployed Malaysians will be decreased. B) SURROUNDING COMMUNITY Meet local needs The existence of a petrol station will meet local needs by providing fuel and services. The residents do not have to travel far to get their car fuelled up or go to the supermarket that are far away to get their essentials. The commercial area in the petrol station provides restaurant and fast food outlet such as McDonald Drive-Thru, Subway Restaurant and A&W outlet.
  • 6. C) CLIENT Support local business There are numerous mechanic workshops around the selected site. The existence of petrol station can help the car industry business by selling petrol, diesel or even lubricating oil to the workshop.
  • 7. 3. IMPACTS A) Increase pollution Petrol station will increase the pollution around the selected site especially air pollution. The existence of petrol station will cause the number of vehicles to increase in that certain area. As a result, the emission of carbon monoxide and lead will pollute the air surrounding. It will affect the health of the residents who lives nearby. B) Sound pollution The increase of vehicles will cause sound pollution due to the honking and tire screeching of the vehicles. However, it will not affect the residential areas much as it is far away from the residential areas. C) Affect the landscape The construction of the petrol station causing the decrease in softscape and increase in hardscape. The trees will be cut down and the bare ground will be replaced by the base of petrol station. This reduces greenery views of the surroundings and thus the landscape of the site will be affected

Plan and engineering designs and drawings Plans and designs systems and structures following construction and government standards of petrol station using design software and drawing tools. Prepare detailed drawings within the architect’s design Computes load and grades requirement, water flow rates and material stress factors of the petrol station to determine design specifications. Estimates quantities and cost of materials, equipment or labour to determine project Inspecting and monitoring progress Inspects project sites to monitor progress and ensure conformance to design specifications and safety or sanitation standards if there is a fire in petro station. MANAGEMENT Manages site staffs, subcontractors, plants and materials in accordance with the relevant codes of quality, safety and legislation by appointing a project manager. Responsible and liable to compensate to the client against all damages, expense, losses and injuries. Finalize the contract Finalizes the contract amount including the amount of variation works to be agreed by both client and the contractor.
