The Hotel Block is an L-shaped four-floor structure with an area of
45,000 sq. ft. It has an exterior façade of Gwalior mint stone and red
brick tiles. Three floors of the hotel block have an area of ~13,000 sq.
ft. each with a 6,000 sq. ft. on the fourth floor. The details of various
floors are explained below.
• Ground Floor – The ground floor has a Banquet Hall with a pre-
function, Conference Room with attached pre-function area, a
Mini-Theatre (capacity = 50 seats), Reception, a coffee shop,
Lobby (including two passenger lifts and one service lift),
Banquet kitchen, Banquet sales office, toilets, four staircases
etc. All common areas are internet enabled. This floor is
connected to the restaurant block through a connecting
corridor.
• First and Second Floors – The first floor has 18 rooms (area =
33 sq. mtrs.) and 2 rooms (area = 40 sq. mtrs.). The second
floor has 19 rooms (area = 33 sq. mtrs.) and 2 rooms of 40 sq.
mtrs. There are two terraces on either side of each floor. Each
room is well equipped with wooden flooring, a separate
balcony, VRF air conditioning, quality furniture and fixtures,
branded electrical and plumbing fittings, wi-fi and wired
internet connectivity, smoke detectors, electrical appliances like
refrigerator, television, kettle etc.
• Third Floor – This floor has three deluxe suites (65 sq. mtrs.)
and one family suite (90 sq. mtrs). The floor also has two large
terraces

The Restaurant Block is a four-storey structure connected to the
adjacent Hotel Block on the Ground and First floor. It covers an area
of approx. 27,000 sq. ft. The block has two entrances, one each
from the ground and first floor. The first floor of this block is
approachable through a ramp. There are two water bodies on each
side of the entrance of the ground floor.
• Basement – This floor has all the backhouse facilities
comprising of a Main store, Preparation area, Cutlery Store,
Housekeeping and F&B stores, Laundry area, Butchery area,
Baking areas, staff dining and kitchen, cold rooms, staff offices,
washrooms etc. It also has a large open area connected
through a ramp to ground floor for receiving the supplies and
raw materials.
• Ground Floor – This floor has a multi cuisine all-day dining
restaurant, a large kitchen, restrooms etc
• Mezzanine Floor - This floor is between ground and first floor
and is located above the kitchen. The floor has been
developed as a lounge and business centre.
• First Floor - This floor with an area of approx. 6,600 sq. ft. is
approachable through a ramp as discussed above. The ramp
leads to the main reception area for the check-ins. It also has
admin offices, gift shop, cloak room, server room, guest
restrooms, service lift and stairs.
Medley Hotels and Resorts Pvt. Ltd. : SPA BLOCK
It is a circular structure around the outdoor pool area, having
ground floor on the front side and ground plus first floor on
the rear side. Corridors run all around the circle on the
ground and first floors. The total area of the block is approx.
25,000 sq. ft. The front block has a large poolside bar lounge.
The terrace can be used as an open terrace restaurant.
On the rear side, the ground floor has an indoor gaming area,
kids zone, indoor swimming pool and changing cubicles. The
first floor can be approached through a staircase and is being
developed as an all-equipped Spa area including 5 treatment
rooms (two male, two female and one couple) with individual
showers, separate steam, sauna and Jacuzzi rooms for male
and female and a salon area. The floor also has a fitness
center, a yoga center and a meditation room.
In the centre of the circular structure, there is an elliptical
swimming pool (size – 15x10 mtrs.). It has an adjacent kids
pool area and a pool bar.
Medley Hotels and Resorts Pvt. Ltd. : COTTAGES
The cottages are arranged in a circle. It is a collection of eight
blocks (40 cottages) with six blocks of six cottages each and
two blocks of four cottages each. Each cottage has a common
area for services. The cottages are divided into three types:
• Deluxe cottages (26 cottages of approx. 375 sq. ft.)
• Premium cottages (12 cottages of approx. 425 sq. ft.) -
Each deluxe cottage has a bedroom and a separate living
area.
• Family suite cottages (2 cottages of approx. 1,100 sq. ft.) -
Each cottage is a combination of two bedrooms and a
separate living area.
Each cottage is well equipped with wooden flooring, separate
front and rear sit out areas, VRF air conditioning, quality
furniture and fixtures, branded electrical and plumbing
fittings, wired internet connectivity, electrical appliances like
refrigerator, television, kettle etc. The restrooms have
bathtubs overlooking an enclosed landscaped area, shower
cubicles etc.
The center area (approx. 10,000 sq. mtrs) is covered by a
large water body, gardens, a large Amphitheatre and seating
areas
Food Court - OVERVIEW
One-for-All food pit-stop to cater the local pockets and the Highway commuters
It is spread over 2.40 acres having a 200 feet front
towards Agra-Jaipur Highway to cater the commuters
on the Highway. It is the first structured Food Court
on this Highway and therefore, provides a first mover
advantage.
It consists of three blocks (having a covered area of
appx. 20000 sq. feet) with a sitting capacity of 500
people. The blocks are planned and built per the
considerations of brands, which would operate the
food court in future.
Vision
Valuation of the Project
The current valuation of the entire project (Hotel and Resort + Food Court) is at INR 14000 Lacs. The bank valuation was done in May
