 The P-II Zone is located in North Delhi and comprises of 8,534








hectares in total. The MPD 2021 subdivides the entire urban
area under P-II Zone into 13 Sectors for the purpose of
development facilities to over 4.22 Lakh families from all
income groups.
Approx 3,235 hectares has been declared as a residential zone
with 1,100 hectares comprising existing settlements and the
remainder 2,135 hectares proposed for new development.
Located in North Delhi on the eastern side of NH-1.
Land mass 40% larger than Dwarka sub-city.
Near to Yamuna River. Ground water level sufficient to cater to
20L residents for the future needs.
Three major connecting expressways named as Urban
Extension I, II and III (80m, 80m & 100m) originating in this
sector and connecting with NH-1, NH-10 (Rohtak Road) and
NH-8 intersecting at Narela, Rohini and Dwarka.
 First metro reaching in DMRC Phase-III originating from









Mukundpur in P-II to Yamuna Vihar. Additionally Metro
Stations have been provisioned in each sector in MPD 2021.
Mega Exhibition / trade fair on the lines of Pragati Madan near
to Sector III. Similarly a mega Amusement Park adjacent to
the Exhibition centre.
Super tall structure buildings provisioned in Sector V and VI
with huge City Park. These complexes of tall buildings will also
have helipad facilities which will provide direct accessibility to

Electrical sub-station, water treatment plant already existing

 Q1.Who are the Project Partners behind Revanta

Welfare Society?
The Welfare Society Management Committee has more
than two decades of experience in construction and the
delivery of Residential Societies. They entered into
Dwarka when it was just in its infancy. However they had
the vision and ability to realise the potential that Dwarka
had to offer, even before Dwarka had a basic road
network. To date they have delivered numerous group
housing societies in Dwarka.
We have a long history of land banking in the North Delhi
region and hence have developed close ties with the local
community. This will enable us to achieve our goals as a
society in P-zone.

 Q.Why to invest in Revanta Welfare Society?
 The Master Plan 2021 envisages the creation of five new sub cities,

to unlock 60,000 hectares for development and redevelopment to
cater to Delhi’s massive shortfall in housing. DDA will only be
approving High Rise development to accommodate the rapid
growing population in the capital and to avoid a further increase in
unauthorised colonies and slums. P zone is designated as a High
Rise residential zone to address these initiatives.
 Revanta Welfare Society’s Management Committee has proven

 Q. Does Revanta Welfare Society have all Statutory Compliances









in place?
Yes, Revanta registration certificate is available on our website and
brochure, supporting documents are available on request at our
Head Office. Revanta Welfare Society is fully compliant under the
Delhi Master Plan 2021.
Q. When will the registry take place?
The property will be registered in the Buyer’s name once the full
payment is complete and possession handover has taken place.
Q. Can I sell or transfer my rights after possession?
The member can transfer his/her membership by replacing
themselves with a new member. There shall be no transfer charges.
An NOC will be required before the transfer of membership.
Q. What is the expected timeframe for completion?
Construction is due to begin due to likely 2014 and the project is
estimated to be complete in 36-48 months from the start of the
project. Q10.What if the project gets delayed? It is important to
remember that this is a Welfare Society so all the rights of the
society are with the members. The Management Committee are a
representative body for the members and will only be acting in the
best interest of its members.
 Q1 What is the payment schedule?

 Land Cost @ Rs. 900 per Sq Ft Payable Upfront
 Construction Cost estimated @ Rs. 1,600 per Sq Ft, Payable once construction

begins as per the Construction Linked Payment Plan.
 Car Parking @ Rs. 1 L per car park

Q. Is it possible to get a loan for the property?
Yes it is possible to get a loan. Once the land has been transferred in the name
of the Society and the building plans have been sanctioned a loan may be
obtained up to 80-90% of the overall cost. Q14.Is the price justified?Yes,
infact the price is extremely affordable when comparing with other Delhi
locations, not to mention other NCR areas. Revanta Welfare Society has been
priced accordingly to benefit those who wish to live in Delhi at an affordable
price that is in line with their welfare needs. With a Delhi address and just 5 Km
from GT Karnal Road, it still remains more affordable than areas like Kundli
and Bhiwadi where minimum prices start from Rs. 3000 per sq ft.

The property will be registered in the Buyer’s name once the full payment is complete and possession handover has taken place. Q. Can I sell or transfer my rights after possession? The member can transfer his/her membership by replacing themselves with a new member. There shall be no transfer charges. An NOC will be required before the transfer of membership. Q. What is the expected timeframe for completion? Construction is due to begin due to likely 2014 and the project is estimated to be complete in 36-48 months from the start of the project. Q10.What if the project gets delayed? It is important to remember that this is a Welfare Society so all the rights of the society are with the members. The Management Committee are a representative body for the members and will only be acting in the best interest of its members.
