Buildings are responsible for 40% of energy use in the world
42% of global water consumption and 50% of the global consumption
of raw material used in Building
India’s floor build up are is increasing 1% per year compare to the
2004-05 where it was 40.5 million sq. meter
8% rise in annual energy consumption in residential and commercial
sector ,its was 14% in 1970s to 33% in 2004-05
Building is having major concern during construction for water ,material
and resource management.
Micro level planning needs to incorporate for site development and
planning for building
Green building depletes the natural resources to minimum during its
construction and operation.

BREEM –building research establishment’s Environmental
assessment method adopted in UK in 1990
CASBEE- comprehensive assessment system for building
Environmental Efficiency – adopted in Japan ,2001
GB Tool- tool developed by International framework committee for the
green building challenges since 1998s
LEED- leadership in Energy and Environmental design (LEED) was
developed and piloted in the US ,since 1998s
HK BEAM- The Hong kong building Environmental Assessment
method launched in dec 1996

Stands for Green rating for integrated habitat assessment
Tool used for building’s environmental performance in context to Indian
atmospheric condition
Rating shall evaluate the environmental performance of a building
holistically over its entire range of life cycle .
The rating applies to new buildings- commercial ,residential and

Endorsed by MNRE ,GoI from Nov 2007 onwards
It is five star rating system for green building which emphasis on
passive solar and optimizing visual and thermal comfort.
GRIHA integrate all relevant indian codes and standards for buildings
and act in tool
There are 34 set criteria further divided into- mandatory & optional

Points are earned by meeting the design and performance
Each criteria has assigned respective points, thus project needs to
meet with each criteria and earn max points
Few criteria are self validating in nature ,other like (thermal and visual
comfort . Energy consumption ,noise control criteria, indoor pollution
level) needs to validated on the site
There are 34 criteria ,broadly classified into two categories :

- 7. Applicable criteria
The criteria that are not applicable for a project shall be determined by
the ADaRSH during registration .
Information about top soil quality ,mature trees on site ,hot water
demand ,quantum of waste water generated ,groundwater table,
These respective criteria as mention above shall not apply in case if
the non applicability condition applies
The project will be rate on the applicable criteria basis

- 8. Criterion 32 : Energy audit & validation
Objective
•
Validate the performance of the energy and environment system in the building as
predicted during the design and development stage
Commitment
After occupying the building ,conduct energy audit with in 2 years
Conduct audit during full occupancies
Submit audit data as per the format
Energy consumption data should be at least past 12 month
Energy audit report to be prepared by the approved certified BEE Energy
auditor

- 10. Criterion 33: Operation and maintenance
Objective
• To ascertain the efficient function of the building system through the monitoring the
building Energy and water consumption and maintenance program
Commitment
Validate and maintain “ green” performance level/ adopt and propagate green practices
and concept
Ensure the commissioning document of all electrical and mechanical system to be
maintain by the owner/supplier /operator
Provide core management group who will be solely responsibly for O&M of building
, prepare CD/multimedia, manuals for operation and information brochure
Ensure regular monitoring of building by installing digital meters as per the following
Electrical meters installed to measure energy units purchased from the utility and energy units
generated on site (through DG/ GG sets).
Electrical sub meters for measuring energy consumption by HVAC plant, AHU fans and indoor
lighting.
BTU meters to be installed for each chiller at entering and leaving points to measure the cooling
generated by chillers.

- 11. BTU meter to be installed on the chilled water loop to measure building’s total cooling demand.
Water meter should be installed at all main supply points to measure the total water consumption of the
building
Compliance
Appendage of specific clause in the contract documents for the commissioning of all the
electrical and mechanical system to be maintain by the owner ,supplier or operator as per
applicable GRIHA documents
Provide core management group if possible
Project manager is responsible for all activity
Submit drawings and documents showing locations of energy and water meters.

- 12. Appraisal (Max. 2 points)
Provision of meters for monitoring building’s energy and water
consumption, (1point mandatory).
Provision for a core facility/service group responsible for the O&M of the
building’s systems after installation Inclusion of a specific clause in the contract
document of the systems supplier for commissioning (installation and test run)
of all electrical and mechanical systems as per clause
Development of a fully documented O&M manual/ CD/ Multimedia / information
brochure enlisting the best practices for O&M of the building’s systems, as per
clause (1point mandatory)
