Public hearing, consideration, and action regarding a request to replat the
properties identified as CB 5600, BLK 3, LOT 34, also known as 153 Burr Rd,
CB 5600, BLK 3, LOT 35, also known as 157 Burr Rd, and CB 5600, BLK 3,
LOT 36 - 37, also known as 159 Burr Rd.

SUMMARY
The applicant is seeking to replat three (3) separate properties into one (1) for future
improvements.
BACKGROUND INFORMATION
The properties are located on the north side of Burr Rd at the corner of N New Braunfels and are
zone Parking (P) District.
The rezoning of 153 Burr Rd from Multi-Family (MF-D) to Parking (P) was approved by City
Council on February 14, 2022.
2. POLICY ANALYSIS
CPS, SAWS, and Public Works have given approval of the proposed replat in their evaluation of
the potential impact on utilities.
As proposed, the replat meets technical requirements listed in Chapter 3 Zoning and Chapter 17
Subdivision codes. The future parking improvements are currently in the plan review process but
the review of those improvements has not been completed at this time.
The Planning & Zoning Commission considered the request at their May 01, 2023 meeting and
voted unanimously to recommend approval of the replat as requested.
FISCAL IMPACT
No projected fiscal impact from this project has been calculated.

issues.
