SUBJECT: Notice of Intent to expand the existing commercial use building and reconstruct
the existing parking lot on the property located at 4821 Broadway St.
DATE: September 11, 2023
The applicant is seeking to add a dedicated produce truck dock on the upper level south of the
curbside building and repair the existing parking deck in order to improve lot flow and
operational efficiency of the produce receiving process. Included in the improvements are new
sidewalks and pedestrian paths, restriping of the upper and lower level parking, and
reconfiguration of the curbside receiving area.
The site is located on the west side of Broadway St, south of Patterson Ave.
2. POLICY ANALYSIS
The property is currently zoned Business District (B-1). No variances are anticipated with the
Board consideration is tentatively scheduled as follows:
o NOI – September 11, 2023
o ARB (Preliminary Review) – September 19, 2023
o ARB (Final Review) – TBD
o October 17, 2023 (Council – November 13, 2023)
o November 21, 2023 (Council – November 27, 2023)
No projected fiscal impact from this project has been calculated.
