developed a project management team to cover Vietnam from the North to the South, enabling us to provide a cohesive service
to tenants on both lease acquisition and fit out construction and management.
Cushman & Wakefield Vietnam have the most experienced retail team in the market. Our national retail business has been
involved in the leasing and consultancy of over 800,000 sqm of retail and office space, including developments under planning
and existing projects, with a renowned track record of transactions across all target markets in Vietnam. The Retail team have
also worked with larger and more high-end retailers such as Prada, Gucci, Milano, Charles & Keith and Mango. Cushman
& Wakefield Retail negotiated the flagship lease for the first ever Starbucks in both Ho Chi Minh City and Hanoi, a much
anticipated brand in this coffee obsessed country. They also achieved. They also negotiated Prada’s flagship store in Vietnam,
after completing a market entry analysis the team were able to negotiate a lease in arguably the most prestige location in
Hanoi.
2015 was a challenging year for Vietnam’s economy and the real estate market was no exception. However, Cushman &
Wakefield has a long term commitment to the market and continued to grow in key services such as Investment Agency, Office

Charles Herman has over 28 years’ experience in
Commercial (At-Risk) Construction, Corporate
Project Management, and Portfolio Management.
He was rewarded for his excellent work with the
opportunity to manage high-profile projects such
as Mayfair Apartments, NIKETOWN-Atlanta,
and the AT&T Global Olympic Village and venue
for the 1996 Summer Olympiad. Charles was also
recognized by the Project Management Institute, Inc
as a Project Management Professional (PMP), and has
demonstrated the ability to lead a variety of diverse
teams, including teams of 30+ staff from multiple
partnering firms on programs in excess of $500M USD.
Charles joined Cushman & Wakefield of Vietnam in
2013 after moving to Ho Chi Minh City.

Group Vietnam, Jonathan has eight years’ experience in the
European and Asian markets, handling all levels of valuation,
research, feasibility studies and consultancy within most types
of properties including office buildings, retail centres, hotels
and resorts, serviced apartments, condominiums, residential
properties and industrial properties, etc. Jonathan has worked
for large funds, valuing their portfolios on a quarterly or annual
basis, including Scottish widows, Lloyds group, Mapletree
and Vingroup. Jonathan was involved in the valuation and
acquisition of sites for the London Olympics 2012 as well as
Cross Rail (a major new railway line through central London).
Before moving to Vietnam, he spent two years working for
Deloitte real estate in London.
Mai has worked in the fields of hospitality (sales &
marketing) and property development for 16 years.
She worked as the Sales & Marketing person for Somerset
Group Singapore in both Hanoi and Ho Chi Minh City.
Before joining Cushman & Wakefield HCMC, she was the
Managing Director of a property development company
(a member of TCT Group) and also acted as the Executive
Assistant to Chairman of the group. She managed the entire
operation of the company, including the office & apartment
sectors as well as the marketing, finance & HR departments
for more than 6 years. Mai also assisted the Group in the
development & expansion of its retail business as well as
franchise development (2009-2011).
Recently, she has successfully opened a shopping centre in
HCMC’s new centre (Phu My Hung, District 7).

tarting a career in the industry in 2003 with a multi-disciplinary practice in the United Kingdom, Alex brings vast experience
of transactions to his role in Vietnam. Throughout his career Alex has worked across all sectors of the commercial real estate
industry including sale & acquisition of investment and development opportunities giving him impeccable knowledge of
property lifecycle and value creation.
Since arriving in Vietnam in 2011, Alex has been involved in a number of high-profile transactions and undertaken many roles. One of
his first and most significant as consultant for President Place, Ho Chi Minh City’s first LEED Gold accredited office building and the
highest quality office development in the city to date. President Place achieved a remarkable 40% pre-leasing rate prior to opening and
was cash-flow positive within only 3 months of becoming operational. President Place is credited as being one of the most successful
projects in HCMC with a distinguished occupier directory including Canon, Microsoft, JWT, Starbucks, Schindler, Diageo and Sony.
Aside from his Landlord consultancy experience, Alex has worked on many major occupier accounts in Vietnam including Prudential,

Lavenue Crown and Mipec Riverside are just
two out of many deals we signed in 2015.
Lavenue Crown development is organized into a tall tower of 36 storeys and a 6-level podium. Over 5,000 sqm of premium
retailing and services functions occupy the podium levels, 210-230 five-star luxury hotel guest rooms on the lower part of the
tower and 210-240 executive residential units on the upper. The tower is topped by a featured sky-bar lounge and there is also an
infinity pool on the podium deck.
Besides being the exclusive retail leasing agent for Lavenue Crown, Cushman & Wakefield also advised on and prepared marketing
materials for the project and offered a free site hoarding design to Lavenue Crown.
Mipec Riverside is built on a 17,000 sqm land and comprises of two 35-storey towers.
Storeys one to six are for retail and commercial space, supermarkets, restaurants, a
3D cinema and a health and fitness center, etc.
Besides being the exclusive leasing agent for Mipec Riverside, Cushman & Wakefield also
advised on and prepared marketing materials for the project. We proposed a marketing
campaign for the before-and-after stages of the Mipec Riverside’s grand opening and made
samples of each marketing material for MR’s designer to follow.

brand resources were put into use from that day on.

What is this innovation about?
The “On Target and Beyond” program was innovated to reinvigorate and refresh staff into providing superior customer service.
The program succeeded beyond expectations as the valuation team reached their annual target—aka the AOP (annual operating
plan)—three months before the due date and pleased many of their clients.
In terms of client services, the On Target & Beyond program helps:
- Improve the quality of our customer services by shortening the time to complete the work. Not until the clients are pleased with
the work will they have to pay for the services.
- Enhance the reputation of the Valuation & Advisory team, making Cushman & Wakefield one of the best valuation & advisory
services providers in Vietnam and a reliable business partner to many banks such as HSBC, ANZ, Standard Chartered, UOB,
Citibank, etc.
As for the Val team members, the program helps:

and the company.
Here’s how it worked:
-Theteamleaderpromisedtorequestthecompanytosponsoraweekendgetawayforthewholeteamatsomebeautifulbeachcity.
- When the staff worked overtime, food was provided to ensure their health and work productivity
- On public holidays and employees’ birthdays, vouchers and presents were given and parties were held for the whole team.
Results:
- The annual target was reached three months earlier than usual.
- The leader kept his promise and successfully requested a sponsored weekend getaway for the team.
- The team members really enjoyed Jet-Ski wave-riding and other actitivies during their trip to Phan Thiet (a famous tourist
attraction and beach city in Vietnam).

A practice among Cushman & Wakefield employees to improve their customer services
MY C&W RESEARCH
My C&W Research is a free app available on phones and tablets
for free downloads and allows users to easily access Cushman &
Wakefield’s research reports and publications.
What is it about?
The idea of Plus One is that along with paid the services, we always strive to provide our clients with one more benefit and/or ser-
vice for free, even when no deal or contract has been signed.
How are we implementing Plus One?
Alex Crane, General Manager and Director of the Tenant Advisory Group, came up with a Plus One service in mid 2015 where he
suggested creating an e-booklet of all grade-A office buildings in HCMC. Along with photos and general information, Cushman &
Wakefield also provides commentaries on each building. These write-ups are not paid for and are meant to reflect objective opin-
ions on the grade A buildings in HCMC’s CBD. The 18-page-long e-booklet also includes a market overview and a map of the CBD
showing locations of the buildings.
This publication is a free and useful guide for tenants looking to occupy prime office space and is also helping landlords get the
attention they deserve. This bonus service is unprecendented in Vietnam although it has been implemented in some developed
countries.
The ebooklet is carefully compiled, revised and reviewed and is going through the final review before its release by the end of 2015.
Crane plans to compile two other e-booklets for grade-B and grade-C office buildings in the near future.
So far, landlords in the CBD have shown a keen interest in being featured in this free e-booklet.

There’s also a Workday app, downloadable and free on phones and
tablets.

CWTV is Cushman & Wakefield’s internal content & video delivery
network.
BOX
BOX is a file sharing platform used by Cushman & Wakefield
employees to upload and exchange large files internally and
externally.
BLUEJEANS
BlueJeans is a video conference app that improves collaboration
and simplifies the way business communicates.
Cushman & Wakefield Vietnam also uses other technologies and resources such as Vuture, Video Vault, The Techy Stuff, WebEx, Site Solutions, People Soft and People Finder.
All these apps have helped to enhance our services and better our work performance.
