THE PROJECT BRIEF
Project Description
In this final project of module Introduction to Construction Industry (ICI), we are
being tasked to form a group of three students and find a specific empty land to
initiate a small construction project. The size of the land chosen has to be within
50m x 50m (2500m2) - 50m x 70m (3500m2).
Individually, we are to propose a report proposal regarding the type of function
of the land that serves the following purposes including recreation, commercial,
agricultural, industrial, tourism and residential area.
The objectives of conducting this project is to enable us students to develop an
understanding of the building team, its organisation, duties and inter-relations
within which they will seek employment, career progression or further study.
Next, we will be able to develop an awareness of their professional
responsibilities and to appreciate their profession in the construction industry after
conducting this project.
On successful accomplishment of this assignment, we students will be able to
explain and elaborate the need to coordinate and develop an understanding of
coherent working relations among various industry players and to improve the
communication channels. Besides, we will learn and gain the ability to document
our observations and understanding from interview session and research
resources as well as to communicate our findings in a systematic and convincing
presentation report proposal. Last but not least, we will be able to justify the
feasibility of a development and improve the proposal in order to serve the
purpose of the development

Project Concept & Inspiration
Among the list of function of lands, I’ve chosen to develop the piece of vacant
land into a small but functional commercial used area. It is a very small piece of
land with a size of 3463.06m2.
The main reason I choose to develop the piece of land into a commercial used
land is because the land is located within a large residential area with a rather
high population around. By developing a functional commercial used area, it
could bring benefits to both developers and the residents living around.
After a series of Internet research, tons of ideas came across my mind as a
small commercial area could be of any types. For example, a commercial area
can be a place running business like restaurants, stores, bank, groceries and
many more. But, after careful considerations, I’ve decided to transform that piece
of undeveloped vacant land into an awesome Cafe with a small open space
garden.
The main concept that I’m implementing in this project is that I wanted the
people around to have a cozy and comfortable place for meet-ups, gatherings,
group study, chill and etcetera. By this mean, the people living around won’t
have to travel far for it as there’s no such places within the huge neighbourhood.
All they have to do is just to walk or drive for several minutes and there they are,
the perfect place for them to spend their time on.
Talking about where I got my inspiration in conducting this project, it all started
with a catchy cafe near my house. The cafe was elegantly designed with clear
glass as the walls where people can see the activities going on in the cafe. For
example, there were people chatting merrily around the coffee table, some
people sitting at the silent area concentrating on their studies, some were even
professionally marketing their projects through laptops.
This is what I’m gonna build. A place where you would be attracted to. A place
that really functions what it means to be. A simplicity and functional Cafe Garden.

From this project, it will bring along both positive and negative effects to the
people around and also the environment. In order to ensure this project will be
functional in the future, an analysis have been taken into account. The analysis is

Parking Area
In order to ease the traffic condition around the area, a proper parking area with
the size 720m2 (18m x 40m) is built at the north-west of the site. The traditional
90° parking lot is implemented in this parking area. This is because it’s easier for
Malaysian drivers to do their parking job and to prevent unnecessary road
accidents.
At the particular parking area, there are a total of 2 rows of parking, each with
10 parking slots.

Parking Ticket System
A parking ticket system will be incorporated in this area. All drivers will have to
get a parking ticket at the entrance.
For the first hour parking, it is free of charge. Drivers will have to pay RM2 for
the starting second hour then RM1 for the next consecutive hours.
If any parking ticket is lost, one will have to pay for RM10.00 for each.

Cafe
The cafe is the main attraction of the proposed commercial area. It is built for the
people around the area especially the residents living near.
The cafe is elegantly designed in a simplicity and vintage style. It acts as a place
for people to chill and hang out with friends and families. People can simply
enjoy the cozy and comfortable atmosphere and environment in the cafe.
Besides, the cafe also sells scrumptious food, beverages and desserts.
In the cafe, simple furnitures such as tables and chairs are sufficiently provided.
Even cozy sofas and beanie seats are placed in the cafe. This is to ensure
there’s enough space for the people visiting the cafe.

Mini Library
The mini library is proposed in this project as a supportive idea for the silent
area / study zone. There will be many kinds of books placed in the library such
as books regarding latest technology, field of medicine, cultural and historical,
architecture and etcetera. This is to attract the attention of students living around
to come by and take a look or study. Sponsors of the books will be approached
once the construction work is at 50%.
The mini library is located at the north-east of the site, beside the study area and
the gallery. It will have a total of 6 billy bookcase for storage of books.

Silent Area / Study Zone
According to researches, teenagers or students nowadays are found difficult to
study at home than other places such as library as they tend to spend their time
on other stuffs at home. They often get addicted to the smart gadgets nowadays
and would neglect their studies at home as the atmosphere is just simply
undisciplined.
Hence, in consideration of this problem, a specific proper study zone has been
taken into account in this project. This study zone will be implemented with the
concept of how universities or colleges plan their silent study area.
It is located at the south-west of the site, right beside the mini library and at the
back of the cafe. The study zone will be segregate by sound-proof glass from
the cafe, and there will be an entrance connecting it to the mini library as to
ease students study. Both collaborative and individual study can be carried out in
this zone.

Gallery
The gallery is proposed as to initiate people with some inspiring work. It is free
to rent for some work showcase. For example, an artist can rent this gallery to
show his work to the public.
This idea is set to provide a better stage for the youngsters to perform today.
Many of the teenagers today have incredible talent but they just didn't get the
chance to show them to the public. With this functional gallery, people can get a
step forward to their dreams.

Garden
The garden is a place for people to get close to the nature. The concept of the
garden is of the English Garden which many flowering plants are planted in
order to beautify the environment.
The garden is built semi-open spaced with a frosted glass balcony covering the
garden as Malaysia is a tropical country with warm and sunny weather. Few
tables and chairs are placed there for people to chill and hang out with their
friends and families.
The garden is also open for any event rental. For example, people can hold a
small gathering there by renting the garden. By this mean, the garden functions
as an ideal location for the event and at the same time benefits the owner.
