First, it’s important to realize that your final
walkthrough is NOT an inspection. Hopefully you’ve
already had your inspection, and your walkthrough
is the last step before you prepare for Closing.
The final walkthrough is your last chance to ensure
your new home is truly the home of your dreams.
Learn how to make the most of your walkthrough to
identify any last-minute problems you may find.
3. Get Hands On
The most important part of a final walkthrough is to check everything in
the house to ensure things are in working order. Here are the most
important things you’ll want to check.
• Test all major appliances that will remain in the
home
• Oven/Range, Refrigerator, Dishwasher,
Washer/Dryer, Garbage Disposal
• Turn on lights and fans in each room, including
the bathroom
• Don’t forget exterior lights, garage door and the
doorbell
• Make sure all doors and windows seal and lock
• Run the heat, air conditioning and exhaust fans
• Check on agreed-upon repairs
4. Get Hands On
In addition to the big appliances, there are a few areas that you should
focus extensively on that may not have been noticed during an inspection.
Plumbing
• Make sure all sinks, baths and drains fill and drain quickly.
• Check sink and bathtub overflows
• Check for leaks beneath faucets and sinks, as well as in the basement
Electrical
• Make sure outlets and switches have covers
• Check for GFCI outlets in the kitchen and bathroom
• Make sure all circuits are labeled in the circuit breaker
Outdoor
• Check sprinklers
• Make sure outdoor storage is clean and pest free

5. How to Handle a Problem
If you uncover a real problem during your final walkthrough, you have a
few options for dealing with it. Each should be considered carefully.
Taking Action
• Postpone Closing – Depending on your previous negotiations, you can
request the seller fixes any problem before Closing
• Fix It Yourself – Sometimes it’s easier to make a minor repair yourself
to avoid any delays in your home purchase, but make sure it’s a repair
you can easily tackle.
• Walk Away – This should be a last resort, but if you discover a
dealbreaker, it can be best to walk away from a sale.
6. Proceed to Closing
You found your home, got pre-approved for a mortgage and made an offer –
the final walkthrough was your last obstacle to owning a home! Now you’re
