  9. 9. The relatively flat sites are 540m2 and 532m2 respectively They are side by side and are located within a commercial district in Mehmet Akif Avenue in the capital city of Lefkosa, KKTC. Access to the site is through a secondary road sht. Muhip Huseyin Sokak that feeds into the Mehmet Akif Caddesi main road. The site is surrounded by a small concentration of residential apartments spread from along its north-east down to its south. Among the buildings around the site include a museum, a mosque, and some commercial buildings in a row form to its west.   15. 15.  Negotiated Tendering for the Supply of Materials for Construction and Finishing, this is because Negotiating with a single supplier is more suitable for highly specialist contracts. It can reduce the costs of tendering and allow early contractor involvement, although the competitive element is reduced, green materials or materials used in constructing and finishing green (sustainable) projects are usually very specific and limited hence there is little or no room for competition.  Selective Tendering for the non-consultant services like mechanical, structural and electrical engineering as well as other technical services to be provided. This is because it is saves time and pre-selected contractors are invited based on merit (experience, familiarity with project type and client’s trust/standards) who are known by their track record to be suitable for a contract of the size, nature and complexity required. Selective tendering only allows suppliers to submit tenders by invitation. Selective tendering gives the client more confidence that their requirements will be met and should reduce the wasted effort that can be involved in open tendering. TENDERING/PROCU REMENT METHOD An invitation to tender was advertised by us on behalf of our clients for submissions to be made by prospective suppliers of goods and services to meet with the strict and specific requirements of this project. In this construction project, we used two (2) main tender processes for the selection of our suppliers and contractors. Among their roles included to supply and construct with the relevant materials and services. The contractors also took on additional functions such as the management of their goods and services.
