The Boulder Group is pleased to exclusively market for sale a single tenant net leased Walgreens property located within
the Chicago MSA. The 13,905 square foot Walgreens is located in the southern portion of the Chicago MSA (24 miles from
downtown Chicago). This is a proven location for Walgreens as evidenced by a recent lease extension. The extension
solidifies Walgreens’ lease through January 2030. Additionally, the property has strong sales history and a low rent to sales
ratio. Store sales at this location have increased by 6.8% in the past three years.
The property is located on the northwest corner of the signalized intersection of Wicker Boulevard (US Rte. 41) and 93rd
