         filled and that the mortar droppings had filled the cavity bottom not allowing
         water to drain through the weep holes.

‘ Hass & McFadden Modular Dormitories - Texas A&M University, College Station,
  Texas. Constructed in 1988
   Project Responsibilities:
     ˜ Primary Investigator - Water In-migration within one year of renovation
     ˜ Report disclosed that construction of the concrete shell modules were not as
         designed by the engineers resulting in a deflection of the unit ends. The
         exterior steel stud curtain walls were being pinched allowing wind driven
         water to penetrate the perimeter joints. Stucco walls were absorbing water,
         growing mold and leaking into students closets.

‘ Architecture Building “C” - Texas A&M University, College Station, Texas. Constructed
  in 1965
   Project Responsibilities:
      ˜ Primary Investigator - Water In-migration through stone cladding
      ˜ Report disclosed that the stone hangers experienced various stages of
         deterioration and were not as specified.
      ˜ Examinations of failed areas indicated that the joint sealants had no

        the locations of steel angle lintels.
     ˜ Visual investigation revealed that the locations of lintels and floor shelf angles
        did not aligning with the vertical coursing of the masonry units and the steel
        was not properly supported. Loading of the steel was passing to the veneers
        causing the units literally pop off under the pressure.

‘ Bio-Science and Biophysics Building - Texas A&M University, College Station, Texas.
  Constructed in 1989
   Project Responsibilities:
      ˜ Primary Investigator - Water In-migration within six month of occupancy.
      ˜ Report disclosed poor workmanship in the application of membrane
         flashings and the of the masonry at the soldier belt coursing at the floor shelf
         angles.
      ˜ Samples of masonry wall cubes revealed that although the head and joint
         look good from the exterior, they were not filled thus allowing wind driven
         water to penetrate.
      ˜ The cavity at the shelf angle was full of mortar up to 8 inches high restricting
         water from draining to the exterior.

        the suspended ceiling thus providing for a fully climatized building.
     ˜ A climatized attic enable greater operating efficiency of the air handlers and
        potentially will extend the wear life of the composition shingles.
     ˜ Cooling loads for the equipment was reduced by 50% because there would
        be virtually no lose of energy through the building shell.
     ˜ These systems enabled the project to hold budget.
   Energy Savings:
     ˜ Estimated operating cost of the heating, cooling and lighting package
        would be about 30-35 percent over conventional shell systems.
     ˜ Estimated savings could be greater once the school operated of a full year
        and the staff learn how to manage the building systems.

   Project Responsibilities:
     ˜ Provide Design and Construction Support for projects initiated by the Physical
        Plant Energy Manager.
   Project Scope:
     ˜ Devise economical construction solutions to buildings under going retrofit of
        their mechanical and fume hood systems.
     ˜ Funds to retrofit the mechanical systems came from the State of Texas.
        Other required funding was provided by Physical Plant Sources.
     ˜ Additional insulation for roofs, and repairs to roof after equipment
        modification was accomplished by applying a new 3quot; poly-urethane roof
        system
     ˜ Additional building insulation at new chases and penetrations utilized
        polyurethane.
   Benefit
     ˜ One contractor was needed for supplemental insulation, roof system and
        treat chases.
     ˜ Physical Plant Central Shops performed the balance of all work.
     ˜ Central Shops Roof Shop can repair damage to polyurethane roof systems.

     ˜ Retrofit the existing 2'x4' troffer florescent lighting system for remaining 2000
         of offices
     ˜ Resulting from an initial trial of 1000 SF that removed two of the four bulbs in
         the fixtures and added a polished concaved reflector made by 3M.
   Benefit:
     ˜ Adding the reflector increase the lumens per watt by approximately 90%.
     ˜ Reducing two of the 40 watt bulbs significantly decreased the amount of
         required electricity previously required for the 3000 SF open space.
     ˜ The overall demeanor and attitudes of the employees and customers
         significantly improved with better quality lighting.
     ˜ Three year payback
   Future Initiatives:
     ˜ Over the next two years, as part of the Deferred Maintenance Program, Area
         Maintenance Personnel began retrofitting every building on campus which
         also supported the State of Texas Lone Star Energy Conservation Program.

        added. The labs comprised 2000 SF.
     ˜ The remaining 1100 SF of Office space is half of what is customary utilizing
        only 1 ½ tons of cooling with minimal supplemental electric heat strips.
     ˜ 2x4 Troffer ceiling lighting was supplied with the 3M reflector.

      ˜ All lighting is Energy Star and the 2x4 troffers are to be two bulb with 3M type
          reflectors.
   Energy Savings
      ˜ It is estimated that approximately 18 months to two years will be necessary
          for the staff to fully understand the building and energy utilization but upon
          overcoming the learning curve the energy savings should be between 30%
          to 40%, depending on usage over conventional systems.

     ˜ The foam was applied to the outside and once painted appears like the

      ˜ Utilizing the SIPs would have enclosed the shell in five days with the urethane

      ˜ Utilizing the SIPS and the Polyurethane Roof System brought the building shell
        55% below the energy code requirements for the shell.
      ˜ Because of the nature of the restaurant, the cooling equipment sizes were
        only reduced by 20% but the overall operating expense of the equipment
        would be reduced with the exception of the kitchen. Minimal operation of
        the cooling and heating system would be anticipated after hours, if at all.
