Senior Project Manager and Architect licensed in California & Georgia, specializing in the project delivery and
design construction documentation process for high-end, fast-track, complex projects in cost-conscious

KEY ACHIEVEMENTS
Design and Technical Expertise
        Processed reviews and secured public agency approvals for public and private projects with special
        regulatory sensitivities, including Division of the State Architect, Los Angeles County, Cities of Los
        Angeles, Atlanta, North Miami, Pompano Beach, Austin; and coordinated entitlement reviews through the
        California Coastal Commission, Florida Intra-coastal review and other agencies.
        Negotiated and implemented restart and secured approvals for rehabilitation and completion of LAUSD’s
        Belmont project (aka Roybal Learning Center).
        Generated planning and development studies for variety of uses, including for airport/industrial complex
        of 3 million sf, $12M hotel/entertainment complex, and $5M in restaurant/entertainment complexes. New
        construction/renovation projects have included $6M, 80,000 sf hotel/entertainment complexes, two $17M
        police stations, $60M and $150M high schools and an $11M elementary school.
        Supervised preparation, assembly and technical review of comprehensive document sets including
        drawings and specifications prepared by in-house teams of up to 20 staff and up to 15 direct and indirect
        consultants.
        Coordinated consultant teams, managed communication among team members, including Civil,
        Structural, MEP, Lighting, Landscape, and Fire as well as specialty consultants for Data and
        Communications, Acoustics, Audio Visual, Sustainability, Specialty Lighting, Theater and Life Safety
        systems.
        Performed quality assurance and quality control reviews of projects by other teams.
        Negotiated cost containment strategies among design team, Owner’s representatives, and various
        estimators, costing services, and contractors.

Construction Administration and Management
        Supervised on-site construction observation, and on-site teams of up to 6 staff.
        Resolved conflicts and reviewed solutions of contractors and staff for compliance related to on-site
        issues, unforeseen conditions and changes, including negotiation with code officials where applicable.
        Represented clients in negotiation of fire-safing issues related to seismic code changes, between LAUSD
        and DSA, issues were identified as systemic for large projects.

Business Operations and Development
        Responsible as principal for production and technical standards; implemented training seminars and
        mentored interns and young architects on documentation and procedures. Developed staffing plans for
        proposed and current projects.
        Undertook comprehensive reviews and analysis of project records (in one case over eight years and
        three accounting systems) to generate comparative, phase by phase, project information based on
        project characteristics (construction cost, project size, fee), deliverables (construction set, design/planning
        packages), and labor variables (utilization, normalized average rates, hours/drawing sheet).
        Utilized comparative project reviews and comprehensive information over ranges of related projects to
        envision and develop program, rather than project based document packages in order to maximize
        knowledge retention, re-utilization of information, and team efficiency.
        Developed staffing plans for proposed and current projects.
        Interviewed, evaluated and recommended staff for hiring, promotions, and compensation adjustments.

Design Architect
   $500,000 renovation of existing club space including 8,000 sf club, 4,000 sf courtyard, 4,000 sf dining room,
   4,000 sf dining & catering kitchen, 1,000 sf bistro. Restaurant opened October 2010, Club facilities opened
   January 2011.

Del Rey Shores Apartments - Marina del Rey, California
Project Manager/Project Architect for Construction Documents
    Nadel Residential Architects - 544 unit low rise residential complex, including affordable rent units;
    redeveloped on the site of existing 200 unit complex opened in 1962.
    Documentation revised 2010 to for HUD finance guarantees, construction started January 2011, opening
    June 2013

Nadel International Projects
Project Management and support for international projects including Jordan and Libya
    Proposals, contract review, financial reporting and administration, including the Galleria at Swefieh – Amman,

LAUSD/ Central Los Angeles High School No. 11 (Roybal Learning Center, formerly Belmont Learning
Center) Los Angeles, California
Project Manager
    $150M, 220,000 sf rehabilitated existing space, 110,000 sf new construction, plus athletic courts and fields
    serving 3100 students on redeveloped urban site. Includes conceptual studies through construction. Existing
    facilities rehabilitated include three story classroom building (six academies) and gymnasium/locker areas
    over structured parking. New facilities include academy/administration and library/multi-purpose
    auditorium/food service building. Opened September 2008.

LAUSD/ East Valley New High School No. 3 - Panorama City, Los Angeles, California
Project Manager
    $60M, 270,000 sf programmed area; facilities include four story classrooms/library/administration buildings,
    1200 seat auditorium, two story athletic/food service building and athletic/parking facility serving 2100
    students on redeveloped urban/industrial site for the Los Angeles Unified School District.
    Opened September 2005.

LAUSD/South Gate New Elementary School No. 6 - South Gate, California
Project Manager for Design and Construction
    $11M, 55,000 sf. New school facility serving 500 students on redeveloped urban commercial site. Campus
    includes 28 classrooms, administration, and library over parking, separate multi-purpose building and play
    fields. Included DSA review and approvals. Opened January 2005.

LAUSD/East Valley Continuation High School No. 1 - Panorama City, California
Project Manager for Design and Construction
    $2.2M, 20,000 sf, opened January 2005 in conjunction with adjacent high school. Campus includes 6
    classrooms, library and outdoor courts. Included DSA review and approvals.


Hyatt West Hollywood, West Hollywood, California: Public Area Renovation
Project Manager/ Project Architect
    $6M of total work, $4M architecture; 60,000 sf, completed January 2000. Work included reconfiguration of
    basement service areas; gut and re-load of ground floor public areas; renovation of ground through third floor
    facades, canopies and streetscape; and demolition/reconstruction of rooftop social spaces. FF&E included.

Grand Hyatt San Francisco - San Francisco, California: Restaurant and Club Renovation
Project Manager/ Project Architect
    $2M, 12,000 sf completed March 1998. Included relocation of hotel restaurant from Union Square mezzanine
    to 36th floor penthouse. Renovation also included adjacent function spaces and relocation of the hotel’s club
    lounge and business center.

Houston’s Restaurants - Marietta, GA; Pompano Beach, FL; North Miami Beach, FL
Project Manager/ Project Architect
    $1.5M, 8,000 sf on 1.5 to 5 acres per site, formerly unbuildable sites adjacent to burgeoning commercial

New construction/renovation projects have included $6M, 80,000 sf hotel/entertainment complexes, two $17M police stations, $60M and $150M high schools and an $11M elementary school. Supervised preparation, assembly and technical review of comprehensive document sets including drawings and specifications prepared by in-house teams of up to 20 staff and up to 15 direct and indirect consultants. Coordinated consultant teams, managed communication among team members, including Civil, Structural, MEP, Lighting, Landscape, and Fire as well as specialty consultants for Data and Communications, Acoustics, Audio Visual, Sustainability, Specialty Lighting, Theater and Life Safety systems. Performed quality assurance and quality control reviews of projects by other teams. Negotiated cost containment strategies among design team, Owner’s representatives, and various estimators, costing services, and contractors. Construction Administration and Management Supervised on-site construction observation, and on-site teams of up to 6 staff. Resolved conflicts and reviewed solutions of contractors and staff for compliance related to on-site issues, unforeseen conditions and changes, including negotiation with code officials where applicable. Represented clients in negotiation of fire-safing issues related to seismic code changes, between LAUSD and DSA, issues were identified as systemic for large projects. Business Operations and Development Responsible as principal for production and technical standards; implemented training seminars and mentored interns and young architects on documentation and procedures.
