Process: Borrower defaults on the Loan Foreclosure process starts Property goes up for auction No investor buys it…lender gets title Once the lender has title: They have to get possession Cash for Keys Eviction Once the Lender has possession Local Broker or Asset Management Company Secure the Property Change the Locks Cover the pool Board up the windows if necessary Evaluate the property 	Repairs 	Estimate Market Value
What is the Difference between Wholesaling and Rehabbing? 1. You Actually Buy the House 2. Fix and Rehab the House 3. Then You put the house back on the market and You sell the property to the another buyer who will most likely live in the house.  (More risk, but most of the time bigger profit!)
What can a Wholesaler Make? Wholesaler makes: - 2K to 10, 20, 30K (5K to 10K is realistic) A wholesaler knows how to evaluate a deal and market it! I will tell you how I did my last 3 deals in the last 3 months!
Should I rehab or wholesale? If you’re just starting out, you are better to start wholesaling. Fixing and flipping costs more money and is much more risk! With wholesaling, there is no risk. If you have experience, rehab and flip make sense. (you WILL make even more money, but more time and effort is spent)
What Are REO Listing Agents: These Realtors have relationships with certain banks . These realtors specialize in REO Properties.  They  specialize only in selling bank owned properties because they are now plentiful!
How do I Find the Best REOs? I have many ways to teach you but one of the ways is to Have a Realtor give you all the REOs that the status recently changed from Pending Sale To Available – This means the deal fell thru!!  Good Opportunity!   This means the property fell thru and came back on the Market!

  • 26. W Buying and Flipping REOs What is an REO – Real Estate Owned, Bank Owned, Even Corporate Owned. Process: Borrower defaults on the Loan Foreclosure process starts Property goes up for auction No investor buys it…lender gets title Once the lender has title: They have to get possession Cash for Keys Eviction Once the Lender has possession Local Broker or Asset Management Company Secure the Property Change the Locks Cover the pool Board up the windows if necessary Evaluate the property Repairs Estimate Market Value
  • 27. What is the Difference between Wholesaling and Rehabbing? 1. You Actually Buy the House 2. Fix and Rehab the House 3. Then You put the house back on the market and You sell the property to the another buyer who will most likely live in the house. (More risk, but most of the time bigger profit!)
  • 28. What can a Wholesaler Make? Wholesaler makes: - 2K to 10, 20, 30K (5K to 10K is realistic) A wholesaler knows how to evaluate a deal and market it! I will tell you how I did my last 3 deals in the last 3 months!
  • 29. Should I rehab or wholesale? If you’re just starting out, you are better to start wholesaling. Fixing and flipping costs more money and is much more risk! With wholesaling, there is no risk. If you have experience, rehab and flip make sense. (you WILL make even more money, but more time and effort is spent)
  • 30. What Are REO Listing Agents: These Realtors have relationships with certain banks . These realtors specialize in REO Properties. They specialize only in selling bank owned properties because they are now plentiful!
  • 31. How do I Find the Best REOs? I have many ways to teach you but one of the ways is to Have a Realtor give you all the REOs that the status recently changed from Pending Sale To Available – This means the deal fell thru!! Good Opportunity! This means the property fell thru and came back on the Market!
