4. Why use a Realtor who holds a designation?
Realtors® who hold one or more specific designations are pre-qualified for your real estate needs. They have completed
advanced training in real estate and have a proven track record. Each designation or certification requires continuing
education, and many require participation in annual renewal education classes, some even require a consistent sales
record each year. A Realtor® who invests in the advancement of their career will be more knowledgeable about local real
estate trends and will be able to better assist you with your real estate needs.
The North Texas Top Team Realtors agents have the following designations and certifications:
Council of Residential Specialists
CRS Designees are pre-qualified for your real estate needs, they have completed advanced training in residential real estate and have a proven
track record of sales transactions required to earn the CRS Designation. Less than 4% of real estate agents nationwide earn this designation yet
they are involved in 26% of all real estate transactions.
Short Sale & Foreclosure Resource
According to a recent NAR survey, nearly 1/3 of all existing homes sold recently were either short sales or foreclosures. For many real estate
professionals, short sales and foreclosures are the new “traditional” transaction. REALTORS ® who have earned the SFR certification know how
to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities. The SFR
Realtor can help both buyers and sellers navigate these complicated transactions.
Texas Affordable Housing Specialist
The certified Texas Affordable Housing Specialist designation is offered by the Texas Association of Realtors, this program provides in-depth
knowledge of the resources and products available to Texans that make homeownership more affordable in the state. To become a Texas
Affordable Housing Specialist, Texas Realtors participate in 12 hours of training on topics of interest to affordable-housing buyers, such as lowcost financing programs, opportunities for first-time buyers, short-sale procedures and the impact of green building on housing affordability.

5. Buying Your New Home
How we help you live your dreams
Before you view homes for sale
Complete a Buyer Representation Agreement which allows us to represent you and your best
interests throughout the home buying process. Read and sign the attached Information About
Broker Services form.
Contact a mortgage professional and get pre-qualified for a loan. This process will allow you to
determine the correct price range for your budget. It’s important to understand the financial
information so that you can make an informed decision.
Receive a prequalification letter from the mortgage professional. This letter will be submitted to the
home seller when you find the perfect home.
Determine that you have enough money saved for your down-payment and closing costs (including
pre-paid insurance, taxes, title fees, appraisal, and more).
Finding the right home
Develop a “wish list” of items you would like in your next home. Prioritize those features to better
assist you in finding the perfect home.
Determine which neighborhoods or areas of town you are interested in. Consider the schools,
amenities, area expansion, safety, and commuting time.
Allow the North Texas Top Team, Realtors to create a customized search for you through the MLS
which will automatically email you when a home that fits your needs becomes available.

6. Personal tour of homes
After on-line review of the homes available that meet your needs, narrow the list of possible home
choices. We will then schedule appointments to personally tour those homes that best meet your
needs with you.
As you look at each home, note the specific items you like or don’t like about each property and
continue to compare/rank them against each other to narrow down your favorites.
Take good notes. You will want to refresh your memory about the top 3 home choices at the end of
the day.
Determine which home is the best fit for you and your family.
Making an offer
The North Texas Top Team, Realtors will gather comparable sales data for the home you are
planning to buy. Based on this information, a written offer to purchase the home will be made. A
copy of your pre-qualification letter will be included with this offer.
As your agent, we will negotiate with the home seller on your behalf and help you get the best price
possible for your new home.
After both the buyer and seller agree to terms, our agents will “execute” the contract. The contract is
sent to the lender and the title company so that everyone can work to get you moved into your new
home.

7. The next steps
Your lender will request supporting documents from you to finalize your loan. Providing these
documents quickly will ensure your file moves smoothly through the process. Some documents will
be updated just prior to closing, so plan to keep these items together for easy access.
Schedule and attend your home inspection. Your home inspector will go through your new home
and provide you with detailed information and a report showing you any areas of concern. This is
usually done soon after an accepted contract.
If any repairs are needed, we will assist you in negotiating with the home seller & their agent. We
are also happy to provide referrals for contractors as needed (HVAC, plumbing, carpet, paint,
handyman, etc).
Choose and order a home warranty. Your home warranty will protect you and your family during the
first 12-months of home ownership for many items that may need future repairs. Your home
warranty can be extended annually if desired.
Choose your home owner insurance carrier. We recommend that you contact your agent that
provides your auto insurance or life insurance as you may get a multiple policy discount. We do
recommend that you gather more than one rate quote for comparison.
Schedule a moving company and utility services (electric, water, gas, phone, cable, security, etc).
Begin packing. Schedule a closing date & time.
Attend closing and get the keys to your new home!
