Welcome to the Weekly Real Estate Market Report for Des Moines and Central Iowa. This report is brought to you by Les Sulgrove from Keller Williams Greater Des Moines. We finally got some of our much needed moisture back this week as many parts of the state received rain, but it came with cold temperatures.
For the week ending October 19th, 2012, the Des Moines Area Association of Realtorsnumber of homes currently for sale remained at the 4400 mark. 251 new listings were taken this past week at an average list price of $205,600. The week ended with just over 700 New Construction Homes On The MarketThe number of homes for sale is down by just under 18% from the same time last year.
Unlike re-sale inventory, new construction started the year out with a large inventory. January 9th recorded the most number of new construction homes for sale with 903 listings which represented 20% of the total homes on the market. On August 19th, new home listings dropped to 612 translating to 13% of total inventory.
The Average List Price of a Re-Sale home in our market is $193,600. New Construction Average List Price is $269,000. The highest price Re-Sale property is Three and A Half Million Dollars compared to One Point One Million for New Construction.
As this week ended, there were 1,461 Pendings in the Multiple Listing Service. There were 1,243 homes pending during the same time last year. 160 Offers were accepted this past week with an average list price of all Pendings of 181,391.
For closed transactions this week 139homes closed bringing our year to date total up to 7,408. We are closing in on 2011’s total sales and are now only 382 closed sales way from surpassing that number.The Average Sale Price for the last 30 days is just over $169,000 dollars and the Average time to market a home from listing to offer acceptance is 105 days.
