and confidence to challenge the usual. As a small practice, we work on a variety of project types and scales and
always ensure our client’s objectives are exceeded.

Mackay + Partners are a progressive team, we aim to learn and evolve our ideas and knowledge through
projects. In coordination with our client, we examine the brief to expand the potential outcomes, pushing the
boundaries of architecture and interior design to find the best solution.

Residential Projects

Making lifestyle decisions is something that many people encounter every day. The opportunity to build or
refurbish a home provides exciting challenges to emphasise the way individuals wish to live.

At Mackay + Partners, we view a home as a place that supports both our practical and emotional needs. We
give great attention to the needs of each individual inhabitant. Mackay + Partners works closely with our clients
to understand what will result in, spaces that enliven the everyday.
Apartment H


The design of Apartment H needed to overcome issues of restricted space and light that faces many architects
when designing small dwellings in the inner city. Consisting of less than 70m2, the existing narrow space
spanned between two facades with a single, heritage listed, window at either end. The result was a continuous
open plan layout, simple and reflective materials, and a monotone pallet.

Extending the entire length of the apartment, floor to ceiling mirrors create a continuous reflection which refracts
light and creates a sense of expanded space. Through perfect illusion, the mirrors conceal many cupboards, a
study, bathroom and entertainment equipment, keeping the apartment visually uncluttered.

Apartment H is refreshing and calm space that offers its occupants an uncomplicated back drop for a home.
Barbican Apartment 60


Set in the previous Corporation of London Estate Office, Barbican Apartment 60 is a leading example of the
value of regenerating heritage buildings The internal space is over six meters high with a floor area of 350m2,
has a central lift core that services upper floors, floor to ceiling windows and building support columns of bush
hammered concrete, typical of the Barbican exterior, on the perimeter. The heritage listing on the building required
the preservation of elements such as the floor and wall finishes, windows, and fittings.

The success of Barbican Apartment 60 is in the preservation of the interior volumes and injection of modern
materials against the original fabric. The back portion of the apartment is cleverly divided horizontally by use of
a mezzanine which allows a dramatic change in spaces from the tall open lounge and formal dinning areas, to
the low-height sleek kitchen space. Contemporary reflective finishes and fittings contrast perfectly against the
textured concrete walls and timber floors.
Butlers Wharf

The Butlers Wharf project objective was to refurbish luxury apartments, originally designed by Conran & Partners,
to suit a contemporary outlook.
Mackay + Partners approach remained sensitive to the original fabric of the warehouse and unique image of the
Wharf. New circulation routes introduced created gallery style entrances, softening the existing hard transitions
between public and private spaces. Materials and fittings selected compliment the exposed brick and hard wood
floors. All apartments accommodate broadband and interior services management systems.
Butlers Wharf modern spacious design will carry the interiors in to the future.
Goswell Road

Goswell Road presented a narrow street frontage and long site slotted between an extensive mixture of
surrounding buildings.
 Mackay + Partners used this to advantage by design of fourteen streamlined apartments of rectilinear proportions
that individualise the spaces within. Garden terraces and courtyards for all apartments soften the move from
the exterior to interior and visa versa. The street frontage was maximised by dividing the elevation to create
two vertical volumes and facades which allow optimise window space, provides solar shading and alleviates the
scale of the building.
Masons Yard

Hidden from Piccadilly Circus, Masons Yard is a multi use building designed to replace the redundant electricity
substation situated centrally within a surrounding courtyard. Mackay + Partners inverted the notion of solidity
that the substation evoked, and proposed a slender four storey glass box for residential and gallery space.
Opaque and coloured glass tempers the façade to offer privacy to the residential units and delicately reflect the
adjacent buildings.
Middle St


Indicative of the gentrification of London’s Clerkenwell district, Middle St apartment is a conversion of an existing
light industrial building to a four bedroom home.

Located on the edge of Smithfield’s medieval quarter and conservation area, and surrounded by office blocks,
the clients’ key objective was to gain a high level of privacy but maintain the neighbourhood’s architectural
vibrancy. A roof extension added to form additional interior space was clad in zinc to emphasise the elegant
nature of the glazed bricks below. A glass block screen cantilevers over the lane on the north façade and frames
views to the east and west. Roof lights in the third floor living room frame the distant Barbican towers. Most
importantly, Mackay + Partners incorporated two hidden courtyards on the roof decks allowing the occupants
private outdoor space.

York Central


Mackay + Partners were commissioned by London Buildings, in response to our experience in designing
archetypal New York styled loft spaces. York Way was a light industrial building, now converted into spacious
modern apartments. Extensive penthouse apartments encompass the entire floor plate of the building while
smaller apartments are offered on lower floors to accommodate moderate spatial needs. The glass pavilion
on the roof as well as the large public areas, has contributed to the buildings reputation of a progressive loft
developments. The success of the housing project has been exemplified by the loyalty of its tentants. The
majority of the original tenants, themselves and illustrious community of creatives, have elected to remain at
York Way.

  • 3. Apartment H The design of Apartment H needed to overcome issues of restricted space and light that faces many architects when designing small dwellings in the inner city. Consisting of less than 70m2, the existing narrow space spanned between two facades with a single, heritage listed, window at either end. The result was a continuous open plan layout, simple and reflective materials, and a monotone pallet. Extending the entire length of the apartment, floor to ceiling mirrors create a continuous reflection which refracts light and creates a sense of expanded space. Through perfect illusion, the mirrors conceal many cupboards, a study, bathroom and entertainment equipment, keeping the apartment visually uncluttered. Apartment H is refreshing and calm space that offers its occupants an uncomplicated back drop for a home.

Barbican Apartment 60 Set in the previous Corporation of London Estate Office, Barbican Apartment 60 is a leading example of the value of regenerating heritage buildings The internal space is over six meters high with a floor area of 350m2, has a central lift core that services upper floors, floor to ceiling windows and building support columns of bush hammered concrete, typical of the Barbican exterior, on the perimeter. The heritage listing on the building required the preservation of elements such as the floor and wall finishes, windows, and fittings. The success of Barbican Apartment 60 is in the preservation of the interior volumes and injection of modern materials against the original fabric. The back portion of the apartment is cleverly divided horizontally by use of a mezzanine which allows a dramatic change in spaces from the tall open lounge and formal dinning areas, to the low-height sleek kitchen space. Contemporary reflective finishes and fittings contrast perfectly against the textured concrete walls and timber floors.

  • 9. Butlers Wharf The Butlers Wharf project objective was to refurbish luxury apartments, originally designed by Conran & Partners, to suit a contemporary outlook. Mackay + Partners approach remained sensitive to the original fabric of the warehouse and unique image of the Wharf. New circulation routes introduced created gallery style entrances, softening the existing hard transitions between public and private spaces. Materials and fittings selected compliment the exposed brick and hard wood floors. All apartments accommodate broadband and interior services management systems. Butlers Wharf modern spacious design will carry the interiors in to the future.
  • 10. Goswell Road Goswell Road presented a narrow street frontage and long site slotted between an extensive mixture of surrounding buildings. Mackay + Partners used this to advantage by design of fourteen streamlined apartments of rectilinear proportions that individualise the spaces within. Garden terraces and courtyards for all apartments soften the move from the exterior to interior and visa versa. The street frontage was maximised by dividing the elevation to create two vertical volumes and facades which allow optimise window space, provides solar shading and alleviates the scale of the building.

  • 12. Masons Yard Hidden from Piccadilly Circus, Masons Yard is a multi use building designed to replace the redundant electricity substation situated centrally within a surrounding courtyard. Mackay + Partners inverted the notion of solidity that the substation evoked, and proposed a slender four storey glass box for residential and gallery space. Opaque and coloured glass tempers the façade to offer privacy to the residential units and delicately reflect the adjacent buildings.
  • 13. Middle St Indicative of the gentrification of London’s Clerkenwell district, Middle St apartment is a conversion of an existing light industrial building to a four bedroom home. Located on the edge of Smithfield’s medieval quarter and conservation area, and surrounded by office blocks, the clients’ key objective was to gain a high level of privacy but maintain the neighbourhood’s architectural vibrancy. A roof extension added to form additional interior space was clad in zinc to emphasise the elegant nature of the glazed bricks below. A glass block screen cantilevers over the lane on the north façade and frames views to the east and west. Roof lights in the third floor living room frame the distant Barbican towers.   • 15. York Central Mackay + Partners were commissioned by London Buildings, in response to our experience in designing archetypal New York styled loft spaces. York Way was a light industrial building, now converted into spacious modern apartments. Extensive penthouse apartments encompass the entire floor plate of the building while smaller apartments are offered on lower floors to accommodate moderate spatial needs. The glass pavilion on the roof as well as the large public areas, has contributed to the buildings reputation of a progressive loft developments. The success of the housing project has been exemplified by the loyalty of its tentants. The majority of the original tenants, themselves and illustrious community of creatives, have elected to remain at York Way.
