2. PROJECT ADVISORY SERVICES
Proactive construction management services can greatly reduce the inherent risks associated with the
construction process and significantly increase the likelihood that a project will finish on time and within
budget. Columbia Consulting’s construction professionals bring decades of experience to assist you with the
key components of your construction project – plans and specifications, scheduling, and project administra-
tion, as well as timely resolution of changes and unforeseen challenges.
Constructability Review
Columbia Consulting provides construction management services for end users who do
not have the in-house personnel to carry out construction management activities.
Construction management services include:
Bidding and negotiations
Constructabiity review
Estimating
Extra work costs to change order costs
Field construction management
Scheduling
Value engineering
Cost Analysis
Construction contract audits and project control reviews are key items for any successful project.
Our experience encompasses:
Change order reviews
Cost escalation
Equipment costs
Extra work costs
Pricing claims (including field and home office overhead)
Cost analysis helps you quantify economic impacts attributable to a delayed or troubled project,
including lost profits and increased cost claims.
Planning
Successfully managing a project begins in the initial planning and pre-construction phases, the time
when project scope, schedule and budget are defined. We partner with you at the earliest stages,
reviewing plans, budgets, and schedules. By identifying risks and ensuring effective management
strategies are in place, we help you create a successful project.
Project Controls
As a project progresses, if an effective system of controls are not in place, it becomes difficult to
meet the project’s goals and objectives. Using the right technology and tools, we track project
progress; identify potential cost overruns, delays, and key performance indicators; and help
you make informed decisions.
Project Revitalization
Complex or troubled projects require tailored services, beginning with a thorough assessment.
Columbia Consulting’s review of the troubled project considers:
Claims
Contract documents
Costs
Disputes
History, progress, and status
Pending change orders
Project organization and staffing
After this careful review, we work with you to formulate and implement a comprehensive project
recovery plan and monitor progress.
Schedule Analysis
Analytical tools help evaluate a project’s critical path. Columbia Consulting prepares and
analyzes as-planned and as-built schedules. Our analysis focuses on project impacts,
and our summary of project issues and delays provides
a realistic assessment of potential liability.

3. REAL ESTATE ADVISORY
Columbia Consulting offers advice and resources that enable real estate investors, owners, and users to
capitalize on opportunities, reduce risk and manage change. We have expertise in transaction support,
property planning, asset redeployment, redevelopment, management consulting, risk management and
dispute settlement.
Acquisitions
Potential asset acquisitions require detailed reviews of existing building and engineering systems.
Columbia Consulting provides these reviews as well as forecasts on alternate best-uses
for the property.
Asset Repositioning
Owners, developers, and financial institutions all understand that as market conditions fluctuate,
assets must be repositioned and “change-use” considered. We help you maximize a project’s value
by providing strategic alternative uses for land/assets. Master planning of assets includes: mixed use,
office, retail, and residential projects.
Development Services
Real estate development services we provide include: site selection, planning, feasibility analysis,
public entitlements, and development management. Columbia Consulting has the expertise to
manage all facets and phases of the development process for you.
Inspection Services
Construction inspection services to owners and financial institutions will include drawing reviews,
budget analysis, payment request, and payment request reviews. These services enhance and
represent the lenders’ interests in the development project.

4. LITIGATION SUPPORT
Columbia Consulting works with counsel in all phases of the litigation process, including discovery and
eDiscovery assistance, interrogatory and deposition support, participation in strategy sessions, and review of
the opposing expert’s analysis.
Dispute Resolution Services
When disputes or challenges arise, analysis of technical, schedule, and cost issues may be required.
Our knowledge of industry standards of practice, effective expert testimony, and litigation support
services fills the void. Our work clearly identifies the root causes and helps determine responsibility
for changes, delay, acceleration, disruption, and other events. When appropriate, we quantify
economic damages. Our involvement enhances our clients’ decision-making capabilities about
dispute resolution options and can significantly reduce financial risk and exposure.
Expert Witness Testimony
We provide expert witness testimony for construction-related claims and disputes that involve
owners, contractors, and subcontract trade contractors.
