   I will spend as many hours as it takes to thoroughly evaluateall aspects of the property you’re considering buying, from foundation to roof and everything in between.
Some times this is an inconvenience for the home owner, if the house is occupied but, that’s what it takes to make sure I’ve looked at everything I need to see. Besides, I’m YOUR home inspector, not the seller’s
  I encourage my clients to be there during the inspection. At least be there for the last hour so I can show you the things I’ve found.    I will complete the report, in my office, spending about the same amount of time on the report as I did on the inspection.  I won’t be rushed and I can fully document the report with captioned, imbedded photographs. Then within 24 hours, I’ll     e-mail to the report to you (and your realtor if you desire)

Editor's Notes

  1. Despite the name, duct tape is not for ducts. Over time, the adhesive on duct tape deteriorates and will come apart. The tape should be removed, evaluated for repair and then the pipe joints should be properly sealed with the correct material.
  2. Not only is it unsafe because it was not covered, but it should be GFCI protected as well.
  3. This could affect the flow of air around the a/c unit. If the air cannot freely flow around the unit it could cause the unit to over heat and shorten the life of the compressor.
  4. This head is damaged and the water is gushing from the damaged part of the head. This is bad enough in that the water is being wasted, but it is flowing directly onto the foundation was, which could cause foundation damage.
  5. I’ll crawl under, look inside, and thoroughly “put my eyes” on everything I can see. If I suspect a problem, I may go into places that other inspectors would refuse to go. There are limits but as long as it is safe, I may have to go there. My inspections take between 2 & 4 hours, or longer depending on size and age of the property.
  6. You’ll find inspectors that offer more services, that charge significantly less, and are in and out in 1-2 hours leaving behind a report, never to be heard from again. I’m accountable for my report to the extent that I will be there for you, FOR LIFE. Shopping price, could cost you far more by choosing a cheap inspector.
